Increasing Your Home Value on a Budget in Bernardsville, NJ   Increasing your home value will help you maximize your profit should you consider selling your home.  Of course, location matters-but so does the condition of your home and the amenities it has. You can make it look more attractive with improvements that increase your home value-but don't drain your bank account. First off, review your budget and decide how much you can afford. You should also get some idea of value for homes in your area so you don't go overboard; you don't want to price yourself too high. To get the best idea of value in your neighborhood, contact your local full time real estate agent. Some key ways I always recommend increasing your home value on a budget:   Paint A fresh coat of neutral paint on the insi...

Bernardsville, NJ Investment Properties For Sale Over the past 20 years, I have gained important knowledge working with investors in Bernardsville, NJ and surrounding areas. I worked in construction with local Bernardsville builders and Bernardsville contractors while in high school and concurrently studying the Carlton Sheets “No Money Down” real estate investment course. I was making offers on Bernardsville investment properties at 16 years old. I learned the rewards and benefits from my mentors and later implemented this lucrative path for my clients and for my career. Positive cash flow myths One of the most common myths of real estate investing in Bernardsville was coined around the phrase “positive cash flow”. I found that every study I examined and local investor I spoke with bra...

TAZEWELL, Va. - Hundreds crowded a public hearing Tuesday over a controversial wind turbine farm for East River Mountain."I am a property owner, I am a taxpayer and I vote," Joyce Johnson of Bluefield, Va., said. "I am strongly in favor of the proposed ridgeline protection ordinance because this ordinance protects everyone of us, and it also protects one of our greatest natural assets."   "I feel the ordinance as written would prohibit Tazewell County from moving forward and using the best natural resource we have," Wallace Angles of Bluefield, Va., added. "That is the wind. It is clean and renewable and will cause no harm."Hundreds jammed Tazewell Middle School for the ridgeline ordinance hearing. While citizens spoke both in favor and against the ordinance, the majority in attendance ...

Beware of the high price tactic! It has been used for years and continues to hurt uninformed sellers. Once you read this page you will not only be able to see when and why this strategy is being used on you but now you will be able to profit by avoiding it! This tactic is also called "Buying Your Listing". HOW YOUR ASKING PRICE AFFECTS YOUR SELLING PRICE There are 4 common strategies that most sellers use to price their homes. It is unwise to assume that a higher asking price will net you a higher selling price. In fact, often this equation works in reverse, especially if you're not paying attention to what the market is telling you. Remember, you cannot "fool the market" with a high price. Please consider these facts when you set your asking price. 1.) Clearly Overpriced - Every seller...

NEW YORK (AP) - Home prices rose for the third straight month in August, data Tuesday showed, a key sign for a broad and sustained housing recovery. The Standard & Poor's/Case-Shiller home price index of 20 major cities climbed 1 percent from July to a seasonally adjusted reading of 144.5. While prices are down 11.4 percent from August a year ago, the annual declines have slowed since February. The latest index shows a widespread turnaround with prices rising month-over-month in 15 metro areas since June. "If the increases are consistent across the markets, this is key," said Wharton School real estate professor Susan Wachter before the index was released. "Then we're seeing the formation of a bottom." However, Wachter along with other industry experts still worry that rising unemployme...

Staging a home for sale is all about making it inviting to the largest number of potential buyers. If a home is vacant, a stager will haul in furniture and décor so buyers can imagine themselves living there. If it's occupied, the stager will declutter, neutralize and decorate for the masses. Staging won't make a home sell for more than it's worth. But it can set your home apart and boost the selling price to the top of the range for comparable homes. It can also cut the time on the market. Because nearly 90% of home buyers start their search on the Internet, staging is a good way to make sure online photos pop. Home sellers spend an average of $1,800 to stage a home, but costs can range from a couple of hundred dollars to $5,000 or more. Here are six ways to stage your home for less th...

All about blogging. If you are twenty-something or younger, you probably don't need to be reading this. You've probably been happily blogging away for what seems like years, all your friends blog, you read their blogs, and they yours. But for those of us over forty (or, oh my gosh...more!), or with families to care for and busy jobs to do, or perhaps our attention has just been someplace else for the last few years, we may not have even heard the term, or if we had, it sounded like "flogging" and not wanting to go there, we just ignored it. But blogging is growing and for very good reasons, much like email took off ten years ago. But what really is BLOGGING - the act of producing a blog. What's a blog? That's a little bit harder to answer, but bear with me. The term blog is short for web...

Bernardsville, NJ which is next to Basking Ridge, NJ has a similar situation with regard to pending and sold homes this month. Bernardsville's new listing inventory is down but unsold inventory is also up. Fortunately, like Basking Ridge, pendings are also up. This is reflective of how the market has picked up so much lately. I have lots of data on my website and my blog www.adriennefrancis.com and www.baskingridge-nj-homes for sale - that is if you like charts and graphs and market information. The great news is that home sales seem to have picked up significantly across the country including hard hit states like California and Arizona. But with insanely low interest rates, low home prices and government incentives, there is good reason why. Also, at least in this area, the bulk of the...
