Chatham Township Named 2nd Best Town to Live in NJ - by NJ Monthly In 2008, NJ Monthly Magazine named Chatham Township the Best Place to Live in New Jersey.  This year, the same study named Bedminster Township #1 and Chatham Township #2.  Well, as far as I'm concerned, #2 is pretty awesome!  For those of us who know and live and shop in Chatham, NJ, well, you know how fortunate we are.  Here are some of the things I find special: Small town charm and feel Friendliness factor - see your neighbors and friends at the market, gym, town fairs, etc. Top rated schools where teachers, administrators and parents truly care about the children Tree-lined streets, beautiful, well-kept homes Close proximity to New York City, Newark Airport, major industry, arts centers, and shopping Friendliness - d...

You can take your economic cues from the Federal Reserve Board' s latest assessment...or you can take them from the nation's consumers directly, as measured by the Conference Board's monthly Consumer Confidence survey. Both are now essentially saying the same thing: The economy is surely but steadily getting stronger, consumers feel better than they have in months about their prospects, but the ongoing concern -- and it's a big one -- is unemployment and creating new jobs. The Consumer Confidence index -which is based on interviews with 5,000 households per month -hit its highest mark in more than a year. At the same time, Fe...

"Congress voted on Thursday to extend the tax credit and President Obama plans on signing it into law Friday morning. The $8,000 credit will apply to all contracts, for homes up to $800,000, entered into before April 30, 2010, and closed by June 30. It creates a new $6,500 credit for property owners who have lived in their home for at least five consecutive years." Income limits for eligible home buyers are expanded to $125,000 for single buyers and $225,000 for couples, from $75,000 and $150,000, respectively. To help guard against fraud, buyers are required to attach documentation of purchase to their tax return. Here are the numbers showing activity, for listings and sales of real estate in Chatham Borough comparing the months of March 2008 vs 2009. This is showing what we all know has been true ... home prices in New Jersey had become too high for first time buyers to make their move toward home-ownership - in fact between 2000 and 2005 incomes in NJ rose 16% while home prices rose 86%.  Although home prices in Chatham have held much better than most of NJ and the nation, there has been an adjustment that probably will continue through 2009.  This can be seen in the number of sales - only 2 in 2009 vs 5 in 2008.  And, we currently have 68 active listings vs 61 last year.  The good news is that we are matched up with last year with under contracts.  Now, if they all close, we'll be in good shap...

Chatham, although often viewed as one town, is actually two separate and distinct towns: Chatham Township and Chatham Borough. The Township features single family homes on larger lots and several townhome and condo developments, while the Borough is closer to the downtown area with beautiful older homes, specialty shops, and restaurants. In 2005, Chatham Borough was recognized by Money Magazine as the 9th-ranked of the "Best Places to Live" in the United States.  To learn more about Chatham Township and Chatham Borough visit www.MorrisCountyLiving.com Chatham Township and Chatham Borough, New Jersery

Recently I read a book by Laurie Moore-Moore, founder of the Institute for Luxury Home Marketing.  A very smart lady and a very insightful book!  In it, she suggested looking at sales during a certain period (in this case I'm going to choose 2008) to see how many "real buyers" were in the market and which price ranges performed better or worse than others.  So, here is this report for homes and condos sold in Chatham Township, New Jersey in 2008.  This information is garnered from the Garden State Multiple Listing Service and is deemed to be accurate but not guaranteed.  Let me know what you think.  Let me know if you have other information that you think would be helpful to see in these reports.  I look at this data right side up, upside down and sideways over and over again.  Sometime...

At the beginning of every year I go into our Garden State MLS system to run some analysis of what has actually and really happened in our markets in the past year. I always find it illuminating to see the final figures, since I also hear the news and certainly know that the real estate market is not what is once was. However, there is one truth to real estate that continues to hold true. Actually, three ... location, location, location. Sutton Woods in Chatham Township, NJ is a beautiful condo community that is ideally located at the edge of Chatham Twp, NJ and very close to downtown Summit, NJ. A vital town center with interesting and yummy eateries, a first class hospital center, and a Midtown Direct NJ Transit train to New York City, among many other fantastic features. Visit www.Sut...

According to an article in the Daily Record Newspaper today, there was a fire on Monday 3/31 which destroyed 10 Chatham Township NJ condominiums in the Briarwood Complex located on Sentinel Court.  There are several town home complexes along this strip in Chatham Township.  They don't as of yet know what caused the fire, and there were no injuries reported.  The Red Cross was there to help out any Chatham residents in need, but everyone seemed to be ok.Susan Zanzonico - Weichert, Realtors - Chatham NJ Real Estate

Most people don't realize that Chatham, New Jersey is made up of Chatham Township and Chatham Borough.  Chatham Borough is closer to downtown Chatham shopping and the Midtown Direct Train to NYC. Chatham Township is further from downtown with larger homes and corresponding prices. The beauty of Chatham is that there is one Regional school system that consistently ranks highly, the downtown is lovely and its residents take pride in their green, forested land at the edge of the Great Swamp. And, Chatham was named  One of the Top Ten Places to Live in the United States by "Money Magazine" in 2005.Personally, it is one of my favorite places to bike ride. I am always discovering new areas and routes. Despite the gloom and doom of the national housing market, Chatham Borough and Chatham Townsh...

The Parrot Mill Inn located in CHATHAM, N.J. plays host to the "Mommy Nest," a retreat for new moms in New Jersey. The NY Times wrote an article on the Mommy Nest yesterday. I wish this was available seventeen years ago!!!What a wonderful idea to help new mothers adjust to breast-feeding, sleep deprivation and the joys of motherhood. At $500 a night, moms can get help from lactation consultants and the rest and relaxation they crave.New Jersey Real Estate Wire has more info.

What Should You Do When Your House Does Not Sell? The longer your home sites on the market, the less likely you are to get a price that you are going to like.  Avoid waiting to long to make a decision.Listen To A Professional Realtors Feedback Ask your real estate professional to poll his or her colleagues who have shown your home.  If location is the problem, you may not have any choice but to reduce your price.  But if your home's appearance is the issue, deal with what seems to be holding buyers back, such as cleaning up the basement or painting the inside.Reduce Your Homes PriceThis is the most obvious decision.  If the real estate market has slowed since you listed your home six weeks ago, the comparable recent home sales you used to set your listing price may be out of date.  Consi...

Chatham NJ Real Estate & Home Sales for October 2007October was yet another slow month for Chatham Real Estate sales, with the continuation of the credit crunch which began in August of 2007 with Countrywide home loans finding itself in deep financial trouble and many other smaller Mortgage institutions going out of business.  Things have been loosening up over the past month now as Mortgage lenders have gotten back to lending to people who truly are good risks for them. This is a great time to be a home buyer in Chatham New Jersey though, there are plenty of homes for sale in Chatham and plenty of home sellers in Chatham who are willing to sell their homes for market prices.  Thinking of buying a home, now is the time to get a great deal in Chatham New Jersey 07928.The October 2007 Chat...
