Oh boy, it's still happening.  I can't give it up.  I can't stop myself.  Yes, I'm still seeing faces in inanimate objects. Let's see if you can see it with me, or if my mind is just a LITTLE overactive.  Well, ignore that last point, it's alread proven. But I looked up in a house recently, and there was a little happy man on the ceiling.  Really, he was.  Here's his picture!   See?  I told you!

The Wake Forest Real Estate statistics are out for June and we continue to see improvement in the market!  Both the Average Sales Price and the Median Sales Price have increased since the same time last year.   Closed Sales for June have increased by +6.6% compared with the same time in 2012.  However, inventory is tight and continuing to tighten - current inventory has decreased -2.9% when compared with the same time in 2012.    The Absorption Rate in Wake Forest NC has remained stable at what is considered a "balanced" market - neither a seller's market nor a buyer's market.  It is important to note that this is just for Wake Forest - the Absorption Rate varies in the different areas of Raleigh.     The average Days on Market has declined considerably when compared with the same time ...

Sometimes when visiting a home, I have that moment of surprise when damage is a direct result of how the home was built (and possibly designed).  This was such a home.   These nice folks are getting ready to possibly list their home for sale.  And they have this mysterious staining and mildew/mold on the garage drywall ceiling.   Being in home repairs, I have received special traning that I can tell that this is not normal.  Don't try this at home.   Ok, so anyone would know this is not normal.  You got me.  Mold in the house, not normal, except on that sandwhich in the back of the fridge you forgot from last month.  You might want to get that out of there.   But I digress...   So being the naturally curious guy I am, I wanted to find out WHY there is damage on a drywall ceiling that is...

We recently had to remove a deck that was built by others, and wasn't built to commercial code (yes, there are MANY differences between residential and commercial code).  Our first preference was to bring it up to commercial code, but we figured out that wasn't doable with some major steps having been missed.  So having spent so much time on investigating the issues, we thought we'd just get the deck down as quickly as possible.  Mission accomplished.

In July of 2011 the Absorption Rate was 11 which indicated a market that was deep into a Buyer’s Market.  This year, the Absorption Rate is 7 which is indicative of a more balanced market.  Does this mean we have hit bottom?  Not necessarily however, there might be quite a few buyers kicking themselves for not buying a home last year.      This stabilization in the Absorption Rate is good news for sellers in the Wake Forest Real Estate market.  It essentially means that the inventory of homes for sale is lower therefore meaning less choices for buyers.    If you aren’t quite sure what an Absorption Rate is you will definitely want to read What Is An Absorption Rate And How Does It Affect You?     For more information on the Wake Forest NC Real Estate Market please feel free to give me a...

It is no surprise that Foreclosures made up a huge portion of the inventory of homes for sale in Wake Forest NC last year.  They also accounted for quite of few of the resales in 2011.  The other evening when I was walking my dogs through one of the most popular neighborhoods in Wake Forest, Heritage, and I passed a few homes that I knew were Foreclosures.  It got me to thinking.......while I may know that the homes are foreclosures since I stay on top of the real estate market in Wake Forest NC that others may not.  On the exterior the homes look like any other home on the street.  They have a manicured lawn, a beautiful front porch, maybe a fenced back yard and all the characteristics that you would expect from a home.  Many buyers that I work with started their search by EXCLUDING fo...
