Do you know where home buyers come from? When we list a house for sale we know who the most likely buyer for that house are based on their demographic data and also where they likely live now.The National Association of Realtors publishes annually a “Profile of Buyers and Sellers”. The statistics to compile this report come from annual surveys taken of people who actually participated in a real estate transaction in the preceding year. We buy a copy annually and study it to increase our knowledge and expertise and to better serve our clients. The 2017 edition is 144 pages long and is packed with fascinating charts, statistics, and information about both buyers and sellers.Read the rest of the story here.

Greetings statistics lovers; it’s “Market Report Monday” for the New Hampshire Seacoast and southern Maine areas. One question we’re often asked is “How’s the market?”, meaning the real estate market. The answer would usually depend on whether you’re interested in buying a home or selling one. An old Chinese proverb says “One Picture Worth Ten Thousand Words”. However when selling a house, well constructed ads and sentences can be just as valuable.  Here’s how we use word pictures to sell your Portsmouth, NH house. Think for a moment about some of the real estate ads you’ve read recently. Do they all sound alike,? For example, do they overuse tired words and phrases like: “won’t last long”, “motivated seller wants to move soon”, and others. What do words like these say to you as a home buyer? They say nothing to me and do not make me want to explore that home further. Now contrast the usual ad with one that reads like this: Headline: “Dynamic Woodland-view Ranch” followed by this copy:“Rural-area serenity goes with this custom residence nicely set on two acres. This large, wel...

So yesterday morning I'm looking through all my photos to find some good ones to share in the ActiveRain Photo Contest...thank you Dick Greenberg...and something pretty cool happened. Background story:In 2009 Rick and I attended Market Square Day in Portsmouth.  I took quite a few photos. One of my favorite photos taken that day was of a boy, wearing a sombrero. I love how he was just quietly sitting there, enjoying a snack. He was so relaxed and had such a sweet expression on his face...deep in thought.  Back to the photo contest:This has always been one of my favorite photos, even though he was a stranger to me.Entry in the category:  Real Life - People  Over the years I've often wondered who this boy was and if he was still living in the Portsmouth area.Yesterday morning I decided to...

We recently took our grandsons, Jack and Thomas, to tour the USS Albacore Submarine in Portsmouth. Built at the Portsmouth Naval Shipyard in the early 1950's, Albacore was the first Navy-designed vessel with a teardrop shaped hull built specifically to operate under water.  It was the prototype for the Navy's nuclear powered submarine force.Albacore was placed in commission in December of 1953 and decommissioned in September of 1972. In 1984 she was towed from Philadelphia and returned to Portsmouth. She has been at her current location, Albacore Park in Portsmouth, since 1985.The USS Albacore, once a research submarine, now preserved as a museum, offers self-guided tours to the public. You walk through at your own pace. There are red buttons positioned throughout that trigger audio reco...

The first six months of 2017 have passed so we can take a look at the Portsmouth NH real estate market to see what's been happening.  Historical data is often a great predictor of future trends and events. Portsmouth NH | Mortgage interest rates just fell to their lowest point in 2017! This week’s rate is 4.08% vs. 3.58% a year ago.One fact not so widely reported is that  requirements to get a mortgage have eased also. The Mortgage Bankers Association (MBA) quantifies the availability of mortgage credit each month with their Mortgage Credit Availability Index (MCAI). The higher the MCAI number, the easier it is to get a mortgage. Here is a chart showing the MCAI over the last several months.REad the rest of the story HERE

Most people are familiar with the midnight ride of Paul Revere and its historic relevance to our nation. But most people don't know about Paul's midday ride to Portsmouth, New Hampshire, four months earlier.   242 years ago today, December 13, 1774,Paul Revere rode into Portsmouth to warn locals of the British intention to secure all their munitions. (to keep the rebels from getting their hands on them)Portsmouth's patriots gathered and planned an attack on Fort William and Mary. They swarmed the walls of the fort and seized 97 barrels of gun powder. As word spread of the successful attack more patriots were recruited. Before British reinforcements could arrive to defend the fort, the patriots attacked once more and seized cannons, muskets and ammunition.    Today at the fort, now named...

A large part of our data research for our sellers is arriving at a suggested price we believe we can sell a Portsmouth NH or New Hampshire Seacoast home for.Not a week goes by that we don’t hear from a buyer or seller insisting that a property is worth a different amount than the bank appraised it for. We get it: everyone wants to gain the most value from their transaction… so why do the home valuation sites tend to get it so wrong? Here’s why: they don’t see the whole picture. It’s the real estate equivalent of looking at an iceberg from the surface.Read the rest of the story here.
