Holland Township NJ 08848 Data on Homes for Sale, April 2011 - Hunterdon County Real Estate Market Reports While low-priced foreclosure homes for sale and an estate dominated Holland Township NJ 08848 closings during March, the higher priced houses are beginning to move now too!  As of April 23, the GSMLS system reports that the 4 that went Under Contract this month range from asking prices of $344,000 - $549,000.  Despite the huge surge in new listings, the market absorption rate (inventory) as of today is just 7.6 months.  Clear signs of an improving picture, based on my analysis of up-to-date market data! Buyer Rebates: Not yet sweeping the nation! SYNERGY MasterMind team response     This challenge is particularly tough because most of the Synergy team are in places where online firms that offer rebates to buyers haven’t yet made their appearance - yet. Although many states changed legislation to permit buyer rebates, so far there has not been much of an impact in some. Our team sees some potential pluses but just has very little experience with this business practice. Our team even discussed passing on this month's challenge.   Gita Bantwal in Pennsylvania has made judicious use of a rebate. She doesn’t advertise it as a business practice because she is – and will remain - a full-service agent. She favors a rebate model based on the time and expertise she invests with her buyers. Milford Borough NJ 08848 Data on Homes for Sale, March 2011 - Hunterdon County Real Estate Market Reports   I'm eagerly awaiting a burst of spring real estate market activity in Milford NJ!  As of today, March 21, there has been 1 closing on homes for sale this month, so at least the Average Sold Price chart won't look quite as bare next time I update my market report!  One of the Under Contract houses is reportedly closing on the 31st but I make no promises...   We have 16 active homes for sale in Milford.  Some other sellers may join them for the spring market.  I've got a wealth of market data and advertising material to help owners get the most money in the right amount of time.  Call me at 973-493-8216 if you'd like to chat about how I can help get your home into the SOLD category!...

Holland Township NJ Data on Homes for Sale, March 2011 - Hunterdon County Real Estate Market Reports   As of today, March 21, 2011 the GSMLS indicates there are 32 homes for sale actively listed in Holland Township NJ 08848. The average asking price for these is $375,364.  Take a look at the average SOLD price in February - just $180,250.  Only 3 of Holland's actives are below that number and 2 of them are already in Attorney Review.  Today there are no actives priced between $150K and $250K - a pretty huge gap!   Let's not lose sight, however that the recorded sales last month were unusually low. A Promise is a Promise. My RainCheck means I owe the Reznikovs a RainDance!   Due to a week's delay in the closing and a long-time commitment I had, I was unable to attend the closing on the lakefront vacation home for sale my "blog buyers" purchased.    My plan had been to video the RainDance at the closing - and make everyone participate.  In addition to being a very, very capable attorney, Marleen Horlacher is also personable so I thought I'd get her in the chorus line too.  Several of my ActiveRain colleagues issued the dreaded "double dog dare" to pull this off.  Yes, I know they will accuse me of engineering the delay to chicken out but it really was a legal issue the sellers had to resolve.  I was sad to miss this important event but couldn't swing it.   Nevertheless, I made a p...

Appraisal Issues and Recommended Solutions: SYNERGY MasterMind Team to the Rescue!   Traditionally, lenders required Appraisers to fulfill 3 criteria when appraising a home: Comparable sales within 1 mile Within same school district Same style house Today, lenders are requiring the appraisers to find comparable sales that closed within the past six months and sometimes three months. Due to the lack of home sales, appraisers do not have sufficient comparable sales. They are now forced to use comparable sales of different home styles. Milford Borough NJ 08848 Data on Homes for Sale, January 2011 Hunterdon County Real Estate Market Reports     The GSMLS just released December 2010 statistics on January 5, so I'm hurrying to get my Milford NJ 08848 homes for sale update to you all.  The one home that sold last month went for 90% of the List Price, lower than average List-to-Sale price ratio.  Means some attractive win-win terms were negotiated between the former owner and the happy buyer.     As is typical, there was a drop in the inventory at the turn of the year when many listings expired.  Today, there are just 16 Active Milford NJ homes for sale. December Challenge - Days 27 - 29 in Northwestern NJ, Irene Kennedy   My area was spared from tons of snow dumped elsewhere in the Northeast. Sure, we got some but nothing that kept us snowbound - or me from being productive in real estate!   12/27 - Worked on my market report graphs, so they'll be ready to roll in early January. Made it to my office by noon and called some leads that were transferred to me; nothing yet promising. Extended one of my listings. Lots of back and forth on a rental issue.   12/28 - Resolved the rental issue and the lease was signed by both parties. Called a few more leads. As one of the few agents in the office yesterday, I picked up a potential buyer of foreclosures. Started cleaning up tags I've used in my posts.   12/29 - Took that buyer to see 2 foreclos...

  Holland Township NJ Data on Homes for Sale, December 2010 - Hunterdon County Real Estate Market Reports   My market updates for Holland Township NJ are based on statistics from GSMLS on December 10. When appropriate, I change my Excel charts for earlier months. Late recordings, fall throughs, etc., can change the picture.   There were no closed deals in November on Holland NJ homes for sale. During the June - November period: average List to Sale Price ratio was still 95%; average price for the 28 homes for sale that closed $349,439.  The least expensive during this 6 month period was a short sale. It had no kitchen or bath and suffered mold issues - sold for $117,500, whereas a 51+ acre farm estate with an 1800s home changed hands for $995,000.  Shows there is something for everyone ...

Holiday Toy Drive Benefiting Children within our Local Communities - Outreach to Hunterdon County NJ To help bring some holiday cheer to needy children, many (all?) Weichert offices are collecting new and unwrapped toys or gift cards for children. Generous members of our communities are invited to drop items off. They will be collected by various charitable organizations and distributed locally. This way, you really ARE helping your neighbors who are less fortunate. Milford Borough NJ Data on Homes for Sale, September 2010 - Hunterdon County Real Estate Market Reports  Although houses along the Route 78 corridor are popular with commuters, buyers have not been snatching up many of the wonderful homes for sale in Milford NJ.  As of September 9, 2010, there are 23 homes still on the market; 26% of these may be short sales. (For some sellers, the amount of an offer will dictate whether there are sufficient proceeds to pay the mortgage in full.)   With only 3 closings on Milford NJ homes for sale in the last 6 months, my Average Sale price chart isn't very interesting.  What is striking is that those 3 homes were NOT listed as distressed properties - foreclosures or short sales.
