  In a surprise move, governor Christie has slashed state aid by 80.9% to Maplewood and South Orange.Millburn, Summit, Livingston, and Madison (along with others) saw a 100% cut.    Superintendent of schools, Brian Osborne released a statement yesterday:    "This is an unprecedented blow to the district and to public education statewide. Yet we are a resilient community with strong schools, a caring staff, great kids. We will all need to sacrifice and come together to put our children first."    The Board of Education is scheduled to meet on March 22 and then conduct a budget workshop on March 24.   The usold inventory in New Jersey is the lowest it’s been in four years, according to the Otteau Valuation Group. This is something that most realtors in the area already knew instinctively. As wise investors know, once a trend is obvious, the greatest opportunities are already past. We certainly are hearing that we’re in the throes of a mild recovery, however many buyers are still cautious about taking the plunge.November’s numbers from Otteau confirm that our local market is rebounding ahead of the curve.Essex, Morris, and Union Counties all hover between 7-8 months of inventory, which is the equilibrium point between a buyer and a seller’s market. This is in sharp contract to the same time last year where it was a strong buyer’s market. Towns like Millburn, Maplewood, South Orange, Chatham, Madison, Berkeley Heights, New Providence and Summit are already well ahead of their respective counties availability. Recent Staging before I started to close up shop to move down to Myrtle Beach.  All we really did was remove all the wallpaper and repaint.  Sadly I don't have befores of when the wall paper was up.   Are these After pictures not the worst in the world?  I didn't get back to take my own, but thought, oh well, not to worry.  The listing realtor is a high volume lister, she'll have lovely photos.  Not a bit of it!  If there was money spent on a professional photographer, that money should be rebated with penalties and interest. When we love what we do, it's not work. Labors of love don't quite feel like labor, and sometimes good deeds do go unpunished.This is about a very small contribution I'm very proud of. About a year ago, I started a not for profit collective of musicians to bring live music back to our community. Maplewood and South Orange are some of the communities I serve, and in very short order the three clubs that staged live music closed. Business acumen, musicians, and alcohol don't seem to be a recipe for success (imagine that).   Most staging projects wind up with dramatic differences.  It's why we all take, and love to look at other people's, Before and After pictures.  Here's a project this week - one of 5 homes that had to suddenly be rushed to market this week and next. (mainly for job relos) - where the day I had to photograph was dark... so the staged photos don't look as dramatic as the transformation really was. A simple house, with a lovely porch, huge deck and nice backyard, this 5 BR is split into 3 floors as a 3 and 2.  Narrow, but with lovely high ceilings and period detail. One of those awkward diagonal fireplaces though in the Living Room. Maplewood's residential listings were up by 8%, with a lower average price of $466,646. New listings were down in volume but up in price at $534,92, a 9% increase over last year. Properties scheduled to close were up at 25 for the month, verses 16 for the same period, last year, with an average price of $525,915. slightly down from last year. There was a variance of one for the sales for the month of August, with an average price of $578,778 up by 5% over last year.

The volume of listings were significantly less for July 2007, at 176 with an average price of $518,660 versus July 2008, which came in at 209 with an average price of $470,426. The change in price point represented a 9% reduction and the change in volume represents a 18.75% increase. The number of new listings was not far apart with July 2007 at 39 and July 2008 at 44. Here we see a reverse in pricing. Theaverage price point in July 2008 was $525,191, representing an increase over July 2007 by 5.5%. Now we come to the numbers reflecting the sales activity. July 2007 had 20 properties go under contract averaging $573,670 versus July 2008 with 21 properties averaging $543,090. Very close indeed. Rich in history, the town of Maplewood is home to the historic landmark of The Durand-Hedden House & Garden.  This non-profit consists of a historic house from around 1790 that has been restored to show the continuum of its life from 1790 to 1930.  They hold open houses are each month with tours, children's activities and country store.  School tours are also available, along with a junior docent after-school program for members in third and fourth grade.
