From the Desk of Don Draughn, Mortgage Professional Website:  http://www.dondraughn.com/ It has been a long time since I posted a blog with any significant content.  For that I am apologetic and want to let everyone know that I will be posting more often going forward and will be paying more attention to what others are posting as well. I have also made the decision to go back into mortgages.  I have spent the last 7 months trying to make things work in another industry and even though I enjoyed what I was doing it finally met the inevitable a couple of weeks ago - it came to an end.  With that being said, I am in the process of interviewing with several mortgage companies and hope to be back in the saddle doing what I do best very soon.  I am looking forward to getting back in touch wi...

Well i can see that i am not the only one who's business is a little off from a year ago this time.  With gas pices rising and home sales decreasing, I have decided to make a few life style changes.  I no linger eat lunch out 5 days a week, instead i cook a larger dinner and take the leftover to the office for lunch the next day.  Not only does this save me form buying lunch, it also saves me gas.  One day a week i work from home, this allows me to spend more time with my girls, and once again GAS!!!.   I am planning my daily events in ways that would keep me being mindful or the Gas i burn.  I'm sure ther are some other good tips out there that can save me some money, please feel free to respond.

From the Desk of Don Draughn, Mortgage Professional Website:  www.dondraughn.com "Now, more than ever, it is a great time to consider purchasing a new home."  "Real Estate is a tremendous investment and offers a great return on your money."  "It's a Buyer's Market.  Now is the time to buy real estate!" You have seen statements like these coming at you from every direction.  There are more homes for sale right now than there are buyers to buy them.  You want to stop making your landlord rich and start building equity for yourself and your family.  There is one "minor" problem.  You don't have enough money saved up to buy a home right now so you guess you will once again miss out on a great opportunity. WAIT A MINUTE!  Don't give up so easily.  There is help available.  If you find yourse...

From the Desk of Don Draughn, Mortgage Professional Website:  www.dondraughn.com A blog detailing the Prospects of Building Home Equity on Relistr.com shows that, in the Greensboro-High Point area, it is actually cheaper to buy a home than it is to rent in most cases.  According to this information, renting a three bedroom home costs approximately $950 per month.  To purchase the above home you would pay substantially less than that after taking into consideration the income tax benefits of home ownership.  If you would like to find out how much home you qualify to purchase, please feel free to call me or you can click here to visit my website and apply for preapproval today. From the Desk of Don Draughn, Mortgage Professional Website:  http://www.dondraughn.com/ Fannie Mae scraps higher downpayment requirements This article just showed up on Yahoo Business and could spell some relief for borrowers who need a low down payment and prefer a conventional loan over FHA/VA/Rural Development.  This is good information for the markets.  Could it mean the disappearance of the infamous "Declining Markets"?  Time will tell.  I highly recommend that every real estate professional read this article.   Don Draughn is a Professional Mortgage Consultant and a Sale Manager at Affordable Home Funding, Inc. located at 900 Perinton Hills Office Park, Suite 970, Fairport, NY, 14450.  His phone number is (585) 425-5811 or Toll Free (877) 223-0480 ext. 111. From the Desk of Don Draughn, Mortgage Professional Website:  http://www.dondraughn.com/ Realtor Extraordinaire - McCullough Woodward A few weeks ago, Cathy (my wife) and I made the decision that we were going to relocate to my home town, High Point NC, to care for my parents who are in ill health.  When we made this decision, we began to look at houses on line and we began to contemplate which Realtor we would contact to assist us with finding our new home.  We didn't know anyone in the business in High Point - at least not very well anyway.  So, one night we sat down at the computer and began scanning through the Active Rain profiles for Realtors so that we could choose someone and begin our search in earnest. As we looked at profiles we really didn't know what to do and then my wife ...

Once, not too long ago, when the real estate industry was young, the way business was conducted, (commission-split set up and no effective support/training for new agents) led to an office of unsupported, poorly trained low producing and low commissioned agents and high turn-over.  But Re/Max ( read history) changed that.By changing the paradigm and offering maximum compensation, superior agent support and traditional Real Estate franchise services, Dave and Gail Liniger of Re/Max transformed the way business was done and changed an industry forever.  The home inspection business is on the cusp of a similar transformation and is past ready for it.   Presently, it is comprised of Mom and Pop organizations that because of their natural limitations, offer little more than the talents of on...

I am a home inspector living in Greensboro NC, working in the Peidmont Triad area since '92, doing remodeling and plaster restoration.  When I first came back home (here) from Chicago and began my own restoration buisness, I kept seeing a peculiar crack in the ceilings of homes of certain vintage. Usually the crack would occur in the living room, but would occasionally be found in others.  The crack would be straight down the middle of the ceiling, going the length of the room.  The homes would have plaster as an interior finish and were usually built between 1946 - 1965 +/-.Many times it was evident that someone in the past had tried to repair these cracks, but to no avail.  It always came back. One day I had a call from a customer who had a major problem.  When I got there, the ceilin...

Many homeowners I speak to about home inspections are disgruntled with their last inspector because they feel he did do a thorough enough job. When I ask them more specific questions they might say, ' Well, the inspector put down that the door lock was broken and I already knew that' They might be upset because some of the things the inspector noted were obvious to them as well, and they expected the inspector to not waste their time with the obvious things. The problem is, what may be obvious to one homeowner, is completely overlooked by another. Furthermore, we are required by NC State standards to note all broken items, or those that don't function as they were intended, as well as items that adversely affect the habitability of the house. Now, some of that may seem silly to the home...

Advantage Inspection is only home inspection company chosen to be a Preferred Vendor Partner of Lowe's Home Improvement, Inc. which means all of our customers ordering a home inspection recieve a 10% coupon for Lowes. This is important because people buying or selling a home spend anywhere from $3000-$5000 renovating a home for sale, or updating it to move in. This amounts to a potential savings of up to $500 for the home inspection customer, EQUALLING OR WORTH MORE THAN THE INITIAL COST OF THE HOME INSPECTION.  CAN ANYONE SAY ' FREE HOME INSPECTION ' ?And better than that, if a buyer has the inspection, both the buyer and the seller get the coupon. If the seller gets the inspection, both the buyer and seller get the coupon. I am so excited to be a part of this company ! I hope to bring...

Wow......what a pain.  How many times do people come to you and ask you to cut your commission on a sale ? When it happens, you think.....I have put hundreds of hours into becoming the professional that I am, and spent thousands of dollars to be able to offer top quality service ( not to mention the nice ride to show I'm sucessfull !).....don't ask me to give my services away for any less than what they are worth ! Hey, I hear your pain.  That's how quality inspectors feel when they are told their prices are too high, just because an agent seeks out the cheapest inspector for their client's sake.....(as if they are doing their client a favor to find the cheapo). I was a contractor for many years and I would take a bit of wisdom from that experience. When you hire the cheapest bidder, yo...

Cheap Inspections !?!I was recently told by a Realtor in Greensboro that I did not do as cheap a home inspection as another inspector here in town, and as unpleasant as it is to be asked to sell yourself short in order to make a living, my honest reply from now on will be:  Would a free inspection make you happy ? Of course it would. What Realtor would'nt like to offer a free inspection to their client ? ( PLEASE READ WHOLE ENTRY)Well, because I am an associate of an awesome company (Advantage Inspection) and we are setting the industry standard, I can offer free inspections. How is that possible ?It isn't really, at least not in the sense that I don't get paid, because I do....and I'm not the cheapest, nor the most expensive. However, clients can recoup the cost of an inspection because...

One only has to be involved a short while in the inspection field to notice there is an unfortunate tension between inspectors and Realtors. Realtors who have had an experience with an alarmist inspector who 'killed the deal' will cringe at the thought of a repeat performance, On the other hand, inspectors who have felt pressure to under-report by an anxious agent are upset and resentful since they are working ultimately for the buyer (but depend on the agent for referrals) and carry as much liability as the agents, perhaps more.Who's in trouble if the inspector misses or doesn't report something in order to make the sale go though?  First the inspector for negligence, secondly the Realtor and the home seller for lack of full disclosure. Of course you can claim ignorance on the contrac...

From the Desk of Don Draughn, Mortgage ProfessionalWebsite:  http://ahfmortgage.elliemae.net/ddraughnIn Part One of this series, we looked at how important it is to Find Out What is on Your Credit Report.  Once you know what is there, you can either move to the next step - obtaining mortgage pre-approval or working on any credit issues that may keep you from obtaining pre-approval.  This is very important to your success in purchasing your new home in today's "credit crunch" climate. In Part Two, we discussed the importance of Obtaining Mortgage Pre-Approval before you start looking at homes you might want to purchase.  Without a Pre-Approval, you don't know how much home you can afford so you might wind up falling in love with a home that is out of your price range and wasting your time...
