     After working on a transaction for over a month, (I represent the seller) the buyers of this property that I have for sale, decided 2 days before closing, to get a mortgage on the property.  Have you ever had anything like that to happen to you?  It was sold and accepted as a cash transaction.  That is the reason that it was accepted by the seller.  It seems like everyone is trying to rewrite the rules of Real Estate.  Don't know if you are experiencing it or not....but I sure am..   Ginger of Southport 12/06/2016

  Well, I find myself having Opportunity Day today.  (A better way to sayDuty Time).  Actually I have been enjoying it.  It is the first exposure that your company makes when some one calls on the phone or walks through the door. We need to ponder that a minute.  What you say or do...the minute someone walks in or calls in is the first impression that those folks have of your company. We need to remember that.       I just love Fridays.  It is the day that I look forward to all week.  With great anticipation, I think of great things that we can do to fill the weekend with fun and build memories. We have our youngest daughter with us this weekend.  WE will watch the grandchildren play baseball tomorrow and on Sunday have a family dinner.  I love the weekends they are our time to rejuvenate.. Oh what a glorious day..raining...and cool...and damp. But I am not going to let that dampen my spirits. I know that in May the flowers are going to be beautiful. I have thousands of Azaleas and Camellias that will bloom in my yard. It will be pretty for Spring.  The Weather has been cool and I think that the  peak will come in May. Old Brunswick town will be blooming with color as will  Orton Plantation is getting ready to be in full bloom. If you should be in the area, check it out.  It is so beautiful. Is it really worth doing BPO's today?   I have tried to figure this out and this is want I have come up with.  I need around $100 per BPO in order to break even.  I pay my Administrative Assistant $12. per hour for the work that she does.  Some of the BPO's are in the lower end of the County.  That is a round trip of about 2 hours.  Doing the research to meet the criteria of the BPO will take an hour and then an hour to  put the work together.  I am beginning to believe that it is not a break even situation right now.    Tell me what you think and how do you handle this.  I have thought in the past that I may get the listing on the property that I did the work on .  But that doesn't seem to happen.    Seems like some agents get all of that business and I want to learn how to break into ... 10/22/2012

    Well the big day if all most here and I am so loking forward to being with 20 or more of my family.  It is always such a treet to see them all. This year, we will have the traditional Thanksgiving Dinner with all the trimmings. After we dine, we all go out to the back deck overlooking the creek, and  take a Family photo.  We have been doing this since 1994, and  it is shocking to see how some of us and changed....and to remember those that have gone on.
