When I saw a challenge to write about my craziest Real Estate transaction, there was nothing to think about. In the last 33 years there has been many transaction that stand out. But 2 immediately that are equally as pain full to think about. I am thank full that nearly all are rewarding with very happy clients. Transaction 1. "THE DIVORCE" I handle many divorce sales, most which go pretty well given the emotions involved. In this sale the husband hired me. The house was his before the divorce. As part of the divorce the judge granted her a fixed amount from the mandated sale of the home. She moved out but yet her presence was felt through out the sale.  From fake showings called in to red paint on my sign, the lawn and windows of the home. From a break in where all his furniture was tos...

WHAT IS THE MARKET LIKE?  SHOULD I BUY OR SELL A HOME THIS SUMMER 2018? Lets look back and review the Real Estate market in the Manchester NH area THIS SUMMER. 2018 has been a wonderful year for Real Estate. Over all a very busy market that sees new listings coming on the market.  HOME SELLERS who listed with us enjoyed relatively quick sales and at great prices when they list with us. HOME BUYERS who bought through us enjoyed getting ultra low interest rates. They got an insight of what new listing were hitting the market and used our tips to have their offers accepted and closed on their dream homes.  Interest rates bumped a little the start of August which has seen a rush of buyers who were waiting, to act now. WHAT DO WE SEE FOR THE END 2018? During the last week, the Fed raised rat...

SHOULD YOU BUY OR SELL A HOME IN 2018? Lets look back and review the Real Estate market in the CANDIA NH area. 2017 was a wonderful year for Real Estate. Over all a very busy market that saw a shortage of homes for sale in some markets.  HOME SELLERS who listed with us enjoyed relatively quick sales and at great prices. HOME BUYERS who bought through us enjoyed getting ultra low interest rates. They got an insight of what new listing were hitting the market and used out tips to have their offers accepted and close don their dream homes.  WHAT DO WE SEE FOR 2018? During the last week of December the Fed raised rates. However they had a very small affect on mortgage rates. Rates are the lowest you may see for this year as we do expect an increase again in the spring. If you are thinking o...

I received an offer on my new listing for the buyer to "rent to own it." A puzzling choice for a buyer agent to take when our new listings are selling so quickly in this market. It lead me to address the topic of Lease/purchases as i do get quite a few requests every week. There is such a thing as rent to own, but the "however" is in this market there is often more buyers than there is sellers. Sellers do not have to resort to renting their homes. In a "Buyers market" where there are more buyers than sellers, a home owner who needs to move may have to rent their Manchester NH Area home if they need to move quick.    FIRST anyone looking to rent to own, should know that most often it is used for buyers who have good credit, but need 1 to 2 years to save for the down payment and closing c...

Does it matter what color the exterior of a house is? Yesterday while out showing homes, we cam upon a home that was "pea soup" green with yellow shutters. It was so awful that buyer balked to even go inside. We initially left the home and on to another down the road. The 2 homes were the same style, same builder, same, size, same amenities and similar in condition. The buyer loved the second home but noticed the price being so much more than the Manchester NH area home with the putrid paint.     WHAT WERE THEY THINKING, to paint their house that color, asked the buyer.   Then came the realization that they should go look at that home anyway. You see it was priced $40,000 lower than this home down the street. It had been for sale for over 6 months. We went back and went inside. It was ...

WHY hasn't that home Sold? You may see it, homes selling in days in some areas and then the one home that seems to be on the market for ever. Some times it is beyond one's control and for others, there is some one to blame. There are "one of a kind" homes and factors that affect selling.  Some may sound harsh, some may sound like common sense. In the mean time please enjoy my blog based on my experiences here in the Manchester NH area. TODAY is day 20 of my Series "The scariest Horror Stories in Real Estate." The top 30 collection of Horror StoriesToday's feature story: #11. TOP 5 SCARIEST Reasons your home will NEVER sell    1. A home seller lashed out that "Home buyers should know not to touch these, why should i put them away?" When selling a home, health and safety is something a home seller needs to and must think of these days. Today is day 9 of 10 in my blog series of the "Top 10 tips" for home owners selling their homes. #9. What should I do with my all prescription drugs, valuables, firearms? The answer should be simple however common sense, not so much. Before even starting showings on your home. All prescription drugs, any valuables and all firearms should be locked up out of sight. Yes the agent is present, yes buyers should be looking at your home and not your stuff, but it is better to be safe than sorry.   Here in the Manchester NH area,  one of my first conversations when listing a home is what ...

Do you know that It does not need to take a trick to get your offer accepted these days. Many Home Buyers and their agents do not, as they pull out every trick to get their offer accepted. Many Buyers though are learning the hard way here in the Manchester NH area when their offers get rejected.  The top 5 collection of Horror Stories of "WHY you offer was rejected." 1. Your offer was Rejected because you offered half price on that mint condition home.2. Your offer was rejected because the pre-qualification letter that was required with your offer looks like it was written by your child.3. Your offer was rejected because you made it contingent on you mother seeing and approving the home within 14 days.4. Your offer was rejected because you asked the Bank to rent this Foreclosed home so ...

Candia NH Real Estate Market Activity August 2010 We are comparing homes sold data for the last four years to the last twelve months to determine where the market is headed.  2006 saw 41 homes sold with an average days on the market of 89.  2007 gave us a 9.7% decline at 37 homes sold and those homes spent 31% longer on the market at 117 days.  2008 showed us the recession was in full bloom with 27% less homes sold at 28 but conversely days on the market fell 47% to 62 days.  This fact shows us that even though less homes sold in 2008, the demand was there because homes were selling rather quickly.  2009's dismal performance (even though the Federal Home Buyer Tax Credit was driving the market) had only 20 homes sold and days on the market went up to 78. Candia NH Real Estate Average Sa...

There's an old / new kind of home in the home building industry:  a hybrid home.  Hybrid homes are built utizing two or more construction types.  For instance, Bonin Architects designed a hybrid home in Candia, NH, with timber framing, structural insulated panels (SIP panels), conventional 2x material, and conventional insulation material. The center section of the hybrid home is timber frame and SIP panels. The Master Bedroom has timber rafters with SIP panel walls, roof, dormers. The Master Bedroom connector: SIP panel walls with conventional roof, while the garage utilizes conventional 2x material with batt insulation. A hybrid home might better fit your client's family's needs - and budget.  If budget is a concern, consider combining building methods.  Using high performance SIP pan...

A few years back Jay and I went on a lovely winter wonderland sleigh ride. It was just gorgeous and something that we enjoyed very much. We had been invited by good friends Liz and Brad Yasika as a birthday treat for me. The weather was cold, as in, "you could see your breathe" kind of cold but we came prepared with lots of blankets. Blankets that we didn't end up needing as the farm makes sure that their guests are kept comfortable. I remember that we drank hot chocolate and hot apple cider by a fire at the end of our ride. The farm was all lit up for nighttime enjoyment and simply just magical. The memory has stayed with me ever since.Today, I went back....
