Back in the late 1800's a road crew working to establish a route through a difficult mountain pass came along these beautiful falls. The numbers say it all, and It should be obvious to anyone that the real estate market is showing signs of recovery...well you may be thinking thank you Captain obvious! But think again second home sales are the first to slow and the last to recover...and here at Loon Mountain ski resort, we are seeing that recovery.  Some would argue the first in the nation primary gives New Hampshire a lot of clout for a small state. Some would suggest our motto of "live free or die" truly makes a statement about our heritage. But personally I love the 4 seasons of recreation offered in the White Mountains national forest. I also think the no income tax or broad based sales tax makes New Hampshire a great place to live and conduct business. But I always go back to the mountain views as the one best reason to enjoy life in the north country. The Kancamagus Scenic Highway is 35 miles of federal forest with no gas stations, power lines or any residential structures of any-kind for the entire trip. There are a variety of places to pull over and enjoy the spectacular views. There are also a number of hiking trails, ranger stations and rest stops that were placed at beautiful vistas. I have been an avid skier all my life and have been a full time Realtor for the past 29 years.   In an open letter to all the homeowners at south peak, the new developer made mention of the simple due diligence routine in filing the paperwork to create an owners association comprised of five board members – two of which would be required to be owners of property at south peak.   Lincoln New Hampshire Condo prices rebound in 2013. _______________________________________________________ March 2013…two recent closed sales in Clearbrook and South Peak Complexes near or on Loon Mountain ski resort are showing signs of better prices for the sellers. The Last sale at Clearbrook was 208,000 – My March 1st closing transferred at $223,000 a 7.2% gain in value.
