The latest forecast by the National Association of Realtors (NAR) claims that existing-home sales are projected to trend up in 2008.  I definitely see that happening here in the Seacoast.  In fact, Lawrence Yun, Chief Economist for NAR was quoted recently saying, "The improvement in the Northeast reaffirms a trend apparent for some months now that shows signs of recovery, noteworthy because that was the first region to slump." There are certain moments in life when emotion floods over and a kind of numb feeling takes over your body.  Hearing my son is going to be a dad was one of those moments. "Ashley is pregnant" Josh said with a big smile.It came out of the blue, totally unexpected.  Surprise!  My boy...a father?We are going to have a new baby, our first grandchild! When Ashley pulled out the pregnancy test, I think I went into a type of shock...I don't know why, but for some reason my top priority at the time was "don't cry" and not being emotional was the main thing on my mind.  I am sure I didn't have the reaction they were expecting.  I hugged them both and I let them know how happy I was, but there was this surreal feeling to the whole thing...joy and fear all mixed together.Please don't misunderstand...

You might not believe it, BUT, the National Association of Realtors stated recently that sales of existing homes rose to a 5.03 million annual rate in February which is an unexpected 2.9% increase.  Why?  The answer is that sales are being spurred by lower prices.  Falling prices improve affordability and encourage people to make purchases.  In addition, the number of new construction homes for sale dropped to 471,000 units (in the US) which is the smallest number of new construction homes on the market since July 2005.Rising sales and lower prices have also stimulated the mortgage market.  Recent Federal Reserve actions have also allowed the 30-year fixed mortgage to remain near 6% and the 15-year fixed to hang around 5.5%.Now that you are all up to date on the national market.  Here's...

Dover is the town I grew up in and I have an enduring fondest for it. We have definitely seen some changes when reviewing the first quarter of 2007 to the first quarter of 2008. In 2007 there were 94 single family homes & condos sold and in 2008 that number has dropped to 61. That computes to a 35% drop in total units sold. Granted we did just live through the snowiest winter on record. Not an easy time to look at houses let alone move in. The first three months of 2008 did see a slight decline in average sales price to $270,079 vs. $281,254 for the same period in 2007. A 4% decrease is more than acceptable but 102 homes came on the market during this time. That is quite a bit of unsold inventory. The average days on market have also increased. Before showing your home, take the time to work with your professional real estate agent to complete a quality listing and fact sheet. I am constantly amazed at the amount of information left off. From total square footage (found on the tax card) to the color of the house. Help yourself and your agent by sitting down to write out a list of improvements made to the home and when. Give as many details as possible. The listing sheet is an essential marketing tool that drives internet information. Leaving off the total square footage means that if a potential Buyer is searching for homes between 1,500 and 2,000 square feet is doesn't matter if your home is 1,800 square feet of living space if that number was never entered.  What a week it has been.  Today being Thursday, I have several more appointments lined up for Friday.  Many of you know, last week was great for me also.  I ran into a developer who is working on a new project, 128 residential lots!  I've done a ton of work trying to get the exclusive on that, marketing plans, etc...   I've had several calls last week, and this week, from past and new clients, all wanting me to do CMA's on homes, some wanting to look at new homes, and some wanting to buy investments!So what gives?  Am I doing something new?  Are my marketing plans finally working and coming to fruition?  I can honestly say, I think a lot of it has to do with Active Rain.  Sure the placement is great, the added traffic to my website is spectacular.  But above all of that, I think the kn...

Due to a recent surge in automobile break ins in the city of Dover, 40 reported in the last 60 days, Chief Calarusso of the Dover Police Department has put out a strong warning to the citizens of Dover-" If you leave your vehicle, lock it!"  Apparently no one is safe. These thugs are getting cars in peoples driveways! They are targeting unlocked cars. As Chief Calarusso puts it "Thieves are lazy," they are not going to do more than they have to or do something that will draw attention to themselves. In the Dover City News this week, I read an article about some historical records being returned to the City of Dover. These records date back to 1641 and were headed for auction on the Internet. The Document, which is entitled " Town Records Of Dover New Hampshire 1641-1807",  contains 1,110 pages filled with information on the settlement and development of Dover, which by the way is the seventh oldest settlement in the United States. The documents include references from The American Revolution, Boston Tea Party, the Declaration Of Independence, and the Nations first federal elections.
