Hi Everyone, It's been a while.  I've been really busy, I hope you have too.  I staged a cute little house in Greensboro that was on the market for 6 months with no offers.  We staged it and in 6 days it got 2 offers and is now under contract.  The buyer wanted our window treatments and some pictures too.  I have before and afters of that one, but Andrew photographed it and I need to get some of the afters from him. Happy New Year everyone, I hope everyone is having a great start to their New Year.  I know in the next few weeks we will all be really busy.  I just wanted to share some before and after pictures of a cute little starter home I staged.  I only did the main area, but I hope it makes a difference in selling this home.  This picture is while the home owners were still living in the home.  This is how it was showing...as you can see it feels a little closed in and dated...  Here is a picture of the home vacant after they moved...it feels cold and their is not a lot in the room to measure the scale of the room... It's been a while since I've blogged.  Just wanted to post some before and after pictures of a vacant home we just finished.  This exact stuff was actually in a different house that ended up selling before the lease was up on the furniture, so we moved it to another house for the Realtor.  I forgot to take before pictures, so these are the Realtors.  I tried to get the same angle. Hi Everyone, Ok, so I went to this house Thursday and took some pictures and emailed the quote to the Realtor Friday.  Well, instead of answering my quote, she called me yesterday (Saturday) at 11am and asked if I could help her do some staging for the open house TODAY (Sunday).  So....I started throwing things into my car, ran to the store to get a few things, started at 4:00 and finished at 7:00, ready for open house today.  A little goes a long way....she was happy.   PS. I should start charging extra for same day staging.  LOL

  Even on a small budget, staging can make a difference.  When a potential buyer walks into a vacant home, 90% of them cannot visualize how to place furniture or the scale of the room since there is nothing in it to compare the size of the room to.  By simply placing a few pieces of furniture and some colorful accessories, the room feels more livable and gives the buyer a feel of the scale of the room and if their furniture will fit.  Buyers buy homes based on how the home makes them feel.  Leaving it empty and colorless is a little depressing.  Adding some texture and color brings it to life.  Ready Set Stage....small changes, HUGE results.

I just recently signed up for an online pc file backup tool.  It is called Carbonite.  I know my pc will crash one day, so I am preparing. This software will back up all new and changed files in the background everyday.  It does not backup system type and program files.   You can download the files to any pc with internet connection.  All files are encrypted when backed up or downloaded. It will assign a yellow dot by the file or folder letting you know backup is in progress, a green dot lets you know it is backed up already. So bottom line, if your not backing up files, you may want to rethink, it cost $55 per year. www.carbonite.com

Hi Everyone, This home has been on the market for 18 months.  The homeowner has moved to Charlotte already, but thought maybe staging would be the edge she needed to get this thing sold.  I suggested changing some light fixtures and painting the powder room.  The painter is there today painting, so I don't have a before and after of that.  We also changed the cabinet pulls in the kitchen from brass to brushed nickel and also some of the swichplates from brass to white.  She could only budget to stage 3 rooms and the masterbath, but I think it turned out nice and I hope it helps the seller.  Andrew will take pictures Monday, which are always fun to see.  I'm sure he will share them with you this week.  Here are mine.  Let's all pray for a quick sale for this lady.  As always, thanks for ...

Actual down payment assistance being funded by local municipalities!  One for example is in High Point, NC where the city is offering down payment and closing costs assistance for eligible low and moderate income first time homebuyers.  Now of course the property must be within the city limits of High Point, NC.
