Below is a question I received from  prospective clients considering Pinehurst as their new home. "Bruce wants to know if you have any listing on the Pinehurst golf course that is reasonable. Pinehurst NC Real Estate Sales for 2010 saw mild improvement over 2009. The increase in sales was just over 6% from 2009 and most of the sales came in the first half of the year due to the Government credit which expired as of June 30, 2010. One of the interesting statistics from 2010 was how flat Pinehurst area sales were from August until December. As you can see the last six months was fairly flat when in prior years the same time period showed more fluctuations from month to month in gross residential sales. As no one can make predictions as to what the future will bring or what these patterns in Pinehurst area real estate sales indicate.   Little Pats Clinic is for Pinehurst Area Kids is more than just a Football and athletic clinic. Offered and sponsored by the Sandhills Optimist Club this excellent program for kids in grades 1-8 to participate in  to increase their agility, physical fitness, overall health and study habits. This program will begin Jan. 18 2011 and will run on Tuesdays and Thursdays from 6-7 until March 24. Just one of many great reasons to consider the Pinehurst area as a place to retire is the reasonable property tax rates. As you can see this is a chart of the Pinehurst area and much of Moore County's Property taxes for 2010. The taxes for 2011 will come out in July 2011. The House Value is determined by the county by assessing the property values of each individual home. This is done approximately every seven years but they can do it annually if the county so chooses. There has been only one assessment in the last 8 years. How are properties assessed in Moore County? First they determine the value for the land based on recent property transactions. Then they determine a price per square foot for the average house in a neighborhood. The numbers don't lie!  The buzz has been that 2010 was the worse year ever here in Pinehurst.  I beg to differ!!!  Being a REALTOR, I look to the numbers to tell me the TRUE story.  So, look for yourself... Recently I received and email from prospective clients about restrictions in some of the communities in the Pinehurst real estate market. The questions were as follows: "We both liked the four golf course houses that you sent us.  Is Mid-South a gated community?  What's your opinion about National as compared to Pinewild?  One other question:  we are both hoping that these communities all have stipulations in their CC&R's that ban garage sales as well as ban parking of RV's on the property or anywhere within the community.  Hopefully these issues have been addressed by each community.   Also; do the CC&R's address limits on the number of dogs residents are allowed?  I would be interested in knowing the answer to this question as well." Pinehurst NC Real Estate Sales for December have not all be recorded - so here is a preview as to what to expect. This chart covers Pinehurst and all of the areas in Moore County, NC.  Obviously January 2009 was our low point and June/July 2007 was our high point for total gross sales. units sold + average price = gross sales. There are many interesting things that I notice in this chart. First is the sharp decline in sales after the credit from the Government expired. Many took advantage of this $8,000 first time home buyer credit or the $6,500 buyer credit for those who had previously purchased a home. 2010 did not see the number of people retiring in Pinehurst as we have seen in the past. As many of us have been doing the last few weeks, I have been looking back at 2010 to see what worked and more importantly what didn't work and why? At first I thought I should considered what worked and focus on that. Then I had a conversation this morning with another local real estate agent (thank Linda) about the past year and what we can expect for 2011. As the conversation developed I realized that it was Oct. 2008 to late 2009 that was the cause for 2010 to be a difficult year for my real estate business. Dear Mother Nature, The snow you showered us with for Christmas was absolutely BEAUTIFUL!  It's been 47 years since you thought about giving Pinehurst a 'White Christmas' and we are honored that you put us back up at the top of the list.  Please don't take this the wrong way, but for future reference, a couple of inches of the fluffy white stuff would've had the same impact on us Southerner's as the 6" inches that you actually gave us.  I'm just saying... The Village Council of Pinehurst approved a $75,000 measure to build two all weather show rings at the Pinehurst Harness track for horse shows. As reported in the local new paper The Pilot. The funds will be available in the 2012 Pinehurst Village budget as it was the number one recommendation by the Parks and Recreation committee. It is expected to increase the economic viability of the Pinehurst Harness Track. Currently the track is used for several activities. Mainly it is intended for Harness Race Training in the winter months. Many come down to the Sandhills in the winter from colder regions for equestrian events including Harness Training. When you were looking for a house here in Pinehurst: Did I say that it rarely snows here? Did I say we usually get a little dusting of the white stuff, but not until January or February? I was invited to a get together for Christmas last night to a young families house in Pinehurst to whom I sold a house last year. They invited some of the friends they had made in the Pinehurst/Southern Pines area and it was great to see how they have settled into the community. They decorated the house beautifully both inside and out for the Christmas Season. The home was so warm and inviting, and the friends this young family has made are wonderful.  They are far away from Family here in Pinehurst for the first Christmas in their new home but they have found many friends for a happy Christmas gathering. Last night I went to pick up a friend as we were joining other friends in at a Pinehurst area restaurant to have one last celebration before Christmas. My friend lives in a lovely house and has modestly decorated this year. Just over two years ago this friend lost her husband and the holidays can be a difficult time. She is a great lady that contributes so much to our community and she is a blast to have as a friend. Taking time to spend with friends is so very important especially this time of year when it can be difficult for some.
