Prices did, however, increase in Quarter 3-2023 compared with the first two quarters in 2023. Home sold at 101+% of list price in the Third Quarter. With just eight home sold in the Third Quarter, the number of sold homes was 62% lower than in the same quarter one year ago and the lowest compared with the first two quarters in 2023. Listings increased 62.5% to 13.  It should be pointed out that nine sales and 13 new listings are just a drop in the bucket when you consider that Birkdale neighborhood has some 860 homes. Although average days on market more than tripled in the First Quarter of the year, home prices increased year-over-year with the average sale price up 21.27% and the median sale price up 24.75%.
