I had two interviews yesterday in Manchester NH that I had to share, On the first I was being interviewed for the job of selling their house. on teh second I had an interview with an agent looking to work for me. I have been conducting an informal study of my own when I go to get a Listing, I like to ask the seller what they are looking for in an agent. Every appointment has many answers that are similar in teh Quaility they are looking for in an agent. Yesterday's listing appointment was with a home owner who had their home listed with another agent the last 6 months and it had expired. It was not a short sale and she said there was no danger of it becoming a foreclosure. They started talking about what went wrong during their prior listing. Despite the amount of good information out there for sellers who are behind in their mortgage and or owe more than their house is worth, mis-information still clouds peoples decisions. There is help out there for home owners and it does not have to be a secret. A short sale does not need to be frustrating, It can be an easy process to alow a home owner to sell their home for less than owe and in most cases owe nothing after the sale is approved. There is a trend sweeping accross the country that has arrived here in the Manchester NH area. As a full time Real Estate agent, one goes through a lot of work through advertising, marketing and self promtion to get clients, to get Listings, to get offers, to show houses, to write offers and offer the best possible service they can. Without getting into politics, The NH primary has been a major testing ground for candidates for both the Republican and Democratic nominations. MARKET UPDATE and Report for MANCHESTER NH for the First Week of January 2012We had the strongest Real Estate Market in December 2011 since 2004. For me it was my busiest December in 25 years of Real Estate. The First week of the year normally is slower as most people are off and not thinking about buying or selling homes. This year was different though as inquiries were way up for the week. Showings were strong and new offers were very steady. By 2013 drivers up route 93 will be able to drive right through the tolls in the States new "high speed open toll" lanes.  Officicals at the Hooksett tolls outlined this week there plan that pretty much copies the Hampoton tolls on I-95 to add high speed toll lanes. Those drivers who use easy pass will no longer have to stop to pay with cash or slow down to 25mph in teh current easy pass lanes. New lanes will be added to sides of the current highway and the middle reconfigured into the high speed lanes. new drainage and basins will add protection from runoff to area water sources. Where open high speed tolling was implemented in Hampton it is estimated accidents were cut by 60%. I received a call from a couple in the Manchester NH area who asked me to come by to interview for the job of Listing their house. They told me they wanted to be completely honest, that they were going to list with a neighbor who works for a large company. However that agent upset them quite a lot. They wanted an agent who was going to listen to them and not just order them around. They told me that they had been reading my blog for a couple of months. Yesterday I was at a Listing appointment in the Manchester NH area, i was faced with an unsual problem. It was not a short sale and not a foreclosure. It was a good ole owner occupied home. The seller filled out and signed all the Listing  forms but when i went through it with them there were two questions that caught my eye. One was have you ever had water in the basement? and the other Was when was the furnace last serviced? I remembered seeing rust and water stains during my initial walk through. i asked the seller if we coulo go down in the basement for one more look before I left.   Sure enough there was rust on and around the furnace . As Foreclosures have decreased here in the Manchester NH area over the last 6 months there has been a slight increase in Short Sale Listings. If you speak with 10 different people, they will give you 10 different pieces of advice. Short Sales are unregulated therefore it seems like they have no rhyme or reason how they are conducted.  With Short Sales being unregulated and no rhyme or reason how they are conducted, everyone has advice which goes from one end of the spectrum to the other. As a Leading Listing Agent of Bank Owned Homes, Foreclosures and Short Sales in the Manchester NH area I have seen some real distance between the correct way to List a Short Sale and the incorrect way to List a Short Sale. As a Leading Listing Agent of Bank Owned Homes and Pre-Foreclosures i have seen a trend where everyone seems to be providing tips on "How to purchase a Bank Owned Property". With so many blogs telling one what to do when buying a REO home, many tips are conflicting which really confuses buyers. The problem starts with Buyer Brokers offering generic tips on buying which DO NOT APPLY with foreclosed homes. The true person who knows, is the Leading REO Listing Agents as the se it and live it every day. As the New Year arrives here in the Manchester NH area some things are changing while others stay the same. There is a problem that plagues all markets in America and that is short sales. There is no rhyme, no reason and no regulation for them.  Our Real Estate market here in NH is growing stronger by the day. Current Listings are down near 30% while sales have  increased 15%.  Prices have stabilized and are actually heading up ever so slightly. While some are pouring gas on the fire, for us hardworking agents, It is time to solve the short sale crisis. MARKET UPDATE and Report for MANCHESTER NH for DECEMBER 2011 As you will see the market stayed strong during December. New Listing fell dramatically as is common with the holidays. Homes going under contract were up sharply showing the continued rise in our market. Closed sales sky rocketed 30% in December.Our Real Estate market is very strong despite what the main stream media reports, especially looking at these statistics. With Interest rates at rock bottom, prices that remain low and banks now willing to approve mortgages have stabilized our market. the amount of homes currently on the market continues drop sharply. HAPPY NEW YEAR Everyone. It was a very busy year in Manchester NH. We saw the Real Estate market make the turn and stabilze for most segments of it. The unemployment rate here in New Hampshire is way below the national average. We continue to see an influx of people relocating to NH for our jobs. Interest rates remain low, houses currently on the market are falling sharply and sales continue to increase as it is shaping up to be a great year in 2012. In 3 short days after Iowa, the world will turn to NH for our Presdidential Primary. The 30th day of the Blogging challenge brought the last work day of 2011. The plan anyway is to take Day 31 off... so we will see how that works out. Today brought out the fruits of my labor. After working for over 2 months on each of 2 seperate sales, both which were supposed to close before Christmas closed today. Each brought seperate but just as tough challenges. In the worst of the situations, the largest bank in the country continued to fumble with mistake after mistake after miscue after pure poor customer service. The 29th day of the Blogging challenge found me stuck in another "busy" day. There was a rush of Buyers with hope and dreams to close before New Years and Banks and Asset Management Companies with the need to get BPO's and Occupany Status reports completed by the New Year. My first priority was getting these buyers into their homes. It would need to be a day of making miracles happen. With lots of hard work we got committment for both buyers. In between the 30 or so phone calls there were 9 homes that had to be visited. The 28th day of the Blogging challenge It was another busy day. I got a call from a lady from a national bank who I had completed 4 BPO's for the last week. She asked a lot of questions, way more than a processor or valuator for a bank would ask. Turns out she is a senior Asset Manager and was interviewing me to get Listing assignments. She was very happy with me finishing the BPO's on the same day and the great amount of information I included in my comments. She asked if I serviced Merimack County, which I do. The 27th day of the Blogging challenge was a busy one. As with most days a good Real Estate agent tries to balance their day between taking care of existing clients,  showing houses, working on getting closings to actually close and working on getting new clients. of course in between that there is answering the phone, returning emails and messages and updating clients on urgent matters.
