Manchester NH Real Estate Market REPORT March 18, 2024.  Welcome back to our weekly post with what is going on in our Market. There is so many changes in our market and to Real Estate Over all and since last week. First lets briefly go over the NAR SETTLEMENT and what it really means for NH Sellers and Buyers. Here in NH it is already mandatory that a buyer signs a "Buyer Agency" agreement. (That will not change). What will change is that a buyer who does not have a buyer agent, will have to sign an agreement with an Agent to see a property they want to see before seeing it. Here in NH, a buyer already has to sign an "Agency Agreement" before seeing a home. The new forms are not even ready yet to be able to know fully, but the thought is the new form will have to state how the Buyer pay...

Manchester NH Real Estate Market REPORT Nov. 27, 2023.  Interest rates came down again last week. Some Buyers who decided to wait, seem to be coming back to look again.  Lets look at some trends from last week.LETS TAKE A LOOK AT SOME TRENDS:Mortgage interest rates Declined again last week. The amount of Listings is staying about the same, but amount of pending sales is declining. The amount of new buyer inquiries was up again last week. The amount of Sellers asking about Listing or waiting until the New Year was up.-------------WHAT DO THESE TRENDS MEAN:  With a decline in interest rates many buyers were inspired to inquire about starting a home search. It gave a nice boost to market activity this week with a sharp rise in homes going under contract. IS IT POSSIBLE? Multiple offers, long lines at open houses and waived home inspections are back? They sure are in Manchester New Hampshire. What else is here is the old rivalry of Listing Agents and Buyer Agents. Is rivalry the right word? Manchester NH Real Estate Market REPORT May 8, 2023.  Typically we see a sharp increase in new Single Family and Condo Home Listings hitting the market by May. This year we are not seeing that. Most Home Owners are staying still. Those who "need" to move are getting good prices for their homes. One factor could be it is easier to find a buyer than it is to get the sale to close. Banks are tightening their lending practices. Appraisers are being tougher on homes. Home Inspection results can be asking for more from the seller than ever. We are seeing about 15 new Single Family listings hit the market each week. We are seeing about 16 homes go under contract each week. Despite what you hear in the media, the numbers tell us homes are selling and some as fast as they are listed. The Manchester NH Real Estate Market 2023 vs 2022 - March 27, 2023 REPORT. Everywhere I go people ask me how the Real Estate Market is.  Lets look at the stats which will surprise you, shock some and amaze others. With SINGLE FAMILY HOMES the amount of Sales year to date to today is only 6 less homes. However there is a sharp shortage of homes considered affordable to most currently listed. Where we saw an increase in new listings earlier in the year, the amount of new listings coming on the market fell by half last week. The amount of Single Family homes going under contract though, doubled last week.  People often ask what trends we are seeing in our market.
