Housing & Economic Recovery Act (HERA) Take Notice! - New government regulationis going into effect on July 30, 2009.  This regulation requires all mortgage lenders to provide the Truth in Lending (TIL) disclosures to borrowers according to a defined schedule.  The schedule may alter the borrowers' closing date expectation.  The regulation is in the best interest of our borrowers, so it's important we all understand and implement it thoughtfully and consistently.  In addition, we all need to work to ensure the changes that will result from this regulation are understood by our borrowers! LOANS CANNOT CLOSE UNTIL AT LEAST SEVEN DAYS HAVE PASSED FROM DATE OF APPLICATION!  Dont Believe all the hype!  - There is no more closing a loan in 5 days!  (Was there ever?)  Lenders must issue the in...

HEY PIRATES!!! - - WHY RENT WHEN YOU CAN BUY! Living on Campus? Greenville, NC - ECU - Students - Thats the question of the day!  Renters beware!  Why get charged $400-600 per bedroom when you can easily purchase (with or without assistance from your parents) and have EQUITY and TAX BREAKS at the same time.  Greenville NC is full of student housing and apartments, there is no doubt about that.   However, the University Area has several affordable options in condos, town homes and single family residences that can be purchased and lived in while in college.  Think of it as an investment!  Why throw your hard earned money into a rental and have nothing to show for it at the end. Also, you may be elegible for the $8,000 TAX CREDIT for first time homebuyers (YES - a CREDIT).  Again, with ra...

On my team, I am the numbers guy.  I love taking the statistics and figuring out the market trends based on these numbers.   Certain price ranges in greenville are out performing others by quit a bit.  For example it was not that long ago that the 100,000 to 200,000 price range had more than a years supply currently on the market, however by my latest research, it has dropped dramatically to a 6.2 month supply.  This is still not where it needs to be however if we keep moving at this pace we should see these numbers drop to more like 2 months in the next short while.  In some areas of town this price range is already showing around a 2 month supply.    The next price range showing the most improvement is the 200,000-300,000 range. According to my research we are around a 10 month supply...
