Morristown, NJ Real Estate News

If you have been watching the market, you will have seen that in many towns, homes have either sold or rented and there is little inventory coming on to replace them - so it is a really good time to sell. I was just contacted by a relocation buyer coming in the first week of January to work at a local corporation. He will be looking to buy at a time when everyone thinks is the worst time to sell. But with inventory low, now is a great time to sell. Why wait until Spring when everyone else will be competing with you? I remember closing on my own home in the middle of January. I looked for a long time and finally found a home I love in the middle of December. So don't think that people do not buy homes in the middle of the winter. It's not true! Also consider having your home staged. This...

April home sales report for Morristown NJ Morristown is the county seat of Morris County.  With a beautiful and vibrant downtown center including the "Green", this community is a delight to live in.  From many condos and homes you can walk to great shopping, including many exclusive boutiques and Century21, the discount department store.  You have direct access to the NJ Transit Midtown Direct train to NYC and much of New Jersey.  You have great entertainment at the Mayo Community Center for the Arts - for example the current line-up includes Donna Summer, Willie Nelson, REO Speedwagon and many more.  And, last but not least, fantastic and diverse restaurants including some of my area favorites:  Origin Thani II, Sushi Lounge and Sebastian's Steak House, along with a variety of South Am...

Luxury New Condominiums at 40 Park Place Walk along Miller Avenue, aka Millionaire's Row, and you know this is a town - rich in money, yes, but also rich in history and architecture.  With a large smattering of Morris County's historically significant homes and a vital town center, this is a beautiful town to live in and visit. As Morris County's seat, the courthouse sits imposingly on a knoll just outside The Green.  Every weekday there is  the accompanying hustle and bustle, but on weekends it's time for festivals, fairs and antique and art shows at the Armory.  There are restaurants to satisfy every palate.  My personal favorites are Sushi Lounge, Origin Thai II and Gregorio's.  Of course, after dinner or at any other time, the Creamery serves the very best fresh ice cream in the cou...

Members of the International Code Council's Residential Building Code Committee (RBCC) have made it clear that fire sprinklers are destined to become a standard feature in all new homes. The fire sprinkler requirement was added to the International Residential Code (IRC) last year, and it is scheduled to become effective January 1, 2011, in states that adopt the latest version of this code. Currently, 48 states use the IRC as a basis of regulating residential construction, although some states lag behind in adopting updates. At a hearing held earlier this week, the National Association of Home Builders (NAHB) had petitioned the International Code Council (ICC), which publishes the IRC, to repeal the fire sprinkler requirement, but the RBCC rejected that request by a vote of 7 to 4. Here are questions that haven't been asked during the gubernatorial election campaign: What kind of state should New Jersey be? How should its people live - separately, divided by race and wealth? Now with the stimulus package passed, how will this effect the real estate market?  How can we advise our buyers and sellers to best protect them in this market?  Any ideas out there? Do you realtors believe as I do that buying in this market is unique.  Inventory + low interest rates.  In Morristown and surrounding area, we are on a NJ Direct Train to NYC.  Great for people who work in  NYC but don't want to pay the prices of Manhattan townhomes.  Morristown has it all.  Many townhomes in all price ranges as well as single family homes.

Real estate activity at Moore Estate in 2008 has been rather disappointing.    Number of sales are down 50% and median and average sales prices are down and days on market have increased by 24% and average list to sale price is now 95.9% instead of the 97.9% in 2007.  There are many reasons for this, including: The national and local economy and tight mortgage market More properties and fewer buyers equals more supply, less demand, putting pressure on prices The primarey target markets for The Moore Estate is downsizing empty nesters - and they are either unable to sell their larger homes or unwilling to sell at market prices, therefore they are unable to move Currently there are 7 homes for sale in Moore Estate, from 4 Davenport for $499,000 to 7 Morgan Place at an asking price of $1,3...

Well, I thought it was a buyers market.  That's what everyone keeps screaming.  Well to tell you the truth I have been having a fairly good year this year.  That was up until we hit the financial crisis then the $hit hit the fan, deals fell apart, buyers backed away yada yada yada. I have to say though that there are some really great deals out there.  A few weeks ago I found one of them in fact.  It was a home over on Western Ave here in Morristown New Jersey.  This home was a Morristown Foreclosure and the deal looked good.  I put my offer together and the responce was we already have offers.  Come back with your highest and best.  Highest and best, well I have not heard that since I had to tell REALTORS that on a house I sold in May over in West Orange.  Since we have been in the cre...

These are dark days for the Real Estate markets around the country, and for mortgage companies, and for the economy in general.  Every place I turn, people are talking about it, every news channel I put the TV on, they are talking about it.  I have to say, I love it, I just love it!! Am I some person who thrives on the misery of others you might be asking yourselves? No not really, I believe that things always look the worst, like everything could just come to an end right before they start getting better.  In watching the news again today while they talked about Wamo needing to be bought out or it will fail, I thought to myself, I should check my bank accounts and see if I can send my 2008 IRA contribution in early, put it all to work, possibly buy shares in the S&P 500, or if I want t...

There is a very costly mistake that Morristown New Jersey home sellers are continually making.  I have blogged about this before, the statistics support what I have been saying all along.  Yet over and over again I see this same mistake repeated.  It gets to the point where I just shake my head in wonderment what some of these Morristown NJ Home sellers are smoking. Just when I think the news media has publicised the downturn in the real estate market way more then enough, yet another home comes on the market listed 10% or more too high.  Over and over again I am proved right, all it takes is a little time and the price reduction comes. Another interesting fact seems to play out every month when I do the monthly Morristown NJ Real Estate market update.  Every month 40% to 60% of the hom...
