Here's the Moorestown Real Estate market update for February 2008.  Pended units for the February were down 18 and Sold units were down 13 compared 2007; listed units were down 10 versus 2007.  This has led to a current inventory of 198 units.  Moorestown has been averaging 18 units sold per month which means there is currently 11 months worth of inventory in Moorestown.  This trails the overall Burlington County market, which has 9 months worth of inventory. Year to date listed units are down 9 (a 9.6% decrease), pended units are down 33 (a 157.1% decrease) and sold units are down 21 (a 131.3% decrease).  See how this compares to the Burlington County Market.Over the last 3 years the average number of units pended and sold in February was approximately 20 & 15 respectively.  This Febru...

The Moorestown Real Estate market started 2008 by followin how the Burlington County market performed as a whole.  Pended units for the January were down 19 and Sold units were down 8 compared 2007; listed units, however were up 1 versus 2007.  This has led to a current inventory of 184 units.  Moorestown has been averaging 19 units sold per month which means there is currently 9 months worth of inventory in Moorestown.  This matches the overall Burlington County market, which also has 9 months worth of inventoryOver the last 3 years the average number of units pended and sold in January was approximately 21 & 20 respectively.  This January, there was only 9 pended and 8 sold.  Obviously, sellers do not want to see a trend of fewer pended and sold units with more units listed than in 20...

The Moorestown Real Estate market ended 2007 by trailing how the Burlington County market performed as a whole.  Pended units for the year were down 23 and Sold units were up 7 compared 2006; while listed units were up by 21 units versus 2006.  This has led to a current inventory of 195 units.  Moorestown has been averaging 20 units sold per month which means there is currently 9 months worth of inventory in Moorestown.  This trails the overall Burlington County market, which has 8 months worth of inventory. It's important to note that in a month's time the amount of inventory declined from 12 to 9 months and 10 to 8 months respectively for Moorestown and Burlington County.Moorestown ended the year with an average sale price of $542,932 which is 3.5% lower then the sold average in 2006....

The Moorestown Real Estate market is falling behind how the Burlington County market is performing as a whole.  While Pended units through November are down 23 and Sold units are down 4 versus the same period in 2006; listed units are up by 28 units in the same period.  This has led to a current inventory of 224 units.  Moorestown has been averaging 19 units sold per month which means there is currently 12 months worth of inventory in Moorestown.  This trails the overall Burlington County market, which has 10 months worth of inventory. An inventory accumulation rate of 12 months favors the buyers.Year to date through November, Moorestown has an average sale price of $552,719 which is 1.8% lower then the sold average in 2006.  Burlington County's average sale price during the same period...

The Moorestown Real Estate market has fallen behind how the Burlington County market is performing as a whole.  While Pended units through October are down 15 and Sold units are down 1 versus the same period in 2006; listed units are up by 26 units in the same period.  This has led to a current inventory of 205 units.  Moorestown has been averaging 19 units sold per month which means there is currently 12 months worth of inventory in Moorestown.  This trails the overall Burlington County market, which has 10 months worth of inventory. Yes I know, it still feels like summer!  Believe it or not though, it's time to start thinking about Fall and filling up those weekend calendars.  Thanks to the Moorestown Business Association, Moorestown will be having a couple of events that you may want to check out.  First off is a newer tradition.  For the 3rd year, the MBA will be sponsoring a Halloween Parade.  It'll be held Sunday Oct. 28th from 4-6pm.  Dress the kids up (and the parents too!!) and have them march down Moorestown.  The other event is a long time tradition for Moorestown.  This year the 31st Annual Candlelight Night will be held Friday Nov. 2nd from 6-9pm.  All the stores are open late aglow with candles, holiday music all around, with many offering refreshments.  We've gone for several years and it's always a gr...

 For those of you interested in following the Moorestown market, September saw a spike in the amount of homes listed at 63 units, compared to 49 in August and 35 in July.  The number of properties that went under contract (pended) also declined for the 3rd straight month to 7.   The number of homes that sold also dropped for the second straight month.  While a drop in number of homes sold should be expected given the time of the year, the fact that 8 properties sold in September stands out.  Year-to-date there have been 44 more units listed, 13 fewer units pended but 4 more units sold then during the same period in 2006.  Below is a chart from the MLS giving you the year-to-date numbers through September.DateUnits ListedListed VolumeListed AveragePendedUnits SoldSold VolumeSold AverageA...

On Friday, August 3rd, a two-alarm fire spread through Moorestown Town Hall on West Second Street.  A majority of the building was damaged by fire and water which has caused Municipal Services to be relocated.  It is estimated that it will take six months to make the building usable again.  Town offices are temporarily located in the Moorestown Library, which is across the parking lot on W. Second St.  All council, Planning and Zoning board meetings will be held at the William Allen Middle School until further notice.  William Allen is located at 801 N. Here it is...the July 2007 Moorestown Real Estate Update.  This past month, 30 homes sold with an average price of $551k.  In addition, 14 other homes went under contract.  What is interesting to note is that the number of homes being listed for sale has continually dropped the past 3 months.  As the summer heats up, looks like the amount of homes on the market is starting to inch downwards.  On average, homes are on the market about 3 months before they sell.  In all, the average price for Moorestown continues to hover around the $600k mark.    As of today, there are 179 homes currently for sale.  This ranges from the $200k cape to the multi million dollar mansion.  So if you are interested in living in Moorestown, you're sure to find a home regardless of your price range.  Here is a s...

 For Fathers Day this year, I had the pleasure of a round of golf at Willow Brook Country Club with my neighbors.  Our wives teamed up this year and surprised us with a round of golf on them and our little ones.  It was a pleasant surprise as it seems I only get to go out once or twice a year.  For one of my neighbors, this was his first time ever going golfing so it provided some laughs for us throughout the day!  The weather was great - it was warm and sunny as we got started around 9:30 in the morning.  It was pretty crowded since it was fathers day so things moved along pretty slowly so we were there most of the day!  I started off fairly strong with some good drives.  Unfortunately, I'm horrible on the green and usually double my score while putting!  I ended the day with a 130 but...

This upcoming weekend marks the kickoff of the new farmers market that will be running weekly here in Moorestown, NJ.  Opening day will have live music, cooking demonstrations and face-painting.  So far there are about 17 vendors signed up to participate.  They will be offering typical farm products like eggs, produce, poultry as well as soaps, lotions, candles and more.  The market is being hosted at the new Burlington County Community Agriculture Center.  This is located at the old dairy farm along Centerton Road near Hartford Road. Moorestown DaySaturday, June 2nd9:00AM to 3:00PM The Moorestown Business Association will be hosting the 31st Annual Moorestown Day this weekend on Main St.  Many of the stores located along Main St will be having sidewalk sales.  In addition there will be over 100 vendors lining the street along with food, entertainment and theater performances.  You'll see magicians, jugglers and face painters throughout the day.  The Moorestown Theater Company will also be presenting previews of The Wizard Of Oz, its July production.  This truly is an event for the entire family and just one more reason Moorestown is a great place to live! Welcome to the subdivision of Moorestown Hunt, located in Moorestown, NJ - Burlington County.  Moorestown Hunt is situated between Westfield Rd. & Hartford Rd. right near Lockheed Martin.  It is just minutes from Rt. 38 and I-295 making it very accessible.  The NJ Turnpike is about 10 minutes away.  View Map (Satellite Hybrid) Moorestown Hunt is a fairly new development for Moorestown as most of the construction was done in the late 1990's.  The development is made up of single family homes.  Over the past year, the typical home sold for $675k to $750k with the highest price at $937k.  On average, I would say that most of the homes sit on .25 to .30 acres of ground.  Of the homes that sold last year, the taxes were about $12k - $13k.  Moorestown Hunt has that typical suburban neighborho...

Memorial Day is a time to commemorate U.S. men and women who gave their lives providing military service to their county.  It is reported that the first memorial day was observed in 1865 and was formerly known as Decoration Day.  The term Memorial Day was first used in 1882 but did not become the official name until 1967.  Moorestown Twp will be holding a ceremony to honor these individuals on Monday, May 28th at 10am.  The event will be at the memorial site at Memorial Field on S.
