We went to an open house at Grayson Park.  The developers were there and were very excited about their product.  It is in the coast area of North Carolina and close to Wilmington NC and Southport NC. They have a very good product with a very affordable price point in the 150K range.  They offer three bedrooms and two baths. The community has pools and tennis court along with a playground for children. Too good to be true...but it is.

You know how it is .. After Church..comes Grandma day.  We had a delightful meal with all of the family and the, it was clean up time.  Then when all settles down, we get to do the things that really mean something. First the Lincoln  Logs come out and a city is built.. (with the help of parents)...then we go to the front yart to have a little batting practice...(5 year old is doing baseball this year). We are helping with Spring training. Then in for dessert of Blueberry Cobbler.. What could be better on a Sunday Afternoon. Ginger of Southport

  I don't know about you all, but I am having a harder time pleasing the BPO  folks.  I am giving them  factual information based on our local MLS and the figures tell the truth.  They are wanting us to go back and get closer comparable properties  When nothing has sold in that area you must go outside that community to find comparable to do the analysis.   I am also finding, after I have done the work...they order has been canceled.   Then, we have spent our time and energy to do the work and will not be compensated for it. New Homes Leland NC I wanted to write a quick post and share some pictures of the snow we recently had at our new homes subdivision, Summerlin Trace, in Leland NC. The snow was unexpected for our area, where we rarely get snow at all. The snow we may occasionally get (once every couple of years), is usually wet slush that doesn't even cover the ground. This was a solid 5 inches of snow in Leland NC and the ground had been cold enough for the snow to actually hang around! I sell new homes at our subdivision, but I also am a superintendent, and general caretaker of things at Summerlin Trace, so one of the first order of business on Friday morning was to go over and check out things and see how our new homes fared. Do Foreclosures, Short Sales and AMC's make it difficult to determine value? I saw this story online today and wanted to share it. It involves the new appraisal standards and how many banks are now using AMC's, or Appraisal Management Companies, to handle their appraisals, instead of contacting and using local appraisers that they know and are familiar with. Oftentimes, this involves the AMC sending out the cheapest appraiser that they can find, irregardless of the appraisers knowledge of the local area.  What caught my eye was the opening line to the story. "Where's the bridge to Bald Head Island?" asked the appraiser. The answer? There isn't one. You travel to Bald Head Island by ferry.
