Things are getting more back to normal with a call to go view a short sale home. It was listed, but it did not sell and now they face foreclosure with the moratorium on foreclosure being lifted. Could I help them?   Arriving to a home with un-mowed grass, it was worse on the inside than the outside. The seller arrived and asked what i thought. I had the sad job of telling him why this home did not sell. He is still the owner and still responsible to maintain it even though they have moved out.    Inside i came across this tub. It was filthy. The home was similar and it was time for a hard talk. If he wants to sell it "as is", sure i can do that. I work with a great number of cash buyers and can have it under contract in mere days. We can than help him get the short sale approved. BUT T...

You may be expecting me to write about my new bank owned home or even my new short sale listing. Actually this is about a home that expired after spending 6 months on the market without a sale. The seller found an agent online and perceived them to be the biggest agent, so they must be the best to sell their home in need of much repair.   That plan did not work out. The seller said they received no advice, no feed back and 2 half price offers.    The seller needed help and they turned to internet again, this time Facebook. In what could be a "here we go again story", they asked who best to sell their home. Visitors to the "community page" littered the page with names and ideas. I had a fair amount of old and current clients refer me. Seeing my name, I thanked each in the comments when ...

I have an easy question with a not so easy answer. Basically take a new construction home, what color should the inside be painted? The two common answers could be, #1. Whatever the builder listed in their specifications they would paint it. OR #2 Whatever the buyer listed in their "choices" and signed off on. So why was the homes inside painted yellow? Yes... yellow, the walls and the trim, all yellow? Was there a change order? Did the buyers visit the home on their own and talk to the painter? I did my best Magnum PI impersonation. Soon the answer was staring at me. The buyers requested the walls and trim to be painted the same "white" paint. The builder HI-LIGHTED this change in yellow. The painter seeing the yellow and not the word "white" paint. Painted the home yellow. Many months...

WHAT IS THE MARKET LIKE?  SHOULD I BUY OR SELL A HOME THIS SUMMER 2018? Lets look back and review the Real Estate market in the Manchester NH area THIS SUMMER. 2018 has been a wonderful year for Real Estate. Over all a very busy market that sees new listings coming on the market.  HOME SELLERS who listed with us enjoyed relatively quick sales and at great prices when they list with us. HOME BUYERS who bought through us enjoyed getting ultra low interest rates. They got an insight of what new listing were hitting the market and used our tips to have their offers accepted and closed on their dream homes.  Interest rates bumped a little the start of August which has seen a rush of buyers who were waiting, to act now. WHAT DO WE SEE FOR THE END 2018? During the last week, the Fed raised rat...

There are dirty homes then this. You see I have been working hard to build up listings for the spring market here in the Manchester NH area.  This FSBO was rented, it has been for sale on and off for way over a year. The tenants have now moved out and the seller said it is time to get serious about selling. He asked everyone he knew, and was told to call ME. What he liked most about our meeting was that "I told it like it is". There was no sugar coating, there was no telling him what he wanted to hear. There was only telling him what he needed to do to sell this home.  I do not usually give sellers gifts when they list with me, but this was a special case. I had recently ordered 2 Clorox Scrubtastic Multi-Purpose Surface Scrubber Cleaners. I have been using one myself in my home, the ot...

SHOULD YOU BUY OR SELL A HOME IN 2018? Lets look back and review the Real Estate market in the 2017 was a wonderful year for Real Estate. Over all a very busy market that saw a shortage of homes for sale in some markets.  HOME SELLERS who listed with us enjoyed relatively quick sales and at great prices. HOME BUYERS who bought through us enjoyed getting ultra low interest rates. They got an insight of what new listing were hitting the market and used out tips to have their offers accepted and close don their dream homes.  WHAT DO WE SEE FOR 2018? During the last week of December the Fed raised rates. However they had a very small affect on mortgage rates. Rates are the lowest you may see for this year as we do expect an increase again in the spring. If you are thinking of selling your h...

I got a call from someone whose home went 3 months without selling, he was convinced his house did not sell because his yard is way over grown. One agent told him to cut everything to the ground and let the new buyer start over. What did I think?  Without seeing it, I could not answer him. It did sound drastic. He invited me over to look at his house. He lives in a wooded area, you can say it is almost deep woods. His yard was dark, but had lots of different plants, shrubs and trees. They were just a little wild.  What shocked me more, was the lack of comments he got on making the inside of his home ready for buyers to see it.  The home owner loved my ideas, loved my comments and most important loved that I asked questions. He said he was excited again to sell, and wants to list with me...

Here is the scenario, the buyer closes on their new Manchester NH Area home. Within two weeks of closing the buyer got a notice their mortgage was sold. Before they could ponder what that meant, they got a second notice that their mortgage was sold again.  What does this mean he asked? Are they taking my house from me?  With a simple call to myself, i was able to tell him what it means when a mortgage is sold and how it will not affect his purchase or his mortgage.   When a mortgage is sold, the only thing that changes is where to write their check to. The mortgage terms, rate or length, does not change.  Many mortgage companies do not hold the mortgages they write. They often sell the loan to another bank on the secondary market. This is something that is often discussed by the loan of...

We have all seen sales go down the toilet, however not too long ago, a toilet tried to kill a sale. During a home showing, the would be buyer "had to go".  They used the sellers bathroom. The buyer than submitted an offer through their buyer agent. Late that night, a frantic home seller called in a rage. "Some one used their bathroom and to not deny it".  How did they know you ask? Well the buyer replaced the toilet paper but "not like it was". The end of the world? Well no... but maybe the end of the sale when they seller called the buyer agent direct and got in a shouting match.  What would become of this Manchester NH area home sale? Well if you thought it could not get worse, the buyer, on their own drive by the Sellers house. When the seller was outside, they stopped and talked. Th...

I was inspired to write an entry into the Active Rain March challenge to write about how I went back and completed some Spring Cleaning on my older Blogs. Looking back, I have written how about so may local events. Community Gatherings. Market Reports and shared countless stories with tips on Buying or selling a home in the Manchester NH area.      Who would have thought I had so much to write about. Who would have thought anyone would read my blogs? Who would have thought National newspapers asked to print what I wrote.    I went back and Saw a disaster. I organized my older blogs into paragraphs. I changed the font to 12 and some at 14. I added pictures. I also changed my closing also known as the sign off to a shorter easier to read paragraph. I still have many to do when time allow...

Have you ever thought that "this home will never sell". I showed an owner occupied home over the fall. It was priced low, needed some work and as you can see, was a total mess. Now this is not a bank owned, not vacant and not abandoned. My buyer wanted to be in this neighborhood and loved the price, but not the mess in this Manchester NH area home.   We met the seller as we left and they were walking their dog I introduced myself and we quickly left. My buyer bought another home. Now months later Mrs. Seller calls me, she remembered my name and looked me up. She proceeded to find my Active Rain Blog.      She let me know her home did not sell. She was not sure why. She said she appreciated that day last fall that I stopped to say hello and that I was all done my showing.   She needs to...

WHY do Buyers and their agents LOVE those Low Ball offers s much? Despised by sellers and Listing Agents, the Lowball offer has not gone away. If you are reading this far, my title caught your eye. 2016 saw an increase in Buyers making low ball offers. It also saw Sellers increasingly rejecting them and choosing better offer. This wont stop the low ballers though, i see them out again in full force come 2017 even though there is a shortage of homes for sale in most markets.  THE TOP 5 "LOW BALL" NEW YEAR RESOLUTIONS 1. If it is your dream home, do not mess around with low ball offers, make your best offer first. 2. Buyers whose buyer brokers are telling them to write low ball offers, should simply find new buyer brokers3. Thinking just because you made an offer, the seller will counter ...

DO I get to see the home again before we close? One confusing aspect of purchasing and selling is the final walk through. Welcome to Day 9 of my 10 blog series of the "Top 10 tips" for Home Buyers looking to buy their dream home. #2. What is a FINAL WALK THROUGH?Once you get loan commitment and the closing date has been set, it is time to schedule the "final walk through." The best time is right before you close but at least within 24 hours of closing. The buyer and their agent simply walk through the home to verify the seller is out, there are not trash or debris left behind and the home is in good orderly condition. At this time a buyer can check that anything that is suppose to stay, is indeed there. Who should attend, is the buyer and their agent. It is a good idea that the listing ...

You made it!!! Day 10 of 10 leaves us with a question. Should you take the first offer on your home serious when you "just listed" it? There is a mixed reaction from some sellers. Whole some are over joyed, others question why they got an offer so fast. Cant they get more?  This is day 10 of 10 in my blog series of the "Top 10 tips" for home owners selling their homes. Starting soon, my top 10 tips for Home Buyers are up and ready to start. #1. Should I even consider the first offer I get when listing my home? The answer YES. some times the best offer is the first offer. Before listing I like to tell my seller that we will price the home to sell. High enough to get you the most potential money but not so high no one will look at the home. We will bombard the public, targeting the most p...
