What is your guess? The answer in this story is 3. You see there was a vacant home that just expired with it's second listing agent in 9 months. I was called for interview to list it. I arrived to a dark home. was welcomed by the owner who had moved out of state last spring who came back for the first time since to see why it has not sold. As i walked through this Manchester NH area home, most light bulbs were burnt out or missing. A spider web swayed down from the chandelier. Recently there has been an increase in inquiries on homes that are listed in the MLS as Pending. Many Home Buyers did not know what pending meant. It could be because there is a shortage of homes for sale in and around the Manchester NH area, and they are looking for more homes to see.   In NH we two statuses you can change a home to when a contract has been accepted by the seller. That is Contingent where the home can still be seen by buyers. Most often it is used if the sale is contingent upon a home for sale which needs to be sold before they can purchase this one. Other listing agents will change it to "contingent" if there is a contingency such as a home inspection or mortgage is needed. Is it mandatory that an agent places a For Sale sign on the front lawn? This question was asked by a Manchester NH area Home Seller who said every agent they interviewed said it was a must, but they did not want a sign no way, no how. They gave a couple reasons they wanted kept private and I was ok with that, I can accept their listing and skip the sign in the front lawn. From the smiles on their face, it looked like i gave them a new puppy.  The leading reason to have a sign is more exposure for the home. How do you know if  Home Buyer can get a mortgage or not? Why are Buyers given a pre-approval if they were not actually approved for a loan? The CONFUSION starts that they actually got a "PRE-QUALIFICATION" Letter and not a pre-approval. Many buyers and sellers are confused by the two terms. This sellers sale fell through because the Buyer could not get a mortgage and had a generic pre-qual letter from an internet mortgage company that wasn't worth the paper it was printed on.   A pre-Qualification usually only looks at the buyers credit score and uses what the buyer states their income and debts are. Should a Home Seller agree to pay 50% of a Home Buyers closing costs? My answer may shock some. Absolutely no way should a seller agree to oay "a percentage" of price or closing costs. The warning I have is "it will depend how it is written in the offer". First it is perfectly acceptable and even encouraged for sellers to pay a buyers closing costs. It attracts more buyers and when done right, is built into the price not costing the seller anything. The HOWEVER part is it depends how it is worded. You see if it states (Seller to pay 50% of closing costs, there is not way to protect your seller with a specific amount. WHY would any Home Seller or Listing Agent in their right mind sell a home through an ONLINE AUCTION, that is what i was just asked. Perhaps because yesterday I wrote about my new listing that is being sold by an online auction. I got quite a few comment, emails and even messages asking how it worked and if  i as crazy? You see it was not my choice to sell a new Bank Owned Listing through Online auction, it was the sellers. And it went something like take the listing being sold in this auction or else. The Seller said they wanted to do a "FAVOR" for the Buyer and leave them some paint. What is the problem you ask? Well not really sure the buyer wants a can of paint from 1985? Not to mention there was not just 1 but over 2 dozen cans of assorted paint, some dry as a bone and others leaking like a sieve. Throw in a couple of cans of old oil and it is a winner. I just wasn't sure for who? The problem here in our area is you can not just throw out paint. It is considered hazardous waste. Which is why most sellers want  to leave it. Most buyers find this out the hard way. Not my buyers though... You may see or read the term BROOM CLEAN in a purchase and sales contract. During a walk through Saturday for a closing next week, the listing agent called to say the seller was out, so the buyer wanted to walk through the home. The seller was out, but some furniture and belongings were not. After a call to the listing agent, their response was "the home was broom clean as per the contract." I let them know sweeping around the furniture they left, was not broom clean. I List and Sell a lot of Manchester NH area homes, and broom clean has always been free and clear of all personal belongings and or trash.
