The Real Estate market here in Chatham NJ is still soft and considered a buyers market.  Homes are selling but mainly those which have been priced to show value, or had drastic price reductions to give the impression of value.  In reality those which have had huge price reductions may or may not be good values.  Back in the late fall of 2006 and the early to mid spring of 2007 their were many homes which came on the Real Estate market at prices which we now know were as much as 10% and sometime more above the price at which any home buyer was going to be willing to pay.  Now many of these homes have had big price reductions sometimes as much as $150,000 but they still may not be a good value.  This is where having a good Realtor can be very helpful.  A good Realtor knows the market and ...

This weeks issue of the Recovery In the New Jersey Real Estate Markets came out today.  In it we continue to explore the local Real Estate markets of Morristown, Morris Township, Madison, Chatham, Florham Park, Parsippany, Short Hills, Millburn, Maplewood, South Orange, & Livingston.  It continues to look like we have a small recovery going on.  When you go past the numbers and actually look at many of the individual home sales in the report what becomes very clear is that pricing is critical.  The homes that were over priced in the beginning had to go though multiple price reductions and sat on the market for as many as 180 days before selling.  The homes which were priced right from the start sold within 30 days, usually with no price reductions.  In some cases it is even possible to ...

 The Morris County Mosquito Extermination Commission is using its Web site to alert Chatham citizens about spraying and other efforts to control mosquitoes. The Web site, http://www.morrismosquito.org/, is updated on a regular basis. Marc Slaff, Ph.D., superintendent of the Mosquito Commission, said information about spray operations, including times and specific spray locations and neighborhoods, will be posted on the Web site as soon as possible. "The Mosquito Commission will use the Web site to keep the public up to date about our mosquito control efforts," Slaff said. "That includes when and where spraying and water management activities will be taking place, or if any of the viruses associated with mosquitoes are discovered here in Morris County." The Real Estate Market for Chatham NJ June 17 2007As of today there were 82 homes under contract and 128 homes on the market here in Chatham NJ.  Though we are not in a sellers market there are still things that need to be done to make your home more competitive so that you get more money for it that you other wise would.There are the normal things that all Real Estate agents tell you to do:Wash all the windows in the home, inside and out. If it has been over a year since the carpets have been cleaned, now is the time to have them cleaned. Wood floors should also be waxed or polished. Are we turning the corner in the Chatham real estate market?? There are currently 126 homes on the Chatham Borough and Township markets as of June 6th 2007 priced between $328,000 and $3,395,000.    As of today there are 75 homes under contract between the price of $339,00 and $2,575,000.  This is a great improvment over this time last month where there were more homes on the market, and vastly fewer under contract.  This may be a strong sign that he local real estate market is starting to turn.  One thing that many are saying though is pricing is still critical.  When pricing a home today it is best to take the best most recent comp and list your home for about 99% of the price that one sold for and you will have a quick sale at a better price than if you price the same as the most rec...
