Kernersville Real Estate absorption rate is holding steady. North Carolina seems to be weathering the storm of the so called credit crunch. I have noticed and not be able to extrapolate statistics of homes that sell quickly and real estate that is just sitting on the market. Homes that are priced right seem to move in about 30 days. I generalize this from homes that I have been tracking. Others that I track waiting for the price reduction that is needed stay on the market. Real Estate is a changing dynamic that has not been seen before. The normal cycle of absorption rates is somewhat skewed from the view of local pockets of growth and other areas of a slump. Kernersville Real Estate rentals are getting scarce for renters. Apartments are approaching  100% in Kernersville, NC. Real Estate for consumers with lower credit and higher dept loads is not an option like it has been in the past couple of years. This has created a higher demand for rental properties. The cap rate for investors is rather low in the short term leaving the need for appreciation. Green roof tops on homes and Real Estate is a topic that has had my interest for some time. What little I have seen of plants on roofs has been on flat roofs of mainly commercial real estate in downtown type areas. The weight of soil type material and water is a limiting factor that will be the challenge. With limited building experience that I have, I realize there is a functional obsolescences with the design of the traditional homes. A combination of solar panels and improved quality shingles is the approach that is currently being used and accepted as the best practice for green homes. Kernersville Real Estate and the Value of homes are holding steady with some gains on well maintained homes.The economy  of the Kernersville triad area of North Carolina is still holding steady. This is not to say that there are not challenges for owners of real estate. Homes that are in good show shape are doing well. The buyers market has created some what of a gap between the homes that move well and real estate that is just sitting. Properties that are discounted have been moving (somewhat slowly) but still moving. Today's real estate news gave an idea of regional strength and weakness. The real estate market of the southeast has been somewhat odd in that from state to state there are specific issues that are influencing the new construction industry. In North Carolina there is still a steady growth with respect to projects that were started and now being completed. It is hard to track the number of developments and the stage they are at. The absorption rate stayed in an equilibrium for the growth of our area and the reaction of builders adjusted well for the real estate market. Real Estate has begun to embrace the environmentally friendly idea. This is the point to lay the ground work for generations and allow for a continuum of new ideas. Having things like better insulation, tight windows and tank-less water heaters are essential and should be applauded. I have heard that 38.? % of statistics are made up. This morning I pulled the closed real estate totals  for 10/06 and 10/07 to see the comparison. The surprise was that in October 06 there were 14521 real estate units closed and in October 07 there were 14181 real estate units closed. In the triad real estate market, homes rarely see a huge appreciation based solely on sales in the area. Most price increases of particular homes can be due to the owner doing upgrades and updating. There are the paint flippers (as I call them) who by merely staging, improving curb appeal and using stronger marketing have made a particular home give the appearance of appreciation when this is a smart investor maximizing the return on investment. There is now the buzz word Green Building that has the attention of both Sellers, Buyers and Realtors.Recently WS Board of Realtors had a bus to a green community to view methods and types of construction. There were several issues that i felt had room to improve bring the cost into a competitive range. Having an on site recycling center would greatly reduce the amount of land fill space used and give an example to future home owners. This does not have to be unsightly and can be to promote the "green" philosophy. Another aspect is the the recycling (as it were) of existing homes.
