Hi again, I'm so happy another home has sold due to the help of home staging from Ready Set Stage.  This cute little house sat vacant for a year.  We came in and staged it on July 13th.  The owners had 2 offers last week and accepted one on August 20th.  That is only 38 days!!!  Yeah.  Here are some before and after pictures.

This is a common question when people start looking at the home buying process. In my opinion and experience the name of the bank, or the name of the real estate company do not really matter. What does matter is that you get a loan officer and a Realtor that is friendly, courteous, understanding, and great at communication. Personally I want people I work with to email or text me about most things, but then if I have a question or concern that needs detailed explanation they need to answer the phone when  I call. At the very least they should return my call promptly. ESPECAILLY during business hours! Many lenders can provide a lot of the same programs so if you find a person you like, share with them your research about another program. Many times they can match or beat the competition....

    The much talked about $15,000 home-buyer tax credit died silently behind closed doors, during negotiations between the House and the Senate last week. Kernersville Annual Customer Movie is here again this year. Each year our office reserves the Kernersville movie theater for past real estate clients to enjoy a movie. Food cans are collected and donated to a local food bank. This is a way to show appreciation to clients and customers for their real estate business. The movie night is always a big sucess in terms of lots of smiles and returning to the community from real estate. Kernersville has a giving and caring spirit that makes it a wonderful place to live. The effort needed for this event is not overwhelming in comparision. The biggest chalenge comes from the actually movie selection that is availible in Kernersville. Happy Holidays for Real Estate !  As 2008 comes to a close there becomes a bright future for real estate. The bottom of the cycle seems to be here. Real estate always goes in cycles and the current challenge is an opportunity for learning. Much of the leverage that create the bubble has gone away and we are back to the basics of Real Estate fundamentals. The Kernersville Annual Fall Festival will be this Friday October 18th, from 5-9pm. This 18th annual event is open to the community, there is no admission charge! Activities will include face painting, bounce houses, hay rides and a cake walk. Game tickets are 25 cents each, and winning tickets can be turned in for a variety of prizes and treats. The theme is "Family Fun", and there will be different games for everyone. According to the YMCA, the programs and activities are all family friendly. Plans moving forward for the Union Cross Towne Centre in Kernersville     Located on an 85 acre site at the intersection of Union Cross Road and I-40 in Kernersville, The Union Cross Towne Centre will be a mixed-use development consisting of retail, hotel, restaurants, and some residential. Kernersville celebrates the re-opening of Main Street, with a street party on Saturday October 18 from 10am until 2pm.    Main Street through downtown Kernersville re-opened on October 3, after being closed since June 17. The 1.66 million dollar project included water and sewer mains replacement, as well as complete reconstruction of the road bed. Power lines were moved to the rear of buildings, and new sidewalks and street lights put a final touch on the project.    The Kernersville Downtown Preservation and Development Council hopes that the street party will bring people downtown to see the new streetscape, and also get people into downtown businesses that will be open following the ribbon cutting ceremony at 9:30am.       The annual Kernersville Showcase will be held on Thursday October 23 at First Christian Church, 1130 N. Main Street. This 9th annual event provides local community members an opportunity to learn about local products and services that are available in the Kernersville area.          The showcase kicks off with an Economic Development Luncheonat 11:30 (reservations required). Kernersville Keller Williams Blood Drive is a great community event. This is an annual event that KW has done for a number of years. It is a small way to give to the community and be convenient for the public. Kernersville is a giving community and this has become a good outreach program for the Triad area that Kernersville is located in. The Triangle Business Journal has released an article showing housing price increases for several North Carolina communities. The numbers are from the Office of Federal Housing Enterprise Oversight. The OFHEO is a group that oversees Fannie May and Freddie Mac.The figures quoted show housing price increases in the following communities, for the 12 month period ending March 31, 2008: Charlotte - 6.16%Raleigh - Nearly 5%Durham - 3.92%Asheville - 4.52%Winston-Salem - 3.82%Greensboro - 2.76%The article does say the OFHEO's numbers only include mortgages that qualify to be purchased by Fannie May or Freddie Mac. The Kernersville Chamber Of Commerce starts off its 13th year of Music At Twilight summer concerts on May 22, 6:30-8:30pm, in the courtyard in front of Town Hall. Bring a lawn chair or blanket and enjoy a free concert. A dance contest will be held throughout the evening, so there is an opportunity to get up, get moving, and win a gift certificate. The new group Piedmont Triad Area Real Estate professionals is most welcome as the area is really a metro area when combining Winston Salem, Greensboro, High Point and Kernersville as well as the many other towns that surround the triad. Many thanks to Don for starting the group as it is long over due. Often a google of the area does not give a true picture of what there is is to offer as the search is generally specific and only gives one city that may be somewhat less of the things that are offered. I slept through the stormy weather last night. There were several tornados that touched down in the Triad area last night and a few home that were destroyed and damaged. Kernersville does not seem to have any damage. Greensboro to the east and clemmons to the west were where the bad weather was.There is a great emergency service in place. Kernersville NC Mortgages for Homes are still being acheived. Despite the clamor of the media subprime meltdown, the solid buyers are able to get "normal"  loans. The days of - if you can breath and have a job gets you in for X amount - are over. Kernersville homes have held there own with respect to prices and days on market. There is the occasional real estate transaction that goes belly up because of an appraisal issue. The spin off of the Kernersville mortgage tightening is that rental homes have become at a premium. This has allowed for less vacancy rates in both apartments and rental homes. Unpaved promises seem to be the order of the day for building and maintaining the road system. The bridges of America are in need of repair. There always seems to be a push for a new project and appropriating funds for studies. At what point are there enough roads. Eminent domain is even coming under question. Following the expansion philosophy of stimulating the economy by building accessibility will at some point become a burden to the economy.
