Wake Forest NC Schools are a great mix of traditional schools and year round schools.  Each has their own appeal to different people for different reasons.  Personally, the Finley Family has always attended the Year Round model schools and we absolutely love it.  If you are new to the area and are interested in what Year Round school is all about and if it may be right for your child feel free to call me – I’d be happy to give you my opinions as a parent. The new year for Year Round schools starts up on July 9th so there is still a little time to get organized and prepared!  I have a page on my website, Wake Forest NC House Chick, dedicated to the schools in Wake Forest NC where you can find: ·         School calendars ·         Lunch Menus ·         School Enrollment Information ·     ...

I wrote this post way back in 2008 and discovered it again today.  It reminded me that no matter how crazy, stressful and "unplanned" my days become in this whacked, fast paced business to take time to realize and take note of the simple things that really bring me joy and make my heart sing..... After seeing this again and reading it I have decided that 4 years is too long to have gone without another day like this......Liam and I will be heading out again soon with him in charge of the camera and Flip.   I hope that you all don't mind me recycling this because I want it to stand as a reminder to all of you - it truely IS the little things that propel us forward, give us courage, replenish our soul and keep us grounded. Peace, ♥, and Serenity for you all, today!I had to go WWWAAAYYY ou...

Clearly the market has become more active since the same time period last year in Percentage of List Price received and Pending Sales but remains a little uncertain with both Average and Median Sales Prices.  Another great indicator of a rebounding market is the number of closed sales. February 2012  had a +12.5% increase in Homes that Closed compared with February 2011.  It is important to keep in mid that the Days on Market though has increased.  So while the homes ARE selling it is taking a touch longer to get them under contract.  Patience is a Virtue!  There are currently 537 homes for sale in Wake Forest NC with over 48% of them being in the sweet spot ($200,000 - $400,000) so competition is fierce.  If you are ready to play ball you better be competitive, look your best, and be a...

On most Listings Appointments I bring up the Absorption Rate of Wake Forest NC and I am more often than not met with a glazed over look like I am talking jibberish.    Regardless of where you live in the country and Absorption Rate is important!  Here is an excerpt from a post I wrote on this very subject: "An Absorption Rate quite simply is the supply of homes that are on the market.  For instance, if there is an Absorption Rate of 8 is would mean that should NO other homes be listed it would take 8 months for the currently listed homes to sell or to be "absorbed" back into the market." While that brief paragraph may be enough to satisfy your curiosity about what an Absorption Rate is you really should take a few minutes to learn what Absorption Rate indicates a Seller's Market, a Buye...
