Congratulations To James White and the entire Saint Dominic Blue Jay Academic Olympic Team for taking the top price of all intermediate schools in Ocean County yesterday, at Monsignor Donovan High School. The kids competed in Math, Science Language Arts, Social Studies, computers and art. The Saint Dominic students.  These kids worked hard and were awarded both top awards in their division as well as the highest overall scores as a team.  A Mom has to brag once in a while....What an awesome accomplishment...

Now more than ever, rates are not "one size fits all".  FICO score, debt to income ratio, & Loan to Value % - as well as property type ( SFR vs CONDO / 2- Unit / INVESTMENT )are crucial in determining what a borrower will qualify for.  Did you know that in 2008, Fannie & Freddie imposed extra fees (Risk based pricing)to a large percentage of new mortgage loans?  These fees are called " loan level price adjustments"  They are based on layers of risk added to a loan, due to lower credit scores, & higher loan to values, as well as loan purpose, & property type.  These fees have been increased a couple of times, causing more borrowers to fall into the surcharge zone. These fees are mandated by Fannie & Freddie, and are required of ALL lenders originating a loan to be sold to these agencies....

  What are probably the two most important things in regards to a mortagage settlement?  Having that loan close and close on time??   Sure, a good deal would be the no brainer. And no, not the best deal. Here is my definition of a very good deal. It's not based solely on interest rates and fees. It would be a combination of : good rate and low to no lenders fees (anything under $500) an on time settlement with no hitches (last minute change of rate and or fees) educating the consumer of the process - good explanations along the way timely follow up communication Those are just to name a few things to how you can judge if you got a good deal or not.
