Most people are familiar with the term short sale by now. Well, Not all because I have seen some realtors who does not know what they are yet. I kind wish i was one of them sometimes! That means they didnt deal with any short sale. :) I  think most realtor would agree with me that short sales are a pain in the neck! There are homeowners who are trying to modify their loan, but do not qualify for it. In my Opinion, their next best option might be short sale. Of course, this is case by case. I am sure an bankruptcy attorney somewhere there will disagree with me. I'd like to see how other realtors are handling Loan modifications. In my state (NJ), We cannot legally charge for processing loan modifications therefore I have to refer to attorneys or those who are doing loan modifications for living. What I sometimes do is analyze the person's situation to see if the bank would consider them for Obama's help for homeowners program. Most of those who came to my office do not qualify. I have suggested them to do a short sale, but they refused because they believe somebody could still help them therefore they end going somewhere else where somebody tells them they can do it. While I am not sure everyone may know Giuseppe Rossi but for those of you who do not, he is a soccer player for the Italian National team.  But the interesting thing is he grew up here in the USA.  He was born and raised in Clifton, NJ and at the age of 13 left for Italy to play in the Youth Leagues.  He followed his dreams and they came true as he grew into a man. He is hoping to play for Italy in the 2010 Word Cup. 12/18/2008 Clifton, NJ “Are we at the bottom of the Real Estate market at this point in time?” and “How much lower can the prices of homes in Clifton, NJ go?” are probably the two questions that I hear the most from both the buyers and the sellers. My answer is “I do not know”. We all know that there are some models out there showing the prices declining another 10% or even 20% from today. There is also some anecdotal evidence that the market is bottoming at this point. I think the buyers are beginning to see the advantage of buying something now when they compare the rental cost to the purchase cost in our area. I just updated my sold statistics for Clifton, NJ and no surprise there; the prices are again sliding down. In the past three months single-family homes in Clifton lost about 3% of their value. The annual decline is about 11% (from November of 2007). There were only 20 closings for single-family homes in November 2008. This is an extremely low number for Clifton even at this time of a year. Another, disappointing news was that the average time on the market increased to 93 days from 77 days one month ago. Also the statistics show the difference between the average asking price in November which was $351,000 and average Sold Price of $322,000 increased dramatically. The difference is equal to 8.3%.
