The 1st quarter has ended for Londonderry and it is time to see where the Town stands. At the end of 2008 Londonderry's absorption rate was 7.19 months, which means that it would take the market 7.19 months to absorb the current inventory on the market. As I have stated in previous posts, when the absorption rate is above 6 months the market is considered to be a Buyer's Market. The end of year absorption rate showed that Londonderry was firmly in the grips of the Buyer's market and even though the Town fared better than their neighbors or the County the market for Sellers was not good. Now that the 1st quarter has ended, the newest numbers show that the Town has slightly moved even more into a Buyer's Market. The Towns absorption rate is now at 7.68 months. As my generation age's( The Baby Boomers) we have not only had to deal with our own issues like retirement, putting our kids through college and even raising our younger children etc., we have also had to start dealing with the issue of our elderly parents. In life no one makes you feel as guilty as children do and if your a parent you know what I mean. You may do things that bother your spouse, girlfriend/boyfriend, friends and even your parents, but nothing compares to doing something that brings that guilty feeling out when it pertains to your kids. The other day I was reminded very strongly, by my 8 year old just how much power my kids wheel over me. The morning started out just like any other morning, with Mom and Dad  helping the kids get off to school. As I was walking my son to the top of our driveway, so he could waite for the bus, he suddenly remembered that I had not packed him his snack. Once again the Town of Londonderry can be proud of its school system and especially the man who is leading it Nate Greenberg. It appears that our very own Superintendent of Schools Nathan Greenberg has been named Superintendent of the year. Once a year the State reviews its school systems and the people running them and then it awards the Honor of Superintendent of the year to the person who has exibited the best qualities for running a district. This year Nathan Greenberg received this honor and this caps of a year where Londonderry High School was named best in the State! Once again the Town of Londonderry has something to be proud of, as the school system once again shows its excellence in education and the high quality of its teachers and administrative leaders. Well it's Monday morning and my family has survived the 3rd storm of the year, and it only turned Winter yesterday!! It is hard to believe that we are so close to Christmas and Hanukkah, where did the year go (that's another post). With the holiday's upon us, it's time to wish one and all the very best. Thanksgiving is that time of year for me to reflect what I am most thankful for.  The Pilgrims celebrated the first Thanksgiving to give thanks for the bounty they had harvested and as a way their community to come together. When you decide to purchase a property one of the last things you think about is signing a Contract with a Realtor to assist you in your property search, the fact is it should be your first thought. When making the decision to buy, you need someone with experience with Writing up a Contract, Determining Property Value, Negotiating the Contract, assisting you with the Home Inspection and many, many other things that will come up. We probably will be hit with a lot of posts today about voting and even for who we should vote for. I am not a supporter of trying to force anyone to vote for one side or not, but I am a supporter of voting. Year in and year out I hear all the people I know, see on TV, radio and the Internet complain about how our Country is being run or not run. The problem I have with this is that over 70% of America fails to vote when its an election year, even on local levels turn out for a Town election is horrible! Apathy is one of the great banes that hangs over America's head and I am hoping that this year will be different. I intend on going out to vote in about 1 hour and I will be taking my 73 yr old mother, who is not in the best health, with me, she would not miss voting for any reason sinc... 11/03/2008

It's 9:45 and my family and I just got back from our very first Londonderry Lancer Football Game, I know its virtually the end of the season. My kids ages 13,12 and 7 have not been very interested in going to any game and my wife and I haven't been to a High School game since we were in High School ourselves. I have to admit that the experience was fantastic, our neighbors son Thomas is a Senior and this was his last regular season game. Thomas invited the boys and this time they said it would great to go. The weather was perfect, clear night sky and very cold just like it should be for a football game. We all got to see the Londonderry Marching band and I have to say they were fantastic, we were all very impressed. This week the Town of Londonderry has launched their new web site bringing the Town into the 21st century. This new web site is great with a welcome center and an introduction to the Town by its Town Manager David Caron. It also supplies links for Community Service information, information about our Schools and even our Economic Developement. I am very pleased with the new site, as should any member of our Town. A few months ago I posted a blog regarding the absorption rate for the Town of Londonderry and I stated that through June Londonderry had an absorption rate of 6.5 months.  This meant that Londonderry properties for sale were seeing an average market time of 6.5 months and based on historical statistics an absorption rate of approximately 6 months is not considered to be bad. When a market is in a "Sellers Market" the absorption rate is below 6 months, somewhere around 2-3 months is a strong Sellers Market. If we are above the 6 month mark, then the market is considered to be in a "Buyers Market". Although Londonderry's current absorption rate is above the magic 6 month mark (currently holding at 6.6) it remains steady and has not moved higher up. Londonderry will be having its 109th Old Home Days Celebration this month starting on Wednesday, August 13th and finishing up onSunday, August 17th. Old Home Days is a Celebration started by Governor Frank Rollins in 1899, as he attempted to bring back family, friends and old neighbors who had left the Granite State or moved to one of New Hampshire's Cities. Londonderry is among a handful of Communities that has worked to keep the Old Home Day tradition alive. Volunteers work diligently all year to pull together this event. There is a lot of good old fashion fun for all during the Celebration. Events include balloon rides, bounce houses, band playing, a kidz night, fireworks, a road race and much much more. In every kind of market we have in Real Estate all Realtors and Consumers have to deal with the issue of what is a "Reasonable Offer". As a Buyer or Seller, do you know what your Realtor thinks is a reasonable offer? In most cases I would say Consumers and Realtors never discuss this issue prior to signing a Agency Contract and they probably don't even discuss it during the Contract time. In most cases what is a reasonable offer will only come up when either the Buyer is making an offer or the Seller is having to review an offer, it's at this point that this "sticky" issue can arise. This can not only put the Buyer and Seller at odds with each other, but can actually involve the Buyer/Seller Agent with their Client.
