WE all have dealt with both of these kinds of buyers in the past. These are terms that I have heard since Real Estate 101.  Are these the terms that you are familiar with. The Tire Kickers and Tooth Pickers are those possible FUTURE buyers that want to use YOUR precious time right then.  The are NOT qualified and do not have the means to purchase right now but are thinking about it... Over the 35 years of experience, I do not put tooth pickers or Tire Kickers in my car.  I have a potential BUYER qualified by one of our local lenders.  Then, I show them houses in their price range. AS we all know...TIME IS MONEY 12/31/2016

  I just read a post from another Active Rainer regarding folks that just talk too much and waste your time when you are busier than a "one armed Paper Hanger". WE have a few agents in our workplace that just like to talk and when you see them coming , you want to cringe because you have not compeleted the project that you are working on. I have yet to find the right words to let them know that I am busy and do not have time to chit chat. They will begin a story that goes on and on and there seems to be no ending. Love these folks but talk with me after hours.  I do not need to know every detail nor learn about a friend that I do not know and will never meet.   05/25/2015

Today we are having a bit of rain..again..Yes, the garden is growing well....but so are the weeds.Maybe the veggies can get a head start if we try to eliminate the weeds.The seeds are planted, peas, tomatoes, eggplant,  squash, cucumber  and peppers.Great dinners on our table in the near future..  Hope your garden is doing well also.  05/18/2015

   This is such a great idea and everyone can do this.YOu get this great feeling in your heart when you do something for someone else and it is not expected.It can be as simple as letting a car get in line that is stuck on a side road; smiling a someone with a frown on their face; letting someone get in line in front of you when they have only one or two items and you have a basketfull; I sit in the evenings and make afgans for the folks in our local Nursing Center,  I make up to 50 a year.  They are simple and made to fit someone in a wheelchair. They are simple to make and only take about a week to make.  When finished, I will go down the hall and find someone that does not have much in their room.    I will greet them and tell them that I made this just for them.     They will say to... 05/18/2015

 You have to either love doing them or dislike doing them..Frankly, I enjoy getting out into different parts of the county and making new discoveries.  Communities that I have not been to before. Just finished doing 2 BPO's and getting them emailed to the originator.  What great fun.  I find that doing these keep my skill sharp for our local market.I enjoy the challenge of getting comparable sale together and then looking at what the competiion for this piece of proepty is going to be.Do you have a lot of these in your area?  I would lke to do more.Share with me if you willTake care,Ginger of Southport 05/04/2015

  Our Company, Coldwell Banker Sea Coast Realty~held an Open House Extravaganza weekend and many of us participated.  I held 3 Open Houses with the help of my sellers and 2 other agents in the office..  They are excited to do anything that they can do in order to get the exposure for their houses too. We were somewhat successful, with some folks looking around after the Easter Holidays.   Springtime brings buyer to the area wanting a vacation home before Summer arrives.. The Most Successsful Open Houses have been the "Coast In and Win" days.  All visitors can sign up for a drawing at the end of the month for $500.  Hope your are doing well and that your market had picked up. 04/18/2015

Seems like some agents get all of that business and I want to learn how to break into that market. If you have the chance to take the Mark Leader course...just do it. I have listed and sold real estate since 1983 and each time I go to a workshop like this, I learn something new or remember that something that I used to do...works... Yes..Halloween is past and now we have other wonderful Holidays to enjoy. Thanksgiving is the time when all of my family comes to our home for the Traditional Thanksgiving Dinner.   We will have about 25 family and friends to join us that day.  Everyone kicks in and does a part of this traditional Dinner.  Nothing too elaborate..just a fun time to be had by all. And the food....to good...just like our Mama's used to do many years ago. I do not remember a more rainy Summer than we have had here in 2013. We have needed a good rain so much.  Finally we got over 20  inches of rain over the past couple of weeks.  Raining every day right now.  Usually there is a dip in the yard that fills up with water...and we call it Ginger Lake... This morning, we got up and there was NO Standing water in the yard anywhere.  That means that the grown was so thirsty...that it soaked it all up. Maybe our Water table is higher now.   WE have been a very dry area of North Carolina so and am glad that we have this rain.. We are still trying to grow a Fall Garden..  Will report on that progress later.     08/22/2013

Monday, Monday, Can't stand that Day....   Not true, I love Mondays and start with great anticipation of the events of the week.  I know that Spring will be here in just a few weeks and the weather is already getting warm and flowers are blooming and bees are a buzzin'... Wow! What a glorious day.... Temperatures in the high 70's. Sunbathing weather on the Oceanfront. Last night, we sat on the dock and enjoyed the sunset and the peacefulness of the day. Came inside to enjoy sauteed fresh shrimp right off of the boat. How lucky are we? It is time to get ready for the vacationers to come and enjoy this pristine area of the North Carolina Coast.   I have always know that LISTINGS IS THE NAME OF THE GAME! How true that is.. I learned that over 30 years ago.  If you have the listings you will succeed..that is if you price your listing right. Today, I listed 2 lots on Oak Island, 1 condo at Oak Island Beach Villas and 1 Ocean Front house.  That  is s great start for the weekend..   Now...If I have done my job right..we will have buyers for these properties int he next 3 weeks..   Have a great weekend..   Ginger of Southport 02/08/2013

Short URL Clicks.  The are on the page where we see the traffic that has come to our Blog Page.  All I ever see there is a dash (-).  It that important?  When I write a Blog, although I am not very good, I like to look then next time that I am on the Active Rain website and see if anyone has found what I wrote to be interesting or informative or laughable..   I know that I learn so much from reading the Post of other ActiveRain Members.   Is Business picking up for you? I am in the coastal part of North Carolina, where the Atlantic Ocean and the Cape Fear River join. It has been slow here for the past 4 years but I am beginning to see some increased activity. Everyone says that we have reached the bottom...I am not so sure, but I do know that prices are much more affordable. I almost feel that we are back to pre 2005 prices.   I don't know about you all, but I am having a harder time pleasing the BPO  folks.  I am giving them  factual information based on our local MLS and the figures tell the truth.  They are wanting us to go back and get closer comparable properties  When nothing has sold in that area you must go outside that community to find comparable to do the analysis.   I am also finding, after I have done the work...they order has been canceled.   Then, we have spent our time and energy to do the work and will not be compensated for it.     Hi All! I am still wondering how to get Linking points in the system.   I have worked on this for an hour or so with no success.  I do not understand what a tag is either.  Tags are not key words.  How do you make these tags work when trying to get more exposure.  I sat through an hour webinar yesterday to learn some of this.  But guess I am just not that techy.   I use this American Greeting Card program to keep up with Clients, friends and family... Just got a new computer with Windows 7 on it and I can't make the program work.
