It is that time of year again, Let me share with you one of my timeless and infamous blogs.  It was the Night before Christmas and all I could see, is a Manchester NH Home Seller kneeling by his tree. The Seller looked up, at the stars so bright, they wished for Santa to bring them a Listing agent, that would try... with all their might.  They had it for sale before, without even a bite. No one came and and no one could see, this beautiful house with this magnificent tree. Stockings were hung on the fireplace so nice, a completely redone inside and all, at such a good price.  A new kitchen, a new roof, but did it matter? As I sat at my favorite local lunch spot, there were two woman at the next table having a loud conversation of how her house is not selling. There is a new trend and it is puzzling. Here in the Manchester NH area Real Estate Market. I am seeing a mix of sales going down the drain. Some from the start. Some during and some killing the sale while it is under contract.  HOW WILL THIS AFFECT SALES PRICES? Typically you would think that when interest rates rise, values start to decrease. However nothing is typical with our market or market forces. Look for Real Estate prices to continue a slight increase into 2022. Lets look at the market forces. The "Fed" released it's plan for 2022 and it may shake up the Manchester NH area Real Estate Market. It was disclosed they plan on increasing interest rates three times in early 2022. Higher Interest rates are on the horizon. That means as a Home Buyer, the amount you are approved for could be less next year than today. Where do I start? As expected I got a great deal of offers on my last New Manchester NH area Listing. However one newer agent insisted on texting in their offer. No, it was not any type of form, just a regular text with a price and some contingencies. It read like this, " Here is my buyers offer on your hose listing. They will pay $400,000, close on 2/15/22 and is contingent on a mortgage, the property appraising and an inspection." (offer price and closing changed to protect the situation). Reading the text a couple of times, I decided to call the agent. They did not answer. I left a message. A couple of hours later, i still had not heard back from the agent. I was going to submit all offers to the seller at noon as noted in the MLS and called this agent once again to get their offer i...
