Home Sales Report for the Madison NJ Real Estate market. There were 13 home sales to report in Madison New Jersey for the month of August 2007.  As with the New Jersey Real Estate market as a whole, The Madison NJ Real Estate market just kept moving right along.  Despite what the national news media has had to say all these many months New Jersey Real Estate especially in the North Eastern part of the state is still in demand. Why is there still demand here when the national news keeps reporting that home sales are down all over the country? The national news media reports are heavily influenced by a few states such as California 15% and Florida 12% of the statistics.  (A total of 27% of the national statistics is accounted for in these 2 states where the real estate market is very poor ri...

What is happening in the Madison NJ Real Estate market? Improvement is what is happening. That is the what the statistics say about Madison NJ in the publication of How Are The Local Real Estate Markets Doing?. The local real estate markets in Madison NJ and surrounding communities of Morristown, Florham Park, & Chatham NJ are all seeing consistent recovery according to the artical. So what should would be home sellers do to ensure that their home will sell for what it is really worth?Pricing is the #1 Most important consideration!! Over price your home by even 3% and you may end up having to do a 12% or larger price reduction later just to get the attention you have lost back to your home. Remember a home sells for the highest price possible when it sells in the first 3 weeks. Make your...

Madison New Jersey's Real Estate market continues it's slow pace of improvment.  The number of homes on the market continues to decline as well as the number of home closings each month continuing to increase. Those numbers seem to be a sign that home buyers are still willing to buy homes, and home sellers are understanding that it is the home buyer who ultimately decides what a home is worth.  Many home owners who put their homes on the market in the fall of 2006 at prices 15% or more above what the Madison Real Estate market would bare disappeared from the market in the spring as they realized that is was not any longer possible to get above market value for a home anymore.  For the most part what we have in the market now are home sellers who have a true reason to sell, and home buye...

There is a un-justified fear out there of even looking at the Real Estate Market.  Potential home buyers keep looking at the national news with all the crazy reports from places far away.  I often feel that the National News and Local News for that matter should be required to run a constant disclaimer at the bottom of the screen which says: (Warning, Sensationalized News, May not be as serious as we make it out to be)So what is the news story concerning Real Estate here in Madison NJ?  We are in a buyers market, so any home sellers who over price their home are likely not going to be moving anytime soon.  Can home buyers get a very good deal on a home?  Yes home buyers can get very good deals on homes.  The deals are good enough that the home investors are back, because they know that ...

This is a I am frustrated blog.  Some Real Estate Agent (Notice I am not calling them Realtors) Drive me up the wall.  They show my listings, but when called for feedback it goes to VM, OK fine, I leave a message, do I hear back? nope.  So a few days later I call again, same thing.  In my practice I try to answer as many calls as I can.  If I cannot answer the call, I will return the call ASAP usually within 30 minutes.  When it is other Realtors calling for feedback on showings I call them back the same day and if I do not get them, I leave feedback on their VM.  It is the most professional thing that you can do in my opinion. To all of you who are constantly too busy to answer your phone, especially in the current market, just think of how many possible buyers or sellers have called yo...

The new edition of The Rebound in New Jersey Real Estate came out this week.  It showed that the Real Estate Market here in Madison NJ is holding steady.  Not improving right now, not declining ether.  Likely a sign that a bottom has been reached. Thinking of buying a home in the near future? Now is a great time to be a home buyer.  In Madison NJ and surrounding communities there are plenty of homes on the market right now and many home sellers have realized that it truly is a buyers market now and are ready to be reasonable in their expectations.  On top of that Mortgage rates remain low.Are you a investor? Now is likely the best time in years to be a investor buying property.  The home buyers who are out looking are mainly looking for that move in condition home,  I have seen many a hom...
