  I have heard many different explanations when it comes to FHA origination fees. In my opinion, there seems to be confusion and inconsistencies when it comes to FHA origination fees. Let's first define FHA origination fee or just origination fee.  In the HUD buying handbook, it is explained to be a fee charged for the processing of the loan application. The origination fee is a percentage of the loan amount, if charged. It's not a standard 1 percent. It could be any fraction of a percentage.  This fee can vary amongst lenders, especially depending on the interest rate. And even though it's defined as a fee for processing, it's used for profit or to cover a lender's profit margin, depending on your interest rate.   I had written a blog post a few weeks ago, Conventional Pricing Adjustments coming in April, in which I talked about how FHA had raised it's monthly mortgage insurance premiums back in October and how Fannie Mae will be adding onto their pricing adjustments in April of 2011. A realtor had stated this - "We saw the writing on the wall a while ago that this was bound to happen.  If any time for a buyer to get off the fence and purchase would be now."   I don't consider myself the guru of social media networking or know all about the different marketing aspects of it, but I do think I have a good handle on it. What I don't understand and what irks the hell out of me, are those direct messages from those that you follow on Twitter. Espcially those that send you an auto direct message thanking you for following them, but they must validate you first. I will get there in a minute.       Here are the last 5 direct messages that I received today after following someone. Now, don't get me wrong. A developer has been given approval to begin building a transit village that is expected to include more than 600 living units, a River Line rail stop, restaurants and stores.  The township's planning board has given developer Jeffrey Albert final approval to move forward with the first phase of the Bordentown Waterfront Community, which will create a "gateway" to Bordentown in the southernmost portion of the township.  When granted by the state, transit village status brings developers funding, technical assistance, eligibility for larger grants and other help.  The Phase I construction that was approved Dec. 15 will include 162 apartments in four buildings, along with a pool and a clubhouse; 21,632 square feet of retail space in three buildings; 169 parking spaces; and a 62-apartment ...

  How many of you make guarantees and or promises? We are all human and I think this is easy to do, because we just want our client or potential client to feel at ease. We want them to feel comfortable and in a tough situation, we want them not to worry. But how many out there, when it comes to mortgages and real estate, actually throw the word guarantee around to get people through their doors. Hoping by using such words guarantee or I promise, that it will solidify the deal.   It has gotten really ugly out there in the last 12 months. What happened to common sense?  What happened to if someone got behind on their mortgage payments, but later on they brought me half the money?  I am sure if you had owed $10,000 to a bookie that they would call you constantly and threaten you per se. But if you said I can give you $5,000 now and $1,000 a week for the next 5 weeks, that they might be okay with that. Overall, I know banks aren't in it to keep tabs on who owes them what. But isn't something better than nothing? When does bad get really bad?  This did happen in the past, if you were 3 months behind, that the lender wanted it all at once.
