You said you wanted some excitement? I Show up at a new listing. Home is vacant. I walk around this Manchester NH area home taking picture of the outside. I trudge through the near 2 feet of snow to the door, unlock the lockbox and go inside. I walk through the home, taking pictures of every room and making notes of what it needs. Some time passes and i see men out the rear, to the side and coming up the walk. I go to the front door, see it is a police officer and open the door telling him who i am. Most Home Sellers require a buyer to be pre-qualified, What do you do if a buyer refuses? I just had this happen on a new Manchester NH area home listing. There are some questions I ask of every caller. Are you working with another agent? NO. Have you been Pre Qualified? They said yes, When I asked with who? They paused and said they did not know. A follow question led to the buyer saying they would get qualified once they found the home they wanted.    I explained to Mrs. Buyer that this was not how it worked. I let her know that I could refer a couple of really good loan officers who could pre qual her at no cost. An agent from another company called asking if they could hold an Open House at MY Listing? I asked why I would want them to and their response was "to get more clients." So I asked why would I want them to get more clients from my Listing? " As I sat waiting for answer, I pondered my response as I listened to the crickets. My first thought "is the goal of an open house would be to sell my listing. But they did not say that.  Why then would I want another agent taking clients from using my listing as a staging ground?"  I cut the conversation short thanking them for the call. August dollar sales volume declined 15.11% year over year to $7.14 million.  For the year thus far, dollar volume was down 4.43%  year-over-year, from $33.75 million in 2014 to $32.25 million.
