No Pre-Approval letters??? - After reading every comment on both posts, it sounded like some realtors just wanted to walk the plank per se. Some mentioned that Pre-Approval letters aren't worth the piece of paper that they are written on. Ok so here it is the most up to date stats on our market. We looked at the activity from 1/1/2010 to 5/3/2010, and did the same for a year ago. Both time-frames are the same except 1 year apart. Ok, so what do you think? Are the numbers higher or lower? Well read on to find out. There are currently 532 homes listed for sale. 119 Properties are under contract. 149 Have SOLD. Now 1 year ago 131 homes were sold up to this point. We are currently experiencing about a 5 to 1 ratio of listings to sales. Not too bad. You could be next with the right marketing and exposure.   Important Point to remember - Never assume that conventional mortgages are cheaper than FHA mortgages if you are putting 20% down, just because you have no mortgage insurance. I just received a referral from Katerina Gasset the other day who wants all buyers to be approved on her bank owned properties by someone that she trusts, even if that borrower is going to use their choice of lender. The borrower must have told me that she wanted the best rate 3 times. This was up most on her mind and I don't think she heard anything else that I stated.   The Mortgage Week in review is kind of like the AR week in review. We try to find some of the better mortgage related blogs, trying to bring you current updates and opinions about today's market and those changes taking place. That puts over 200 families moving into or out or our community. You see things are still selling, they are just taking a bit longer than some home owners would like. Yet another heart breaking real estate story.  This last week a 44 pound cat, yes that's not a typo waddled his way into the Camden County Animal Shelter in Blackwood, NJ. The enormous feline, who'd been wandering the streets was quickly dubbed "Princess Chunk", though it was soon determined it was a he rather than a she. Immediately people began to wonder how a cat that big could have escaped detection and made it away from the home owner.  My initial though, was that he couldn't have been abandoned too long because he certainly hadn't lost much weight and wasn't going to be catching any mice (maybe small dogs).  The former owner an older women has now come forward to say that the cat was here's and she couldn't keep Powder (real name) due to being foreclosed on.  The good news is Prin...
