Yankee Ultralight Flyers...Sanderson's Field Fly-In, Greenland NH July 8-16, 2011For 20 years, ultralight and general aviation enthusiasts have been coming to Ted Sanderson's private 2,500' grass runway on Post Road in Greenland, NH in July for a week long fly-in, something resembling a cross between a rock music festival, camping expedition and sport flying adventure. With each passing year, attendance at this annual event continues to "soar" (do I hear 210,000 groans? Sorry, I couldn't stop myself), with all aircraft and the public welcome. Yankee Ultralight Flyers "Club" was founded in late 1990, originally meeting in Berwick, ME at Bob Ring's field and was chartered by the United States Ultralight Association as club number 202. Back in those days, ultralight aircraft consisted main...

Greenland NH Real Estate Report August 2010 We are looking at homes sold data for the last four years verses the last twelve months to determine where the market is headed.  IN 2006, 61 homes were sold with an average days on market of 106.  2007 saw a drop in homes sold to 57 and they were on the market longer at 125 days.  For 2008, the recession fully entrenched, a third less homes sold at 38 but the days on market lessened at 109.  While the Federal Home Buyer Tax Credit was established to prop up a sagging market in 2009, we saw an increase in homes sold to 53 and even less time on the market at 95 days. Greenland NH Real Estate Average Sales Price The average sales price in 2006 was $412,299 and ramped up 6.4% to $438,786 in 2007.  Even with the recession in full bloom the average...

Greenland NH is just west of Portsmouth on Rte. 33. This town is home to the oldest brick house in New Hampshire. Built by Captain Samuel Weeks in 1710 it survived the earthquake of 1755 with some cracks in the 18" thick beams that supported the house. The bandstand pictured here is located in the heart of the commons right where it intersects with Post Road.Greenland NH is home of 3,384 people and has 1,364 homes according to the 2006 Census. This small town consists of 10.5 square miles of land and 2.8 miles of inland waters. It borders Great Bay and Winnicut River flows through it.During the first quarter of 2008 there were 8 homes sold in Greenland. In 2007, eleven homes sold during the first three months of the year. However, the average sale price in 2007 was $330,034 and in 2008...

Greenland NH real estate activity for this past year, 2007, remained about the same as in 2006.  There were a few less properties for sale and yet a few more that sold in 2007.  The average sales price went down a little in 2007, however the days on the market shortened up a bit. That sounds to me like the real estate market in Greenland was fairly stable last year! With this kind of information readily available, it's just further proof that all real estate is local, and that the media that continues to harp on a 'national real estate market' really need to get a clue and understand that there is NO SUCH THING.  There really is also no such thing as a 'regional market' either.  In Rockingham County alone, the market varies greatly from here in the Seacoast to just 15-20 minutes inland.I...

The Garage - aka Clutter Stockpile. This where it all ends up as we go to clean out the rest of the house. But don't be deceived into thinking the Garage is not important to stage like the rest of the house. Eliminate all that stuff youv'e been meaning to get rid of. If you can hold a Garage Sale (weather permitting) do it before you put the house on the market for sale. After all you are planning to move - do you really want to carry it all with you? again? A garage is for parking your car, believe it or not. So make sure it looks like you can fit a car or two in there. Cleaning up the Garage will make it look bigger and tell Buyers you really care about your living space. For a lot of men the Garage is their territory and they want a space for hobbies, car repairs and lots of toys (oo...

AT HOME IN GREENLAND NEW HAMPSHIRE - Greenland is a small town right next to Portsmouth and Stratham.  The total geographical size of Greenland is only 10.5 square miles, and the current population is about 3,400 residents.  Quaint and charming, Greenland was originally a parish of Portsmouth dating back to 1638.  Greenland came into its own in 1721, receiving "full town privileges" which meant being able to collect taxes from its residents, among other things.  Imagine, collecting taxes from residents....Greenland NH, home mostly to quiet residential areas and some very small condo communities, has some very nice pastoral areas, and a little bit of commercial mixed in here and there.  Located between Route 1 on the eastern side and Great Bay on the western side, everything in the area ...
