Rams Horn Condos offering a ski to your door location at Loon. Many times the best recreational locations are not the newest places for sale. It stands to reason that the best possible proximity to a great attraction would have been developed in the early days of a resorts initial expansion. Such is the case with Rams Horn condos, they have access to the slopes and the lifts right from your door.   What you can’t assume is that this premium location was allowed to deteriorate, that couldn’t be further from the truth. The Home owners have updated and maintained their units and common areas at the highest levels.     This one features a new roof, a newer den was built over the garage, gas heat was up graded from the old electric base-board, new stainless steel appliances added, an out d...

How do you convince buyers and sellers you are the one agent they can trust to get the job done. A year in review has been a great way to show your metal, and the statistics are easy facts to put down on paper.                                                                                                                                            Closed sales so far…and 4 scheduled with no conditions prior to years end will be the basis of my numbers. The year 2010 will once again go out with a bang not a whimper…ski area sales often wrap up just prior to the Christmas school vacation schedule.   The numbers from my MLS system…show me to be the #1 agent in the Lincoln – Woodstock (Loon Mountain) area again this year. Listing and selling sides of closed sales 23 Transactions…gross dol...

This is a story about growing up with a place in White Mountains of New  Hampshire and how things can come full circle. When I was about 14, we drove to Loon Mountains most weekends in the winter. Some of my most vivid teenage hormonal memories' were walking across the road from my parent vacation home to the ski area. There was cool stuff going on there and it was safe to roam around listening to the sound of the snow guns and seeking out friends among the other young skiers. There were girls in these ski homes dotted around the slopes of this recreational get away. We were on foot and running the roads, away from the Monday through Friday city and schools of our childhood. We were the Kings of the Mountain, life was fun and full possibilities for us.  Later the Loon Saloon was an 18...

The sound in the air of hundreds of snow guns going all over the mountain...maybe noise pollution to some...but it's sweet music to the ski bums. Loon mountain invested in these great tower guns, they are 20+ feet above the skiers and make for great conditions without blasting you in the face. It was a little dark out and the lack of light is tough to judge the terrain...when you are going over the speed limit.                                                                 East Basin guns all going, the slopes should be great for the weekend warriors.                                   Loon Pond from the top of the Gondola Lift...I had 5 rides up in a row alone on this four person lift.  I had the place to myself today...but it would stay that way for long.                              ...

Riverfront Park Lincoln NH. A tentative master plan was in the works during the real estate development boom of the mid 1980's. Folks that were profiting from resort properties were encouraged (required) to set aside a right of way along the Pemi River.   The Two Town master plan...Woodstock to the Franconia Notch State park, and From the White Mountain Attractions to Lincoln-woods National Forest ranger station (on the Kancamagus scenic highway). Below: the center of Lincoln NH red-line indicates the White Mountain Visitor center - to the South Mountain Bridge to Loon's Ski Resort.                                                                                                                                                                    A network of trails will be developed thro...

November 21st, shows signs that the peaks are holding the snow, and plans for opening day at Loon are set.    The Morning started off below the freezing mark, and that's good if you are making snow to open the ski season in the next two days. Loon Mountain will be opening for intermediate and advanced skier on Tuesday November 23. Why qualify the level of skier for opening day? Well in order to have some terrain to strap on the  boards...they'll make snow on upper trails. You'll be required to take the Gondola to the summit, and ski a limited number of trails to the East basin chair. From there you'll be able to make trips up and down where the snow guns have concentrated there coverage. At days end you'll have to take the gondola down to the bottom, as none of the lower trails will be ...

There are very few things in real estate that can justify a price premium...Location is all of those things.   Why is this site more than the last sale? Because it’s worth it. If you wouldn’t be satisfied with good enough, there is a price associated with that line of thinking. If you want the best…it will be more than the rest!  I hope you can see the points on this slope side subdivision at Loon mountain Ski Resort in Lincoln N.H. I'll point them out to you just the same: Loon trails are part of the public ski resort, Private owners trails allow the home owners to ski right to their door Lodge and lifts are one of the several restaurants and ski lifts to enjoy your day on the slopes New Owners lift...ski down ride up is a private lift for the home owners to step out their back door - ...

Life's too short to learn from your own mistakes, let me show you what 26 years as a Realtor has taught me.                           Clients tell me all the time they found “my information” when applying some basic search terms to the geographic area I cover. That’s great, but if the post they landed on was a photo journey of a recent hike, or a new condominium I just listed…how much can these potential clients truly know about me? I’m more than a pretty face that knows which side of a camera takes the pictures. I’m here to connect with real estate buyers and sellers and I want them to know I’m serious about service, and I am the expert they want to assist them in a rather large and intricate financial decision.   Lincoln New Hampshire sights and sounds of the Woods I was disappointed to find the Flume Gorge was closed when I arrived for my weekly walk in the Woods. I took a path a little less traveled and hiked Mount Pemigewasset instead. Upon reaching the summit, I was able to get a far off view of Mount Flume. It is easy to pick out which peak is the Flume, the avalanche scar  is noticeable where the slide occurred.    Mount Flume- from Mount Pemigewasset 11/4/10.   A lot of surface and subsurface water follows this path of least resistance and is then channeled in to the Flume Gorge. The Board walk has been removed for the Winter, but you can still hike near the Gorge...just not in the Gorge (although the adventurous will wait for ice to form and practice their ice climbing skills here late...

I'll admit there is nothing scientific about this statement. But it appears to be more than just a passing feeling. High income earners have been hording money loosely earmarked for their vacation home purchase. A customer said today..."whether things get better right away or not, we are less concerned about our hard earned cash going towards things we didn't believe in".   Time to take the Leap? Wishful thinking on my part- maybe?  But I have seen well priced Lincoln New Hampshire property Inventory evaporate recently. Our Proximity to the Boston market helps supply qualified buyers. The North East has fared reasonably well compared to other regions of the country in terms of property value stability. Lincoln New Hampshire is one of the largest towns in the state of New Hampshire...but...

Wednesday in the White Mountains of New Hampshire...I try to explore a hike or some other recreational activity on my day away from the real estate office. This weeks was a four mile round trip gaunt in the woods Mount Pemigewasset - Also known as Indian Head.      Indian head from two miles away...This is supposed to look like a Native American with a headdress.   The Flume parking lot of the Franconia Notch parkway is where you'll start this hike. Lincoln New Hampshire. The start of the hike...is paved and doubles as a bike path and winter snowmobile corridor through the notch. We really wanted to hike the Flume gorge...but found the board walk had been taken down for the winter. Still a nice hike but getting in to the Flume, and not being able to see the best part sealed the deal we ...

The Mountains are high... high enough to be above the clouds. Mount Washington... The Valley is low...low enough not to have any snow...down so low.          Little Haystack. The colors were bright and cheerful. Until the fist snows take and blew the leaves away.   A beautiful blue sky day...and another view of Mount Liberty...November 2nd, just a hint of snow. The Foliage is on it's way out and the winter is right behind. Many Skiers will be checking in to their winter rentals, we book six month terms for the ski season from before Halloween to after Easter Vacation week. Many of the various Condominium projects are on the north side of the main street in Lincoln which allows them a south facing view. The Loon Mountain Ski Resort is situated so it faces North, this was designed to preserve the snow from melting too quickly. but this has given many of the vacationers and second home owners the added bonus of ski slope views.  No eastern ski village would be complete with out a couple of ski shops, a pizza shop and an American Legion for the locals. Lincoln Offers much more than that...there are now 200 area businesses that belong to the Chambe...

I was working in the woods today, trees to cut, logs to split, and patio furniture to put away. The first high mountain snow fell on Mount Lafayette in the Franconia Notch state park today. I got a bunch of wood stacked, culverts cleared out and the kayaks put away as another season slips away.     The sun going down on the White Mountains, fall is slipping away and winter is knocking...softly for now.   The firewood is done, the splitter winterized and I hope to stay warm in the Mountains of New Hampshire, when the north winds blow...sweeping down from Canada. I'll be sore tomorrow, but a good sore and it needed to be done the chain saw got a workout and the summer furniture is in the shed till next spring. If You need a Realtor in the White Mountains of New Hampshire drop me a note o...

With the foliage fading fast the first dusting of snow ushered in right behind the out going colors of fall,  Mount Liberty and most of the 4,000 plus foot elevations saw a strong dusting last night. The sun coming up and exposing the tops versus the valleys (that got only rain) is a wonderful transition. Even with the high winds we have seen during the last few days there is still a little bit of foliage left. If you want to see the remaining colors framed by the white peaks now is a great time of year to see a hint of winter and the last days of fall together. The New Hampshire Association of Realtor Convention Starts today at the Mount Washington Hotel and the views there are going to be spectacular...well worth a trip.      To View all White Mountain NH area property listings click ...

I almost don't see the equipment in the back yard any more...the foliage was so nice at Sun-up I had to share this kitchen window view . I have been digging a 50,000 square foot pond in the back yard for three years this month and I don't really notice this huge excavator any more. Take a minute today and enjoy the things you love about your area...If you can't find any - It's time to move to New Hampshire, and I know a Good Realtor.            White Mountain Sun - Up 10/10/10  New pond...lots of dirt piles, I look past the mess most days and enjoy the mountains and river, until I take a picture and really focus on the on-going project that seem never ending.        Clearly big toys are for big boys.  This is the exit ramp I take every morning to go to work...I travel one exit (5 miles)...
