One question I always ask myself as it is asked to most of us, Is there EVER a good time to take off being a Realtor? I do not think there is ever a perfect time but certainly some times are better than others. There are a lot of clients that think we do and some that think we should work 7 days a week, 24 hours a day 365 days a year. Although i do work 7 days a week some times one needs a some time off. Being in Real Estate for 25 years I have some conclusions. 1. Being a Real Estate agent is not a "regular" job therefore it does not have regular hours. 2. After a much needed short break I am back rested and re-energized. There is one important lesson though to share. One of the most important parts of business I always stress is "Communication" between all parties involved including the Listing Agent, Buyers Agent, Loan Officer and the closing attorney/company. I always tout my great communication skills and when i am not here, it is nice to know i was missed, but if the other professionals had simply followed my lead in communciation, delays could be avoided. An interesting thing happened, I listed a home less than 2 weeks ago, there was 2 other homes for sale on the street. Within 7 days we had multiple offers and under contract in 7 days. The neighbor came running over as i was changing the sign to "Sale Pending" In a huff she asked "How could I have sold it so quickly? Why did it sell over her house that has been on the market for 5 months? What kind of agent am I? and Who do I think I am??? As the Real Estate market stabilizes the one thing that remains is that Short Sales will still be part of our market for at least the next year. Becuase there is no regulation, no rules, no rhyme and no reason for how they are handled, some agents and potential buyers think it is a free for all. A Short Sale is simply a sale where the home owner owes more than the house is worth and needs their bank to reduce the amount they owe to allow the sale to happen. All Short sales are not distressed. Some home owners need to sell becasuse they have been transferred from their job to another state, may have got married may have got divorced, could be sick or suffered a death. There is a sharp debate between Agents, Asset Managers and Law Enforcement regarding how and if a Bank Owned Home should be posted and or advertised. Homes that are posted "Foreclosure, Bank Owned, REO, Distressed Sale, Short Sale or Vacant" are eye catching for buyers but also for crooks. Some banks are now mandating these types of words NOT be used in a sign out front, taped to the door or window, In MLS or in advertising. The facts are that they attract lower offers and more vandalism and theft. The problem for me was with a home in an area known to have problems with copper theft. The THIRD week of February saw the Real Estate market in Manchester NH stay strong with 7 more closed than the week before. We are happy to report one of the best winters for selling Real Estate ever in 26 years in the business. Our market continues to strengthen as Closed Sales rise sharply. Showings of homes to new buyers has increased, pending sales coninue to rise. Relocation inquiries were up with both corporate and military relocations on the rise. The "Key Fact" is that homes that are priced at or just below the market value, are selling rather quickly. What a day... 8:45 pm and I am just getting in from a very busy day of Listing Appointments and Showing Appointments here in the Manchester NH area. I have come to a conclusion that some agents and therefore some sellers in Southern New Hampshire area just DO NOT WANT TO SELL THEIR HOMES. It seems they put up every blockade they can to hinder their own showings. There are many reasons why a home may not sell, however when something can easily be done or avoided. It should be.   1.SHOWINGS: Simply put there were so many sellers that even with a days notice, would not let us in to see it their home when we wanted to or needed to see it. I received a number of direct emails in regards to a blog I wrote over the weekend titled Do You want to JUST List your home or Do You Want to SELL IT? In my blog I list the last 5 properties I have listed here in New Hampshire. The days on market range from 5 to 10 days for all 5. While some agents offer congratulations on a job well done, others thought they should email me direct to question "How this can be done". That it would take "magic or even a miracle" to accomplish. They did not have the courage to leave a comment but thought a personal email was better. The simple response to "How a home can sell in al little as 5 days" is Pricing it correctly and using my personal marketing plan to bring exposure to my new listings. The one thing most people agree on is that Short Sales will continue to be a large part of our market for at least the next year.
