Does there exist such an idyllic town as the one that housed Cheers? Is there a place where everyone knows your name? Absolutely and Colts Neck is it!  Unlike the Cheers bar that was made famous in the 80's sitcom, here in Colts Neck, we have a family restaurant known as Perkins. With only a little over 12,000 people living in the entire town, it is very easy to bump into your neighbors. Cooking is one of the talents that have eluded me so needless to say Perkins is my home away from home. Upon my entry I get the typical "Norm" greeting. I wish I could say it's just me but the country charm is pressed upon all those that come to visit. We even have our very own "Cliff Clavin". Our postal worker Troy doesn't were a post man's uniform but you will see him wearing many different colorful t...

First and foremost I hope everyone had a fun and relaxing holiday weekend. I'm sure it is always fun to get to see the fireworks and spend time with family and friends. I am back to work and actually need a vacation from my recent mini-vacation. My clients whom I absolutely adore invited me over to their home for a pre-4th of July BBQ. They were leaving the next day for Costa Rica and wanted to talk with me prior to their departure. Little did I imagine that the reason behind the invite was to convince me to take full advantage of their vacation home that is located in the Poconos. "THE POCONOS"? I thought to myself. I can honestly say I don't ever recall going to the Poconos and actually had no desire to go. I must not have a very good poker face because the wife immediately stated  ...

As I was leaving New York City via the Lincoln Tunnel, I saw this huge quote painted on the side of a building. Even though it was an advertisement for Charles Schwab, I felt it was thought provoking enough. I have shown this picture to many and each person seems to have a different reaction. What do you think? Any feedback would be greatly appreciated. Enjoy

Vince Lombardi was quoted as saying "Winning Isn't Everything but...Wanting to Win is". As a realtor, I work hard to ensure a smooth transaction for all my clients. I Want to score a home run and close every deal, however, some things are out of my control. Take for example the case of my first time home buyers who were extremely excited to purchase their new home but unfortunately could not get a mortgage commitment from their first mortgage company as promised.  With 48 hours left on their deadline, what were we to do????? In mythical times we would call upon Sir Lancelot, the greatest and most trusted knight of King Arthur's round table to arrive upon his white horse and save the day. In today's modern age we call upon Nick Napoletano of Financial Resources to come riding in his blac...

May 18, 2008   Dear Clover Hill, Colts Neck New Jersey Purchaser, The Clover Hill neighborhood of Colts Neck real estate is a warm and inviting enclave of quaint, tree-lined single family homes. The minimum lot size in Clover Hill is typically one acre. A single acre covers 43,560 square feet, large enough that folks can adopt their own lifestyle.  Last year (FY2007) eighteen (18) single family homes sold in the Clover Hill section for an average price of $1,040,000. I have experience buying and selling Clover Hill homes.  One million dollars! Yikes, Andrew -- what are you smoking?  I don’t blame the sticker shock if that’s your initial reaction. However, nine (9) of those eighteen homes sold for under $800,000. I’ve bogged extensively about the statistical “worth” of the misnomer avera...

An engagement ring is worn on the fourth finger of the left hand,  why you may ask???? Because it's a tradition believed to be the finger that houses the vein that leads directly to the heart, better known as the ("Vein of Love"). So when Michael Brenner of Marlboro wanted to propose to   Laura Napoliello of Freehold, Michael came directly to Colts Neck New Jersey. On Saturday May 3rd, Michael took Laura for a ride in her late father's 1955 T-Bird. Laura had no idea what was in store for her when they pulled into Illmensee Square, the development that was built by Laura's grandfather. Across the way, the Colts Neck Cafe housed 25 of Laura's and Michael's family members. Thanks to blue-tooth technology everyone was able to hear Michael's proposal. A Fall 2009 wedding is planned. Congratu...

Colts Neck bids farewell to the Eder family. After 10 years of enjoying the country life, Lois and Todd are now saying goodbye. When I first placed their home for sale, I was extremely excited to show off the beauty that is 5 Meadows Run Drive, but last Saturday proved to be more difficult for me than for the homeowners. As I walked through the empty rooms, my eyes welled up with tears. I recalled all the stories of how much they loved raising their family in this home. I looked at their children's rooms and thought of how quickly time passes by. They were now adults. A son in his third year of college and a daughter about to begin her college years over at the University of Rhode Island. As the sun beamed against the spot where the sofa once rested, I could still picture  Sebastian a...

Every real estate agent should subject themselves to one move during their sales career. Moving is not about the physical relocation of stuff. Moving is more than culling your ocean floor of the broken seashells and dead coral twigs that swirl in underwater tide pools. Moving is more than trapping the loose ends of your life that scurry beneath the furniture and coil up inside the springs, hibernating.  Then humanely releasing those same emotional loose ends back into the wild of your subconscious mind so they can find their way back to your cluttered psyche, like a pet lost and separated by eight hundred miles.  Moving is the repudiation of all the New Age sermons you torment your friends and clients with, that change equates to growth. That change clears the underbrush of our crowded ...

The values of a school system magnify the values of real estate. Conover Primary School has significantly benefitted Colts Neck Township real estate in so many ways. Now some townspeople may argue my rah-rah opening. Did our town really need a $17 million brand new, state-of-the-art facility for grades Pre-Kindergarten through the Second grade?I do know, as a Realtor specializing in Colts Neck real estate, an oft-heard query is: What can you tell me about the Colts Neck Board of Education and School District? As a parent and volunteer I feel confident in my knowledge. The children love attending Conover Primary. I mean, who wouldn't? Majestic twenty-foot plus ceilings. Outside streetlights in the interior hallways. The walls and classrooms vibrant with a kaledioscope of primary colors. ...

In today's age, there are web-sites dedicated to everything from finding love to confessing your biggest regrets. So it should come as little surprise that there is a web-site especially designed to warn potential home buyers of less than stellar neighbors in a particular neighborhood .  Perri K. Feldman, author of the NJRealEstateWire blog and fellow Keller Williams agent for the Summit New Jersey office wrote a post highlighting this particular site.Rotten Neighbor.com reveals the quality of neighbors in towns across America.Does the quality of neighbors affect todays home prices? Absolutely, suggest June Fletcher.I have to admit that at first I found it quite comical but soon found myself addicted to the site. The site contained comments on homes with just a few of the following Neigh...

Colts Neck's "roots" are in the soil. Our town's history is steeped in Agriculture. There are a few remaining orchards in production, notably Delicious Orchards and Eastmont Orchards. Eastmont, located on Route 537, offers the time-honored tradition of picking produce when in season. Eastmont Orchards is a family-owned agri-business. Click here for easy driving directions to the Orchards. Depending upon the season, shoppers at Eastmont can pick their own apples, peaches, pumpkins and sweet corn. Visitors to Eastmont are advised to call ahead before making the trip. Liz and I try to take our older children once a year for this fun-filled family activity, although the teenagers are now balking at the pilgrimage. I remember playing Hide-and-Seek in between the trees. They still can't catch...

Book it, Dano. The first quarter of 2008 is now over. Colts Neck real estate continues to mirror much of the luxury/executive market in Monmouth County (i.e. Holmdel, Rumson). Warning: REALTOR cliche approaching...Price the property right and buyers will make an offer. The following chart depicts the actual Colts Neck closings from January 1st up until today. Last year for the same period fourteen (14) homes sold. MLS data and MLS listings deemed reliable. But now the excitement really starts -- the Spring real estate market! The positive is that Colts Neck real estate prices have weathered the sub-prime mortgage crisis, the implosion of Bear Stearns, the falling dollar and rising crude oil fairly well. Now we need some locusts, frogs, grasshoppers, cyclones, hurricanes to continue to t...

I stole away a few minutes for myself this evening. Easier said than done for a husband and father of three.Took some photos of our northeast earth emerging from Winter. I guess I'm as seasonally affected by the Old Man as the next REALTOR/frustrated writer. Bucks Mill Park is more than a park to me. It represents a "state" of Colts Neck before the township was discovered. The Colts Neck Polo Club competes at Bucks Mill. Our annual summer fair. Baseball teams and soccer clubs. Horse trails for equestrians. The occasional dog walker. But most times Bucks Mill appears deserted. There is a stillness in the ground, a rustling among the leaves. You can go to Bucks Mill to be alone, yet you're never far from home. Enjoy the poem. Enjoy the photos. Enjoy loosening the Old Man's grip. Spring wi...

Tom Clarke, a Colts Neck resident and local attorney in Red Bank is very active in the Colts Neck Lions Club. He most recently picked the new color for our shirts (I be a member too) and displayed the new shirt at this weeks meeting. Do you have your sunglasses on? Yes, that is Mr. Clarke Esq. in the bright yellow.Looking towards me (the photographer) is our newest member Lt. Col. As a native and transplanted New Yorker (Staten Island), I enjoy selling Monmouth County real estate. I derive great satisfaction from educating buyers (and sellers) of the myriad of issues involving a purchase (or sale). Let's learn about Septic Tank systems and companies. Colts Neck, New Jersey is pre-dominantly a septic tank system town. The only development in Colts Neck that handles its waste through an off site sewer or treatment facility is The Grande off Burlington Road and Route 537. The Grande waste management system ties into the Freehold Township sewer network. BASIC SEPTIC TANK INFORMATIONA septic tank is an apparatus whereby the human waste is discharged into a submerged tank and then filtered into a leach field.  The tank is typically a molded cement box and the "field" c...
