  Well with another month gone we are quickly approaching the fall market.   Hamilton Township, Mercerville, Yardville, Hamilton  is still holding steady with a current supply of homes at six (9) months.   As mentioned in previous monthly reviews, this is above what we would consider a "great" market but still consistent with contacts every month.   The ideal market supply is six (6) months or less.     I strongly believe we still have some "fire" left in the 2007 market place and if you are considering a move you might want to consider it strongly before the year end.  And with the extra supply of homes and the recent reduction in interest rate it might be a perfect time for you to buy.  If you want a no-hassle free market analysis please don't hesitate to contact myself or my team at ...

Hamilton Township Enacts Hotel Tax  In early July, Hamilton Township Council followed the lead of several neighboring municipalities (including Ewing and West Windsor) and voted to implement a hotel tax. The township's first hotel-the 105-room Hilton Garden Inn-is under construction on Route 130 near the Hamilton Marketplace and is due to be open for business in September.Under the hotel tax, guests will pay a 15 percent tax, of which 3 percent will go to the township and the rest will go to the state. According to hotel officials, the township can expect to gain as much as $95,000 annually from the new tax.

Hamilton Reconsiders Transit Village Concept  On March 14, approximately 75 Hamilton residents, elected officials, school board members, firefighters, and New Jersey Transit officials met to discuss how the township should proceed with the redevelopment of the area surrounding the Hamilton Train Station. Earlier in the year, the Republican controlled council derailed the part of the plan that set the zoning for the land surrounding the station and the nearby American Standard factory site. Plans for the American Standard site, which include the construction of 680 homes and 450,000 square feet of office space, have already been approved. Well it is on again... for now. The town council and the mayor stopped squabbling long enough to agree to ask for public input into the proposed transit village (like their neighbors in West Windsor did. The name of the game was to serve the people. The proposed transit village at the Hamilton Station makes sense. The Republican council, Democratic mayor and transit representatives met Friday and miraculously have agreed to have more studies done and allow public input into the process that will take long abandon commercial properties and turn them into revenue generating entities.Whether this spirit of cooperation will survive until the project is actually gets under way is anybody's guess but perhaps having a disinterested mediator, which is another outcome of Friday's meeting, will h...
