Cranford, NJ Market ReportMay, 2014 Spring has finally arrived, although a little wet.  Those April showers have certainly lingered into May! The real estate market in Cranford, NJ has been stable and remains strong. Year-over-year, the median sales price for a single family home in Cranford was up 13.7% to $415,000.  This is also an increase of 23.9% over last month, so things are looking good this spring. All of the other key metrics have been relatively stable over the last couple of months.  The number of new listings and current inventory has remained basically the same, while the number of closings was up slightly (which explains the increase in median home sales price).  Additionally, the list price to sales price ratio continues to hover around 98%. Cranford was listed as number 141 in NJ Monthly's Top Towns List last year and Cranford High School is ranked as number 206 in the Nation.     Inventory: There are currently 72 homes for sale in Cranford,  NJ, ranging in price from $199,000 to $960,000. When you sell your Cranford home, you will be required to file a Certificate of Continued Occupancy (CCO) to ensure that your home meets certain standards before the new owners take possession. The CCO will only be issued after passing an inspection which includes: Smoke detectors on each level of the house including the basement in the vicinity of the stairs. Smoke detectors must be mounted on the ceiling within 10 feet of each bedroom and at least 4 inches from a corner or on the wall between 4 and 12 inches from the ceiling. Cranford, NJ, is home to about 23,000 people. The town was listed as number 141 in NJ Monthly's Top Towns List last year. There are currently 53 homes offered for sale in Cranford, including this beauty.   The inventory in Cranford is lower than it was over the summer but appears to be following a normal annual pattern. January is usually a slower month in real estate, but Cranford had 21 sales which is very high for winter.     Prices continue to fluctuate in the Cranford real estate market. Home sales in Cranford, NJremain stable The real estate market in Cranford, NJ remains stable at the beginning of 2014.  New single family home listings remained at fairly constant level from December, 2013 to January, 2014 and the inventory of homes for sale was also almost identical. Additionally, the absorption rate (how many months it would take for the current inventory to sell if nothing new came on the market) was basically the same from December to January, at 2.7 months.  This is down from 4.9 months the previous year, indicating that we remain in a Seller's market. Indicators continue to show that we are in a Seller's Market and the real estate recovery moves on. Year-over-year, closed sales outpaced new listings.  In other words, more homes came off the market than went on.  Simple supply and demand tells us that this tends to increase prices.  And, this was the case.  The median home price was up almost 10% from December of 2012, to $425,000. The real estate market in Cranford, NJ remains strong, even during what is typically a slower holiday period. The key indicators are in the Single Family Home sales.  The “absorption rate”, which is the month’s supply of inventory if no new homes came on the market is down 17% year-over-year, from 4.1 to 3.4 months.  An “even” market is 6months.  More than 6 months tends toward a Buyer’s market and less leans toward a Seller’s market. This is further evidenced by the median sales price being up 11% from November 2012, from $380,000 to $422,000 and the Days On Market is down a whopping 40%!! Thanks to the data provided by 10K Research through the New Jersey Association of Realtors®, the real estate market remains strong.  The data for all major indicators support a vibrant market for this Union County town. Numbers don't lie Through October, new listings were up 25% over the same period last year.  While this is important since we have been seeing a lack of inventory, the fact that closed sales are up 26.5% year-over-year shows the upward pressure on prices.  In fact, the median sales price was up 2.7%, from $389,500 to $400,000.
