Knightdale NC Housing Market Report - March 2011 Real Estate in Knightdale, NC had another really strong month in March!  Stats showing in favor of a leveling real estate market: 90% more homes UNDER CONTRACT than in February 34.8% more CLOSED homes than in February 16.7% less listings on the market than the month prior A great season here in the Triangle area to sell a home, there was an increase of 39.4% new homes that came on the market last month compared to February.  Excited to see how the trends progress over the next few months! Knightdale NC Housing Market Report - February 2011 Real Estate in Knightdale, NC was strong during the month of February!  This month for our Knightdale real estate report we're so excited we're going to jump right into what the percentages in the graph below are indicating.  Check out the percentage of closed (SOLD) and under contract (pending) homes in Knightdale!  When you compare the sum of these numbers (which account for 19% of the real estate activity) to the percent of newly active homes (those homes that were listed for sale in February), the number of closed and under contract homes beat out the newly active homes by an entire 4%!  This is a great indication of a strengthening market! Knightdale NC Real Estate Market Report - November 2010 A solid month for real estate in Knightdale, NC!  It's exciting to research the TMLS (Triangle Multiple Listing Service) stats to perform our monthly Wake County real estate market reports and see the trends improve. The biggest improvement we saw (as you'll see in the 1st chart below) is that 18% of the activity in Knightdale during November consisted of homes either closing or going under contract!  That's compared to just 14% new homes to hit the market.  This means that overall there is a smaller inventory of homes in Knightdale, which contributes to a more stable Knightdale Real Estate Market! House was built in 1991 and I am the home inspector out of Clayton NC who did the inspection. Knightdale NC is near Raleigh and my home inspection revealed a good deal of rotten wood. Brick moldings, fascia, lookout blocks, corner trim and siding were rotten. A few damaged shingles and some minor interior issues as well. House framing looked good as did the foundation - my home inspection was beneficial to this Knightdale NC buyer.

In the last 2 days Raleigh has seen its water supply go up 2 feet. We now have at least 165 day left in supply. This will bring much relief to all the citizens. Maybe we can now start to get our listing looking good for the spring market. Showing are up again for my office. And hits on our web-site has had twice as many as usual. If you know of anyone who needs area information. Call the agent with native knowledge. And if you are ever in Raleigh, remember to give me a ring. Everyone have a great weekend and remember to keep the family of the slain UNC student in your prayers.
