  As a result of the American Recovery and Reinvestment Act of 2009, the FHA loan limits have been raised again, after they were lowered several months ago. I don't like putting this information out until it's truly official. I had a few realtors e-mail me because their lenders said that the new changes were going to take place on February 15th. I am not sure how anyone could say that when it wasn't signed into law until February 17th, 2009. And Mortgagee Letter 2009-07 didn't come out until February 24th. My whole point to this is that you should never believe someone that says something should take place on such and such date unless they can show it to you in writing from HUD. Not from the lender, unless it's a lender's guideline change. Example, there were 2 different loan officers ... 02/27/2009

  Warning.. Warning…   FHA credit scores have changed for the most part. I just had a client tell me the other day that her loan officer, who she knows and trusts, is trying really hard to make the loan work. Okay, so what are your credit scores?  "512/530/548"... rut row.  And they are trying what? Trying hard? At this moment, there are only a few investors that will go below 580. But from what I know, it's really tough under 580. Most lenders are at 620 or above. There are a few at 600 and just a few that will go down to 580 credit scores for FHA loans. So, borrower beware. If your loan officer isn't telling you the straight scoop or warning you now, if you are on the bubble, you might want to find a mortgage professional.     Buying a new home or refinancing your mortgage - How many of you are excited about buying a new home, yet are worried at the same time that it won't fall apart at the end because of horror stories that you have heard in the past. I am not here to scare you, this doesn't happen often, that real estate transactions fall apart last minute. But it does happen more often than many think. Overall, it just comes done to the loan officer or realtor giving you the basic education that comes with real estate and mortgages. For many of you that read my blogs on a weekly basis, I have like 3 to 4 major pet peeves when it comes to loan officers and what they should be explaining to you in the beginning.
