Bernardsville Property Owners . . . Is It Time to Diversify Your Investment Portfolio? Studies now show that over 20% of the houses with mortgages in the country are underwater (where the loan amount exceeds the value of the property). Some bought their house at the top of the market and saw prices come tumbling down over the last few years. Losing this value has caused challenges for many in this category. Other homeowners are underwater because they refinanced their homes at the height of the market and cashed out some of their equity. Some did this several times as values continued to rise and interest rates continued to fall. When prices dropped, they too found themselves in a negative equity situation. But not everyone in this category is in a worse position financially. Let’s brea...

Bernardsville New Jersey Property - Thinking about a Retirement Home Today or Down the Road? The last several years have wrecked havoc on many people's plans for retirement. They have seen their nest egg dwindle and in some cases disappear. Many have pushed back the date they will stop working and some have stopped even thinking about what part of the country to which they plan to relocate. For some however, this may be the time to again begin putting their retirement plan together. There is a tremendous opportunity right now to buy a home at a sensational price in certain traditional retirement destinations. Couple that with the fact that in other parts of the country the housing market is still experiencing falling prices and you may be looking at a perfect window of opportunity to bu...

Bernardsville New Jersey Property Owners: Don"t Believe Everything You Hear or Read in the Media. Many headlines in the media right now are proclaiming the total collapse of the housing market. What makes it seem very believable is that the headlines are based on two reports from the National Association of Realtors (NAR): the Existing Home Sales Report and the Pending Home Sales Report. However, all is not what it seems. Both reports look at two different sets of data: A year-over-year comparison of transactions (Y-O-Y) A month-over-month comparison of transactions (M-O-M) The negative headlines you have been reading are based on the Y-O-Y statistics. If that's the data set you're working with then I agree, the numbers are horrific. But, there is a logical explanation for this. Last ye...

Bernardsville New Jersey Homes for Sale and QRM: The Other Side of the Argument There is little doubt that the ease in which mortgage money was issued early in the last decade was one of the major reasons for the housing crash. And, I believe the consensus is that constitutes a ‘quality residential mortgage' (QRM) definitely should  be redefined. However, several organizations see the newly suggested guidelines going too far. The newly proposed QRM definition offered by the government addresses four main issues: Type of mortgages that would qualify The ratios between a purchaser's income and their payment/overall debt The amount of down payment which should be required (20% is being proposed) The minimum FICO score for a borrower The National Association of Realtors (NAR), the Center fo...

Foreclosures in Bernardsville New Jersey: Bringing Clarity to the Confusion Headlines created by the numerous foreclosure reports often contradict each other. One headline announces foreclosures are rising while the next talks about the decrease in foreclosure numbers. This has led to tremendous confusion regarding the issue. Let's bring some clarity to the data. First, let's review the five individual stages of the foreclosure process that are reported: 1. 90-plus Day DelinquenciesOnce a homeowner falls three months behind on their payments, most financial institutions count them in their foreclosure numbers. Why? Less than 2% of those who fall that far behind ever catch up in their payments. The other 98% will end up as a distressed property (foreclosure or short sale). Homeowners in ...

Consider the COST When Buying Bernardsville New Jersey Homes I have written about the proposed modifications to the mortgage process several times in this blog already, however, I want to make sure my readers understand the potential impact to the cost when buying Bernardsville New Jersey homes that these changes will have, i.e. the cost of buying a home may increase even if prices continue to soften. The total cost of a home is determined by two factors: the price of the property  the expense of financing the purchase (assuming you are not paying all cash) Even if prices soften with Bernardsville Homes (and I'm not suggesting they will,) buyers need to consider that the COST of their Bernardsville home may rise because of increased expenses in financing. These expenses could increase r...

Foreclosures in Bernardsville New Jersey  Discounts and Difficulties Most buyers want to make sure they get a ‘good deal' when they purchase something. Purchasers of real estate are no different. That's why many decide to buy a distressed property (a foreclosures and short sales). The National Association of Realtors (NAR) last week reported foreclosures, on average, sell at a 22% discount and short sales at a 17% discount. It sounds like a pretty good decision to buy a property at those levels of discount. However, the purchaser must realize that there are added obstacles in these type of transactions. Many foreclosures are left in less than pristine condition by the previous owner and some have title issues that must be corrected before they can change hands. Many short sales have mul...

Stories About Bernardsville New Jersey : The Two Bernardsvilles I recently read a very interesting story about Bernardsville "back in the day." As the story goes, for close to 70 years following the Civil War, Bernardsville was unofficially split between the Mountain Colony and the Village. The Mountain Colony was the summer home of about 60 millionaires and their families; the Village comprised about 3000 year-round families of upper, middle and lower incomes, whose livelihood was fueled by serving the needs of the freely spending elite of the Mountain Colony. Excerpted from "Among the Blue Hills. Bernardsville . . . A History"Compiled by the Bernardsville Local History Committee, 1999 "The village originally was a hamlet with roots in the Colonial period when it was called Vealtown. I...

Bernardsville NJ Real Estate : Home Mortgages . . . Is the Pendulum Swinging Back Too Hard? Do you think we're maybe just a bit "over" overreacting with the new lending regulations that are currently being considered? I know I'm going to hear from a few of my readers who disagree with this post, but I have to lay it out there. Certainly, there is no doubt that one of the main reasons for the housing collapse was that mortgage underwriting became too lenient. It seemed anyone who wanted to purchase a home found someone to give them a mortgage; whether they actually qualified for it or not. These buyers eventually couldn't make their monthly mortgage payment and many went into foreclosure or will soon be there. This started the downward spiral in home values which crashed our housing mark...

Bernardsville New Jersey Real Estate & Home Sales : The Perfect Generational Storm It is my hope that this post and research provides some clarity as to the cause of the housing downturn and the current market. As homeowners, and particularily sellers, it's important to see that we are part of a much larger generational dynamic that is driving supply and demand.  Each year, the National Association of Realtors (NAR) publishes its annual Profile of Home Buyers & Sellers. A wealth of information is included in the publication, statistics which are dissected by the media but largely overlooked by the average real estate professional. The statistics released by NAR indicate that as a person rises in age, the likelihood of them selling increases and the likelihood of them buying decreases-wh...

Bernardsville New Jersey Real Estate & Homes For Sale : Where have all the foreclosures gone? The inventory of foreclosed homes for sale has been dwindling for almost six months, and everyone is wondering if the worst of our challenges with distressed properties are behind us. I'm sorry to report that isn't the case. However, for us in Bernardsville foreclosures per se will not necessarily affect us directly since there are at this point in time only a few properties that are currently in the foreclosure process and/or in serious default. The potential problem for us though is that when banks begin to release their REO (real estate owned) properties there could be a residual effect that may tend to soften prices here as well. Just something to keep in mind if you're thinking to sell. If...

Real Estate is a Personal Thing in Bernardsville New Jersey 07924 Every day we're bombarded with statistics and data. Housing starts are up, housing starts are down; more job losses, unemployment is improving; interest rates are down, interest rates are rising, foreclosures are easing up, a foreclosure tsunami is headed our way, and much more.  It's enough to make your head spin.  You know, there's an old saying: "All real estate is local." It implies that national numbers are good reference points, but that individual communities (or even pockets within communities) can have strikingly different realities. For example, while prices are continuing to fall nationally, there are some places where prices are holding steady or rising. I believe that that saying, although absolutely true, is...

Protecting Your Home From Residential Burglary Residential burglars generally are not professionals but will take advantage of an easy target. And burglaries can easily escalate to robbery if the burglar is surprised. It doesn’t cost much to out-smart most residential burglars: Tips on safeguarding your home • Trim bushes and trees that hide doors and windows. • Make sure windows have good locks, especially at ground level. • Porches, entrances, and outside areas should be well lit. • Maintain your yard, and keep tools and ladders inside. • All exterior doors should have at least dead-bolts with a one-inch throw. • Lock up when you go out, even if for a few minutes; burglars don’t need much time. • Don’t hide your keys under the mat or in the flower pot; burglars look there first. • Mar...

Rent or Buy in Bernardsville, NJ- the answer could make you a real estate millionaire! I have a client in her 40's who has never owned a home.  We were out looking at rentals and I asked her why she has not yet bought a house and continues to rent year after year.  I explained that mortgage interest rates are low and the home prices are near bottom.  If she were to buy within the next few years, she could be sitting on a solid investment for retirement.  She shared that she had turned down the offer to purchase of her parent's home 25 years ago for which she is grateful.  She stated that she is glad she never bought a home because she would either be in foreclosure like everyone else or the house would have depreciated below what she would have initially paid.  I was shocked to hear thi...
