Just in case any homeowner of Society Hill Bernards I misses an open session of any monthly meeting, you may retrieve the minutes from the Management's office. You as a homeowner also may review any contract that this community has. Please keep in mind you may not take them out of the office, but you most certainly can review them by appt with the Property Manager.  Thursday seems to be the best night for this type of service , since your manager is onsite until 7:00 pm. Thanks to the person who posted this in comments....I thought it was important enough to repost as a blog!

Those of us who live in Society Hill know what makes our complex so special, but if someone was thinking of moving to our area, maybe into our complex, what would you say are the attributes of Society Hill?I think one of the things that make our complex so special is that we have lots of grass and trees and nicely placed ponds.  Quite often you will see condo/townhome communities that have a lot of buildings, but not a lot of lawn or trees.  We also have a great pool, tennis courts, playground area for kids and a nice bike/walking path that goes for miles.  I also think that the way the condo and townhomes are laid out, it makes it easy to talk to your neighbors, and for children to get to know other children in their building/neighborhood.What do you think makes our community special?(...

Someone mentioned to me at the Association meeting that it would be great if we could share creative home improvements we have made to our condo/townhomes (thank you to that person!).  I will share one of mine and if you have one of your own (or several) please feel free to comment below or email me directly and I will post a blog about it.The first property I owned in Society Hill was a condo on Baldwin Court.  The first change I felt I needed to make was to remove the plastic covering over the florescent tube lighting over the kitchen cabinets.  The plastic was very yellowed and was casting a weird yellow glow in the kitchen.  I also don't like florescent lighting, so this is what I did.  First I pulled off the plastic covering which was very easy to do.  Then I had an electrician com...

It's always better to be first into a market. While many areas in New Jersey and across the country are feeling the effects of too many homes begin available for sale , the Basking Ridge- Summit corridor may have finally turned the corner. As of July of this year the total homes for sale in the towns of Basking Ridge, Warren Township, Watchung, Bridgewater, Long Hill Township, Berkeley Heights, New Providence and Chatham was lower than the same time last year by about 4%. Okay, inventories of unsold homes are higher than they were two years ago however a shrinking supply of homes is a good sign that the market is stabilizing and that pricing is starting to level out. Many sellers today are thinking that if we hold on to our house the market will boom again in a couple of years. It may. However history shows that what has happened in the last five years in the Somerset Hills real estate market probably will not happen again for quite some time.The last time the market had a run- up in values like that was almost twenty years ago between 1985-1988. Much of that vibrant market was caused by pent up housing ownership demands caused by the high interest rates of the late 1970's and the early 1980's. The stock market correction of 1987 effectively took that market down. In fact prices didn't recover to their 1987 peaks until late 1992 to early 1993. The spring market is here though it is not the market we have come to know for the last few years. Houses are taking longer to sell, there are less showings and the interest rates are higher(up in the last week a 1/2%) so the statistics you will see in the media several months from now will not be glowing. That's ok. The market  has not now shown signs of collapsing, the inventory of unsold homes seems to have crested and there are still buyers looking for homes. If you are looking for a home be patient but not too patient. If you see a home that seems to be a good value, it probably is  and it will probably be receiving offers quickly. The real estate market is feeling the effects of the changes in the mortgage market as well as the continued(though somewhat reduced) media message of a terrible real estate market. Is the market humming along? No. Is it that no homes are selling? No. The truth lies as usual somewhere in between. Houses priced at 2005 levels are selling quickly and in certain cases with multiple offers. This is happening in the condo market and the highend luxury market. What are the 2005 levels? Probably about 5-7 percent below the high water mark set in 2006. Right now that seems to be the markets' adjustment.  Whether it remains that way only time will tell. All the recent news from the financial markets about the deterioration of the real estate market may not represent the local market. After all, real estate values, more than almost any investment, are determined predominately by where the house/condo/coop/lot is located. Currently some areas of the country like Las Vegas, Florida, and Southern California are seeing house values drop due to many factors; overbuilding, speculative investors, and default of sub prime loans.
