Ok, now I'm working in Jersey City, NJ.  I'm still working in NYC also, I will be doing rentals on both sides of the river, in New York City and New Jersy!  How many Realtors can offer that service?  I believe only a handful.  I am still amazed at the difference in prices, obviously the old adage the three most important thing in Real Estate does hold true--Location, Location, Location.  Obviously one would pay top dollar to be in NYC for a similar apartment, but is Jersey City that terrible?  The Grove St Station where you get BOTH lines of the Path runs right up the block from our office.  There are two locations 50 Columbus and Grove Pointe which are literally 42 seconds from the platform (I timed it), and voila you're in Manhattan DIRECT no switching trains! I took some customers out yesterday to look at places in Jersey City, really great apartemtns, saw a one bedroom about $730 sq ft $1875, luxury doorman building, concierge, you know everything you would pay $3500 for in NYC.  We then saw another one bedroom on the 18th floor great views of NYC, $1999, what more could you ask for.  These apartments are within walking distace to the Path train, and you are literally 10 minutes from NYC!  Why doesn't everyone who is looking for an overpriced place in NYC come to Jersey City?  I love being licensed in both states, it makes it really convenient to show both sides fo the river.  I can't wait for today, going to preview some more great apartments!

Ok, so I couldn't wait for the iPad, so I went out and bought a Motion Tablet PC, it is extremely great for walking around and looking up a property while on the run.  I can jump onto the Internet and look up an aprtment or any other information that I don't know off the top of my head.  It really is going to make me more productive.  It wasn't that expensive either, I bought it on eBay for $250, bought an extended battery for $57, and a car DC adapter for $39, and $34 for 1GB of memory--so I'm all in for under $400, I use my Sprint Aircard for my Internet connection, although this unit does have Wi-Fi and bluetooth.  I will definitely use this for listing presentations also.  With all the battery power I have, I have about 8 hours of battery time if I really optimize my system. Ok, things weren't going so well at Living Real Estate Group, one of the great things about be licensed in New York and New Jersey is that I can hedge my bet.  I am now based out of New Jersey--Jersey City in fact, but the beautiful thing is that my broker is licensed in New York, so I can also work with clients in New York.  I am very psyched, it turns out I should have stuck it out a little longer with my first broker before ultimately moving.  But c'est la vie, life goes on right? Anyway, I am now with DBB Realty in Jersey City, we are right on the harbor, in fact the building used to be the old Sun Young Moon fishing headquarters.  Evidently the Reverend would send his fishing boats out from where our office is and they would bring back tons of fish and can them in an adjacent build...

Market assessment The 30yr fixed is expected to go up to around 6% as the Fed stops buying mortgage backed securities in March, the home buyer tax credit program will expire the following month, and foreclosures are expected to flood the market. Prices are expected to drop. Prices may come down, BUT the cost of borrowing (30yr fixed) will likely go up about 20% (from 5% to 6% is a 20% increase cost of borrowing), compensating for possible lower prices. Low prices may be obtained by purchasing foreclosures. FHA and Fannie are trying harder to sell REOs.
