With the success of the first 60+ home sites, phase 2 is ready for release.  For those that know the lay of the land, the new home sites (21 of them) will be near the old Loon Mountain riding stables. For new comers- the site is west of the newly opened Pemigewasset quad chair lift. These sites will feature ski home access from the South Mountain slopes at Loon.  They will offer views of Mt. Moosilauke to the northwest, and will be within walking distance to the performing arts center, The Papermill Theatre, and the Village Shops.  A river walk and other seasonal activities make this a perfect location for the skier and non-skier alike. Our parent company, Cargill Construction, has several homes under construction and we would encourage you to view their site for building ideas. www.carg...

Investment Property- A hotel-style condominium located near Loon Mountain ski area in Lincoln, New Hampshire.  As one of the largest developers of the condo-hotel concept in the White Mountain we have had great success in marketing these types of managed on-site rental program properties.  It is basically a condo ownership with a lobby desk employing a full time reservation staff/ Also common of this type of condo is an on-site amenities package to entice shot term tenants into booking their stay and having a back up plan if the weather doesn't cooperate for outdoor activities.  Owners have the option to use or rent based on a calendar they provide to the rental service.Their use dates are entered into the program and the desk staff books available dates at the owner's direction.  The m...

Years ago in the Loon Mountain area the concept of planned unit development sprang up, this is a different type of ownership from the condominium property. A PUD is an attached whole ownership townhouse, in which owners own the ground below the structure. This allows the owner a little more flexibility with floor plans and future changes to the building design. The Village of Loon Mountain Resort is an example of this type of development. The original developer saw the upside of selling the site and having restrictive covenants on the style, size and even the color of the structure (that would be allowed to be built). The down side was everyone in the building initially had to agree to build at the same time. The condominium concept differs in the sense that these were built first then ...

Many of the more progressive towns have seen the value in allowing cluster development zoning. It works best if the area has a community (or) town water & Sewer system. which will allow smaller lot sizes. and more undeveloped parkland. The idea is to cluster the homes around a cul-de-sac or allow multiple attached housing units in order to reduce the amount of roads and excavation. This will mean more of the total land area can remain unspoiled and open common land for all the residences to enjoy. An example of this theory working is if a town required one acre zoning on a 400 acre tract of land, the developer might get 350 home sites with roads and utilities taking up the balance of the land. In a cluster development requiring the same one acre density but allowing for a 15,000 square ...

I started skiing Loon (Lincoln, New Hampshire) when I was 12 years old.  We rode the old orange gondola, we were served hot coco by Sherman Adams and waited in line for the, then much slower lifts. I recall sharing the secret message over the fireplace with a 1st time visitor to Loon. We thought we were so cool, we had the mountain to ourselves it was our playground every weekend. Every so often we would hear stories of the Puffin who lived on the mountain, the stories came over the old loud speaker system.  ..The mythical puffin the newer high-spead gondola.  It was rumored that this mythical creature was the cause of many a child's fall when skiing.  We knew it wasn't our lack of ability or leg strength that had caused us to loose our balance in those early days of skiing.  A group of...

For those in the commercial Realtors group this is a follow up blog!  Revenue Procedure 2002-22: The newest form of qualified exchanges.  This allows clients wishing to identify a passive investment, as an alternative to the labor intensive management, repair and maintenance of income producing property. If you wish to sell an investment property, pay no current capital gains tax and don't want to manage the new replacement property this procedure is worth considering. You are matched up with 20 to 50 other investors, who pool their exchange money allowing them to buy a first class office building, high rise, shopping mall, or hotel. this qualifies as an exchange because you will have a tenant in common interest in the asset and more importantly the deal is structured with property manag...

Raw land offers the greatest potential return when compared to other available real estate investments. With the increasing pressure of population growth, and rising personal income running head long into the fact there is only a fixed amount of land out there. All uses commercial, residential and recreational are forced to compete for the same land. This fact will lead to a carefully selected lot being worth much more than its present asking price. If the purchase is done without borrowed funds the cost of ownership is generally minimal especially if you are able to purchase over 10 acres and retain the land in a current use status (at least in the state I practice real estate). There are no utility bills, on going maitenance or cost of repair with the purchase of land. Raw land may not...

Thanks in no small part to my new-found family and support-group at ActiveRain, I've recently had the pleasure of meeting a handful of truly magnificent Realtors - from right here in my own home state of New Hampshire - who I may never have had the opportunity to meet otherwise. Based solely on my own observations thus far (and please, feel free to jump in and correct me if I'm wrong), a large majority of AR members appear to be from the west coast. I would ask that my readers, of course, draw their own conclusions, but come on...HOW GREAT IS THAT?!?!?In the words of American Idol's Randy Jackson, let's "give props" from the "dog-pound" ... or, more appropriately, the "Moose-Pound" ... to each and every AR member! Now, with that said, I am adding yet another name to my most recent blog ...

So, just got here... to Active Rain. Discovered it through my coach at Z57 (creator of my website). I've been doing a blog of my own now for a bit (see the link), but it's nice to do one geared towards a different audience.I moved to Lincoln, NH about 15 years ago. I had recently graduated from UNH's Hotel Management Program, and done a stint working in various hotels in my native Europe. (I'm from Germany originally.) When I got to the Loon area, I switched to renting condominiums rather than just hotel rooms. After several years of that, and discovering that my boss was never going to retire, I had the opportunity to switch to sales of those condos. I worked with the not-so-best, and then the best, of brokers, but when I then became the Town of Lincoln's Town Manager's Assistant, it c...
