Millions of children – including many whose parents are central New Jersey home owners – are heading off to college within the next few weeks. Things are different for college students these days – they typically take a variety of expensive personal possessions to the dorm with them. It can be reassuring to know that if those possessions are stolen – or lost in a fire – they may be (at least partially) covered by your home owner's policy. Ellen Melchionni, president of the New York Insurance Association, says, “Sophisticated electronics and expensive sports equipment are increasingly common on campuses around the country, with many students bringing thousands of dollars’ worth of personal possessions with them to college. And with the cost of tuition rising, the last thing students or t...

Earlier this week, Keeping Current Matters hosted an article by appraisal industry leader Chip Wagner. His piece focused on an issue that we feel is essential to central New Jersey home owners (and prospective home owners!), in which he defined the role of the appraiser in today's real estate transaction. As the real estate market continues to rebound, Wagner explains, appraisers are challenged with finding comparable properties. Once possible comparable homes are identified, a lot of behind-the-scenes time is involved in identifying the actual “terms” of the sale. Along these lines, he notes that the transaction may have been an arm's length deal, in which both parties were equally motivated. It may have been a relocation transaction, where a corporate owner wanted to shorten the time...

Are you among the many central New Jersey home owners who are considering renting your home rather than adjusting the sale price? Recently, Keeping Current Matters addressed this issue, which is steadily becoming larger and larger. Make note, thought: If you're in this position, and you don't want to become an educated investor, you could be headed for problems. Before you rent your home, we agree with KCM that you need to take three steps to ensure that you're undertaking the right course of action. First, have a consultation with an eviction attorney. If you rent your home, you assume that the rent will be paid every month, right? But in today's economy, there are a LOT of people who aren't paying their mortgage. You need to clearly understand the legalities of the eviction process b...

You know, like a lot of other central New Jersey home owners, there's nothing we love more than a great shoe store. OK...maybe Lorraine loves a great shoe store a little more than Gil, but you get our point. So we got a real kick recently when Keeping Current Matters posted a blog comparing the current real estate market to a shoe store. How many shoes would you buy if your nearby shoe store offered these perks: An almost endless selection of shoes in every size, color, and price range Shoes were discounted 30% or more Your credit card could finance the shoes for 30 years at 4.5% No doubt, you'd need to rent a U-Haul truck to get your shoe purchases home! And the analogy is an excellent one, because today's real estate market is just like that shoe store. There's a incredible selection,...

Unbelievable but true – it's already August! Many central New Jersey residents are starting to plan for families going “back to school,” but we'd suggest that you hold on...there's still plenty of summer fun coming! Nothing says FUN like the Middlesex County Fair. It's going on right now – through Sunday August 7 – and you won't want to miss a minute of the festivities.  Let's start with a bit budgetary good news: The Middlesex County Fair remains the least expensive of all fairs in New Jersey, which includes no parking fee. Admission for adults is $6.00, seniors (65+) is $4.00, children aged 3-12 pay just $1, and kids two and under are admitted free. Tonight (Wednesday), is “Pay-One-Price” night for ride tickets. For only $20.00, you can ride as many rides as you'd like!  Let's face i...

Last time, we began a discussion about some interesting, and often unconsidered, ways for central New Jersey home owners to effectively cut their home insurance bill without cutting corners. Today, we conclude with some additional means for reducing the cost of your home insurance, without sacrificing those ever-essential safety concerns.  It's generally agreed that where there’s smoke, there’s fire. According to the US Fire Administration, over 15,000 smoking-related home fires killed more than 600 people, injured at least 1,200, and caused nearly $400 million in property damage in recent years. As a result, most insurers offer nonsmokers a 15% discount on home insurance.  Who says growing older is a bad thing? Retirees spend more time at home, detecting gas leaks, pipe breaks, smokin...

You've found the central New Jersey house of your dreams – congratulations! The house is getting a lot of attention from other buyers, and it's priced just right. This is the opportunity of a lifetime, and you don't want to miss out, right? You're fully confident that you're ready to put in an offer with the real estate agent right now. Remember – lots of other people are looking at this house, too. You definitely want your offer to be the one that's accepted. Is there anything that you can do to guarantee your success? According to KCM, financial offers can be broken down into three broad categories, so let's look at those: An All-Cash Offer It's pretty obvious that any seller will favor a cash purchaser. Especially given the fast-fluctuating nature of today’s real estate market, an ...

Warm weather means summer vacation for central New Jersey home owners! Before you pack up and head out, follow these tips from Hydreon Corp. and www.houselogic.com to ensure that everything's just as you leave it when you get back. Don’t post notes about your vacation on Facebook until after you get back or, if you can't manage that, at the very least keep your location status off any public social networking pages. Many burglars use these sites to identify “safe” targets. Leave your home with that “lived in” look. Lights on timers are a great first step. You just don’t want leave obvious signs that the house is unoccupied. Stop the mail and paper, or have a neighbor pick them up for you. Arrange for lawn care as needed. Don’t leave notes on the door! Make it hard to get into your home....

Are you a retiring baby boomer? If so, you may be a central New Jersey home owner who subscribes to the theory shared by many in that group that you need to pay off your mortgage in order to enjoy a debt-free retirement. In fact, a recent article from the National Association of Realtors® cites www.bankrate.com as saying that “paying off mortgages early is 'in,' and refinancing to take money out is 'out'.” Want to be part of the “in crowd?” Here are four ways to do just that: Pay a little more: Paying a little more principal lowers the amount of interest paid, and the added amount from then on is applied to principal. In fact, as little as $100 a month extra significantly reduces your interest, and shortens the length of your loan. Round up: First, read your contract to ensure you won’t...

Most weeks, we use this space to keep New Jersey home owners up to date on current news and trends in real estate. This week, however, we're going to do something no less pertinent, but a little different. Today, we're going to introduce you to a sampling of the you-pick farms right here in central New Jersey. There's nothing like a trip to a local you-pick farm (or a farmer's market, or even a farmstand!) to jumpstart your own “outdoor activities” system. You can do as much – or as little – of the work as you want, and most of the farms that made our short list offer a variety of planned activites and events. Let's start with Giamarese Farms, located at 155 Fresh Ponds Road in East Brunswick (732-821-9494). They're closed on Mondays, open Tuesday – Saturday from 10:00 – 6:00, and Sun...

Conventional wisdom doesn't always apply to New Jersey home owners...consider this investment scenario presented by Keeping Current Matters: You determine the length of time, and the monthly amount you want to contribute. You can always contribute more, but never less. If you do contribute less, all previous contributions will be forfeited. The monies you deposit are not safe from a loss of principal. The monies in the account are not liquid. Your income tax liability actually increases with every contribution. Your money earns a 0% rate of return. When the investment is fully funded, there is NO income paid out. On these terms, there are very few (if any) folks who would be willing to put money into this investment! As a matter of fact, most people are shocked to discover that they hav...

Last week, the state introduced a new no-interest loan program designed to help New Jersey home owners who have lost their jobs and are struggling to pay their mortgages. Under the New Jersey HomeKeeper Program, home owners who are under- or unemployed can get loans totaling up to $48,000 for up to 24 months to make their mortgage payments. The loans will be forgiven after 10 years if the home owner stays in the home. Department of Community Affairs (DCA) Commissioner Lori Grifa, announcing the program, noted that, “We understand that New Jersey families – like households around the country – continue to face difficult economic realities, and we want to help them keep their homes as they look for work.” The program is a welcome relief at a time when both foreclosure rates and unemployme...

Many central New Jersey homeowners believe that it is much more cost-effective to sell their homes themselves. They think that selling a home is a simple process, and paying a broker fee is unnecessary. The truth is that almost half of homeowners who sold their homes themselves would hire a professional to help them, if they were to do it all over again.  If you are considering selling your central New Jersey home, contact The Marchany Team. The Marchany Team can help you answer the question, "Should I try to sell my central New Jersey home on my own?" Your Central New Jersey home is an investment and, like all investments, its value is subject to market conditions. Unfortunately, market values on many homes have decreased in the past few years. While you cannot control real estate market trends, there are ways to increase your Central New Jersey home's value. Consider these tips, and call The Marchany Team to find out more.  Make repairs: All homes require routine maintenance and repairs. Complete repairs as needed, and remember to perform regular maintenance on things like the furnace and air conditioning units. Take care of large repair projects before you put your home on the market. Buyers will find your home less appealing if they know there are major repairs that have not been addressed.  Make a good first impression: Curb appe...
