The Real Estate Market continues to change. New listings as well as the amount of homes on the market increased. Interest rates ticked up again. We are seeing a steady amount of relocations to our area and a steady amount of first time buyers. The fact most people are not getting is that the longer you wait, the more it will cost you to buy with these higher interest rates. Many agents are changing brokerages looking for more clients. Many home sellers are now wondering if they waited too long to sell. Bidding wars are dwindling. A better question than "Who is watching me" may be "Who is listening to us?" First off, in some states the seller must post if cameras or listening devices are in use. However, in some states they are not. Even worse, even if it is required, some sellers are not posting. Therefore anything you say or do when looking at a home, you should assume is being watched and or listened to.   Let me share  a story. I took my buyers to a new listing. The listing agent set up showings every 15 minutes through out the day. The Real Estate Market is changing quickly. We saw a sharp decrease in New Listings last week over the week before. Interest rates continued to rise to near 5.5%. The predicted change in the market is here. There is more confusion than ever. The fact most people are not getting is that the longer you wait, the more it will cost you to buy with these higher interest rates. Buyers are starting to get deals when they do it right. It is early Saturday morning. The phone rings and it is a friend i have not seen in a while. They ask if I have any homes in "the best school districts of Manchester" they can look at today. He and his wife took today off to look at, find their dream home and make an offer today.    Of course I know of a couple of homes coming on the market. This is the area I live, grew up in and work in. I started the conversation asking if they were pre-approved. A BATTLE was brewing when after a closing, the Home Seller removed the RING DOORBELL and the RING LIGHT AND CAMERA over the garage. The seller did not say they were not included. The buyer assumed they were staying as it states "all fixtures" in their contract. The buyers show up at their new home and the door bell and spot lights are gone, wires hanging in their wake. We are also seeing some confusion. In the last couple of weeks when looking at new listings, we saw a few Manchester Listings actually under priced and a few others over priced. We were flooded with inquiries about the Real Estate market last week. Should we buy now? Should we sell now? What will happen to prices?
