Ossipee NH | October Home Sales Report  - Ossipee October home sales dropped 62.5% from September and were down 50% from October 2014.  Single-family home sales through October, however,  continued up nearly 17% for the year to 76 closed transactions compared to 65 a year earlier.  With the sharp decline in month over month sales, home sale dollar volume also fell a whopping 82.5% to $665,000 and 61.3% in an October year over year comparison.  Despite this, the value of Ossipee homes sold YTD through October was $15.4 million, 96.04% for the year compared to the same period last year.October saw 9 single-family homes added to inventory, down 31% from September and unchanged from October a year ago. Ossipee NH | August Home Sales Report  - Ossipee August home sales dropped 50% from July but rose 20% from August 2014.  Single-family home sales year-to-date were up 26.19% %, from 42 to 53 closed transactions.  Sales dollar volume for the month rose a whopping 128% to $1.81 million compared to $792,000 posted in August 2014; and for the seven months ended August 31, sales dollar volume stood at $10.47 million, up 101.5% compared to the same period last  year.August saw 20 single-family homes added to inventory, up 25% from July but down 4.6%  month over month. Market stats for the Town of Ossipee, Carroll County in the State of New Hampshire…3rd quarter indicators are reporting mixed reviews; residential, condominium and vacant land markets are down by a significant measure in volume and median sales price. The commercial market is attempting to recover with new listings, however the market is not being absorbing by investors through purchases and successful sales. As we move into the 4th quarter, active sellers along with their agents are perplexed by the amount of buyer activity over the year, with little to no results in actual sales. Ossipee’s Residential 2012 listing data reflects a slight increase in market inventory by 15.46% when compared with last year’s stats.  Currently there are one hundred six residential homes available for purchase; eleven offer waterfront and/or water access; zero condominium unit and eight commercial properties.  Values are showing signs of improvement by a measured increase of 6.59% over last year’s averages…total sales are up along with average sales value.  It’s refreshing to note indicators leading towards a stronger market. Market Absorption: 2012’s inventory, activity and trending would indicate a sixteen month timeframe for the market to absorb the current supply of active listings. Ossipee NH Real Estate Report September 2010 We are looking at homes sold data for the last four years verses the last twelve months to determine the state of the market.  There were 79 homes sold in 2006 and they spent an average of 113 days on the market.  2007 saw 10 less homes sold at 69 and the time on the market went up three weeks to 139 days.  While the recession had a firm hold in 2008, 67 homes sold and days on market went up another week to 145.  The Federal Home Buyer Tax Credit was established to prop up a sagging market in 2009 and we saw 67 homes sold and days lessended at 122.  In the last twelve months, 64 homes have sold and days on market is down to 116. Just a quick market recap on the Ossipee NH waterfront real estate market for August 2010:   It is in tough shape! With foreclosed real estate on Ossipee Lake waterfront at an all time high this year, the bank owned lakefront homes are some of the only properties that have sold and have set the values for future sales. My foreclosure property listing for sale at Weetamoe Shores Association in Ossipee NH is a perfect example of bank owned property values. I just got a new Bank of America listing for sale on Ossipee Lake in Ossipee NH. This is a one of a kind offering. We have not seen very many bank owned real estate parcels for sale on Ossipee Lake. This is a foreclosure condo, actually a campominium, with direct waterfront on Ossipee Lake. The association has 3100 feet of lakefront property with a white sand beach.
